If you want to charge less for longer stays, you can set a weekly and/or monthly discount.
You can use weekend pricing to change your base nightly price for every Friday and Saturday night.
Smart Pricing lets you set your prices to automatically go up or down based on demand for listings like yours.
We may temporarily turn off Smart Pricing to prevent extreme price changes and comply with local laws during events like natural disasters and emergencies.
Fees and charges To help Airbnb run smoothly and to cover the costs of the products and services we provide, we charge a service fee when a booking is confirmed.
Cleaning fees help hosts account for extra expenses they have getting their listing ready before guests arrive or depart.
You can add a fee for each guest you're willing to put up beyond your normal limit.
If you choose to charge a pet fee, it’ll be spread out equally over the course of the stay and shown both as part of the nightly rate, and in the total price at checkout.
Professional hosting tools allow you to add additional fees, including resort fees.
You can fine-tune your pricing strategy by including 3 additional fees, and 4 more if you use our professional hosting tools.
Discounts If a potential guest sends you a message before they book a reservation, you can send them a custom price, or special offer, within the message thread.
You can create a custom promotion for eligible listings to drive bookings.
You can make changes to or withdraw a special offer as long as a guest hasn't accepted it.
For certain types of promotions, Airbnb will identify dates on which a promotion could be most effective at attracting guests.
These terms and conditions apply to Hosts who offer discounts on the price of their Listing(s) (“Host Discount Policy”).
We try to only highlight prices that are great deals for guests, so not every date will be eligible for a custom promotion.
There are requirements for custom promotions, including that your listing must have at least 3 bookings before it’s eligible.
We make sure promotions are true discounts—that means your new price needs to be lower than your typical price for that specific date.
We may remove a promotion if we determine that its discounted price is misleading.
Discount styling, such as lower price badges or strikethrough pricing, may appear differently to guests in some locations, due to local rules.
There are different kinds of discounts and promotions available for your listing, but only one offer can be applied per stay.
