Celldex Therapeutics, Inc.
Biotech Fit-Out Needham, MA
C.E. Floyd helped Celldex consolidate their operations to the 34,000 sf first floor space, which required relocating their vivarium, research labs and offices in multiple phases. The project included a full gut renovation within a space that included relic utilities from multiple previous biotech build-outs. Celldexs operations within the building continued uninterrupted while abandoned utilities were identified and removed.

Bldg. 500-1 Discovery Biology Lab & NMR Facility Upgrade Billerica, MA
This project involved the renovation of a total of 5,200 sf of R&D laboratory space in an occupied building. The various spaces consisted of a Cell Culture Lab, Biochemistry Lab, Volatile Gamma/Beta Lab, Ultrasound Physics Lab, and a Nuclear Magnetic Resonance Facility.

Organic Chemistry Laboratory Renovation Cambridge, MA
Renovations were completed to an existing 6,600 sf lab with an extremely aggressive 10-week schedule. The project involved upgrading the existing HVAC system from 7,000 cfm to 40,000 cfm to achieve 45 air changes per hour. The project also involved installation of 44 new fume hoods, hot and cold potable and non-potable water, gas, compressed air, vacuum, nitrogen and acid waste piping.

Medical Office Building Lexington, MA
This 32,000 sf three-story building, occupied by Lahey Clinic, features an elegant central glass atrium and a parking garage under the building. Special features include ample parking; energy efficient mechanical, electrical and lighting systems; a 24-hour card access security system and elevator service. Specialty services include a comprehensive eye center, cosmetic and laser surgery, orthopedic and sports medicine, a breast imaging center, physical therapy and a state-of-the-art MRI system.

This project involved the complete interior demolition and renovation of 18,000 sf, on both the first and second floors, for use as a new corporate headquarters facility. The project features a completely renovated main lobby, state-of-the-art conferencing facilities, library, corporate offices and fitness roomall completed in an occupied building.

Tenant Fit-Out Danvers, MA
Preconstruction services and construction management were performed on the conversion of a manufacturing plant into HCPros new 40,000 sf headquarters. The renovation included a 1,000 sf data center, 11,000 sf of executive offices, media conference rooms, conference rooms, training rooms, multi-function room and boardroom. The project included a new glass storefront vestibule, along with an exterior handicap ramp and stairs. Construction was completed in 15 weeks.

Injured Workers Pharmacy


Tenant Fit-Out Andover, MA
This 47,000 sf tenant fit-up included a 5,000 sf secure production facility and 5,000 sf of executive offices, training rooms and board rooms. The building had been unoccupied for six years, so we performed a preventive maintenance survey on the existing HVAC equipment, then modified and added on to it. We also installed two generators to guarantee 24/7 operation of the facility. The project was completed in 13 weeks.

Partylite Gifts
Tenant Improvements Plymouth, MA
Work was completed at night over eight weeks, so business operations could continue uninterrupted. We renovated multiple areas within the building including a 90,000 sf wing and 30,000 sf of other space. We performed lighting upgrades and HVAC modifications and we painted all the common spaces. The final phase of construction included renovating the main lobby to add a new reception area and display areas for PartyLite products.

EH&E
Tenant Fit-Out Needham, MA
The fast-paced 16-week, 17,000 sf project included the addition of two new RTUs to serve EH&E and a high-quality, complex interior design that included stepped soffits, curved and angled walls and a number of interior glass walls. The completion of this complex project was also dependent upon the previous work C.E. Floyd completed within the building including the Celldex first floor build-out and base building modifications.

Dexter-Southfield School
The Clay Center for Science and Technology Brookline, MA
Comprehensive preconstruction and construction management services were instrumental in coordinating this 50,000 sf state-of-the-art science and technology center. The facility includes an observatory, multipurpose lab, science center, computer spaces, dining and 325-seat auditorium. The observatory is equipped with a 20-inch deep space reflector telescope, 7inch planetary refractor telescope, 18-foot diameter dome and computercontrolled high speed tracking system.

Concord Academy
Student Health and Athletic Center Concord, MA
This 30,000 sf Student Health and Athletic Center features four squash courts with spectator areas, locker rooms, weight lifting area, wrestling/ aerobic room, rehabilitation/training room, game room, music room, and additional storage. The new facility includes an outdoor swimming pool and pool house. Construction lasted 10 months.

Tenacre Country Day School


Gymnasium/Library/Classroom Addition Wellesley, MA
Expanding the administrative and classroom spaces and adding a new library and gymnasium were the primary focus of the improvements implemented at the Tenacre Country Day School campus. Project challenges included constructing foundations and a recessed gymnasium floor in an area with a high water table and coordinating construction activities during the academic year and summer camp.

