Declaring if you’re an individual or business host

To comply with European law, Airbnb is required to ask hosts to declare whether they host either as an individual or as a business. Your status (individual or business) will be shown on your listing(s) to guests in the European Economic Area (EEA), the UK and Switzerland.

Determining if you host as an individual or a business

Airbnb is not able or required to determine your status as a host. The following information may help you determine your status.

Individual host

You’re typically an individual host if hosting on Airbnb isn’t your primary profession or source of income (ex: when your hosting on Airbnb is only a side activity, or your accommodation is only listed occasionally on Airbnb, for example when you are away on holiday).

Business host

You’re typically hosting as a business if:

• Hosting on Airbnb is your primary profession or source of income, or if you’re part of an established business, like a boutique hotel or property management company;
• You host as a company, sole trader, sole proprietor or partnership;
• Your hosting business is registered on a government business registry;
• You are registered for VAT purposes;
• You regularly host on Airbnb over a longer period of time in order to make a profit.

This list isn’t exhaustive and other factors such as the number of listings and/or the number of bookings you receive may be taken into account to determine your status. If you’re unsure about your status as a host, we recommend seeking advice from a lawyer or other professional advisor.

How to declare your status as a host

As a host you'll be prompted either during the listing creation process or at a later stage to declare yourself as either a business or individual host. If your circumstances change and you need to update your status, you can access your business details in your Account details.

Collecting and verifying your business information

If you’re hosting as a business, the Digital Services Act (DSA) requires Airbnb to collect and verify certain information about your business. Depending on your circumstances, the information you need to provide may differ. This includes your:

• Business name
• Business address
• Phone number
• Email address
• Business registration number and name of the business register (if applicable)

We will attempt to verify your business information using online databases and/or by requesting supporting documents from you. Your listing(s) won’t be visible to guests until the collection and verification process is complete.

After successful verification, if you need to update your business information you can do so in your Account settings. Note that changes to business details will result in additional re-verification.

Displaying your business information to potential guests

If you are a business host, the DSA requires us to display the following business information on your listing(s):

• Business name
• Business address
• Phone number
• Email address
• Business registration number and name of the business register (if applicable)

These details will only be displayed on the listing once they have been verified by Airbnb.