Pingree School
New Academic Technology Center South Hamilton, MA
The PS/CM strategy was utilized to complete this challenging project on an occupied campus. Our scope included demolition of the existing one-story classroom building and construction of a three-story, steelframed, 25,800 sf addition. Included were 12 classrooms, breakout rooms, faculty department offices, science labs, preparation spaces, a faculty lounge and associated administration offices. One major challenge on this project was to match the new natural stone veneer to the existing stone of the historical mansion.

Lucia Farrington Shipley Science Center and Library Wellesley, MA
The 38,000 sf Helen Temple Cooke Library and Lucia Farrington Shipley Science Center is a two-story facility connected by a corridor link to an existing classroom building. Facilities in the library and science technology center include laboratories, classrooms, project rooms, a greenhouse, offices, conference and seminar rooms and a 92-seat auditorium with computer network ports at each seat.

Nashoba Brooks School


Dining Hall/Classroom/Gymnasium Addition Concord, MA
The PS/CM delivery strategy was instrumental in completing the addition and renovation project in the heart of the Nashoba Brooks School campus. The main addition houses a gymnasium, dining hall and commercial kitchen, while a separate addition was constructed to support several new science classrooms. Project challenges included structural complexities in connecting to the existing building, installation of a new septic system under the parking lot, complete renovation of the courtyard and coordination of both construction and school traffic. Construction took place during the academic year while classes were underway.

Walnut Hill School
Student Dormitory and Faculty Housing Natick, MA
The 27,000 sf wood-framed dormitory accomodates 42 students and 7 faculty/staff apartments. The three-story structure was designed to complement the existing architecture on campus and created a central courtyard for social gatherings and performances. An aggressive project schedule began construction in October 2006 and occupancy was successful acheived in time for the next school year beginning in September 2007.

Lawrence Academy
Theatre and Library Addition and Renovation Groton, MA
Plans included a 18,800 sf of renovations, 11,500 sf of additions and connecting Ferguson Building to Gray Building. Construction began in May 2006 and final occupancy was acheived in July 2007. The new building features an expanded 500-seat theatre, new theatre lobby, scene workshop and drama classroom as well as an expanded library and college counseling space.

Derby Academy
Science Center Hingham, MA
The library, tutor rooms, kitchen and two classrooms were converted into three science labs, a science classroom, Science Deparment office and two preparatory spaces. An 1,100 sf addition was built as an open space for science experiments, group work and display. After comprehensive preconstruction services, the project was completed utilizing the construction management project delivery system.

Fairfield Country Day School


Classroom Addition/Renovation Fairfield, CT
This 700 sf addition and 3,500 sf renovation were built to LEED Silver standards. The project was completed over summer recess and included six classrooms, two specialist classrooms, a teacher workroom and testing area. Sitework included the extension of a retaining wall and drainage.

The original 1863 single pane windows were replaced with custom-fabricated ones to match historic details, weight pockets in the window jambs were insulated and rotted ornamental trim was replaced with rot-resistant materials to help with long-term maintenance. These improvements resulted in a 35% decrease in the buildings oil usage and a significant drop in heat complaints from residents. Traffic noise was also reduced.

Derby Academy Lower School

This fast-track addition/renovation project added classrooms, offices, a new entry and a multi-purpose room to the existing building, replaced all HVAC Systems in the existing building and renovated much of the existing building. The project began during Spring Break with the relocation of an active sewer line, classes continued uninterrupted while the additions were constructed and the renovation and connections were completed over the summer break.

Latitude 43 Restaurant & Bar
Renovation Gloucester, MA
C.E. Floyd was brought in to finish this 9,000 sf restaurant and bar, which was behind schedule, over budget and riddled with conflicts amongst the project team. Before we could continue construction, we had to deconstruct more than half the work already put in place to correct deficiencies. The restaurant contains many sustainable aspects mainly related to recycled, salvaged, rapidly renewable and locally sourced materials. We were also able to incorporate high efficiency and solar powered heating equipment into the design.

Wellesley Country Club


New Clubhouse Wellesley, MA
The new 55,000 sf clubhouse was built of concrete and steel but designed to look like a residence. Interior and exterior finishes were remarkable and include over two miles of crown molding inside. Upon completion of the new clubhouse, key building elements were salvaged from the existing 1838 clubhouse before it was demolished and the foundation converted to a town monument. Due to budget constraints, we engaged in an extensive value engineering process to decrease the cost of the project.

Shade Bar and Grill, Doubletree Hotel


Renovation Windsor Locks, CT
The existing 4,200 sf restaurant and bar space was completely renovated to accommodate a new granite bar, lounge, breakfast room, and dining room that seats 166. The Bar and Grill was designed to look like the towns local Tobacco Barns by using custom dark-stained wood-slat walls at the entrance and custom post and beam work inside the dining area.

Dedham Polo and Country Club


Clubhouse Addition and Renovations Dedham, MA
We provided preconstruction and construction management services to the Club to ensure the building project would fulfill its needs and remain within the tight budget. Additions to the 1923 clubhouse encompassed new administrative offices, conference rooms, pro shop and bar, and expanded dining rooms and ballroom. A separate cart storage building, which is sited into a hill so it doesnt distract from the views, was also built and has a green roof. Exterior decks were replaced and a bluestone patio enlarged.

Private Club
Dining Pavillion and Bath House Connecticut
C.E. Floyd Company constructed a Dining Pavilion and a Bath House connected by a 10-foot-wide deck at this private club in Connecticut. A storage building and garage was also built. The Bath House contains mens and womens changing stalls, bathrooms and shower facilities. The Bath House is completely constructed of wood, while the Dining Pavilion is framed of steel to create the expansive, unobstructed views of the Long Island Sound.

Built in the mid-1800s, the Chapel was first known as the Snackerty Brook Meeting House, located in Barnstead, N.H. The Meeting House was dismantled, moved piece by piece and rebuilt on campus. Lutheran Church of Our Redeemer


New Construction Foxborough, MA
Included in our scope of work were comprehensive preconstruction and construction management services. This contemporary design creatively incorporates structural elements, natural light, and sloping surfaces to enhance the functionality of the new 12,800 sf facility. Walls of the nave are constructed of structural concrete masonry units. The textured finish, sloped walls and ceilings improve acoustical qualities in the large assembly spaces.

First Church in Belmont Unitarian Universalist


Addition and Renovation Belmont, MA
Built in 1890, this building was the first church in Belmont. To accommodate the building program and take advantage of site constraints, approximately 8,600 sf of space was demolished and 14,500 sf constructed. The new addition includes nine new classrooms, a meeting room, new parish hall with a raised platform, balcony and full kitchen. Construction of a new elevator, restroom facilities and renovations to the existing sanctuary and ancillary spaces make the building ADA compliant.

The Overlook Life Care Community


CCRC Facility Charlton, MA
The 329,000 sf facility, 205 unit, independent living campus was constructed utilizing a structural steel frame with metal stud infill and was designed to complement the 19th century New England shingle style architecture of the existing buildings on site and the historic Overlook hotel. Supplementing the living units are 14 individual cottage homes, some with garages and finished basements. The entire project site required pre-blasting ledge prior to foundation and site utility excavation.

Willows at Worcester
New Building Worcester, MA
The Willows at Worcester expanded the independent living community by 370,000 sf. The scope of work included a three-story, wood-framed addition and 40 new cottages, increasing the communitys capacity by 191 residences. Major renovations to two wings of the existing building were also completed. Additional surface parking was provided along the new entrance roadway and a garage was constructed beneath the new building to provide 95 more spaces.

Ashlar Village Notch Hill

A fast track construction strategy was used for this 150,000 sf addition to the Bridge House resident building on the Ashlar Village campus. The four-story cast-in-place concrete slab and modular light gauge metalframed addition provides the campus with an additional 78 independent living units and includes parking beneath the building. Extensive site utility relocation for the occupied campus was performed to ready the site for construction. The project features a double ridge roof, vinyl siding, asphalt roof shingles, a four-pipe vertical fan coil HVAC system, balconies at each unit, two elevators and resident storage.

We utilized the PS/CM delivery format to provide a new 14,000 sf addition to the Heritage at Framingham facility. Our scope of work also included site improvements, completely residing and reroofing the building, and installing new windows throughout the occupied complex. The new three-story, wood-framed addition will provide an additional 12 assisted living units, a large community room with a movable partition to connect the corridor with the gallery space, locker rooms, and new service area. Our primary objective was to develop a project strategy to convert residential apartments to 35 assisted living units while the facility was occupied and in full operation. Through intense coordination with the administrative and facilities staff, construction proceeded without major, unplanned disruptions to ongoing operations, services or amenities. Our scope of work included minor structural reinforcing, renovation of the administrative offices, new closets, updated bathrooms and new interior finishes in all residential and common areas.

Hunt Communities
Renovation Nashua, NH
Our initial scope of work was to provide a spray icynene insulation and vapor barrier and to correct problems with the mechanical system at the Hunt Pavilions 40-unit skilled nursing facility. Following preconstruction services, an expanded scope of work was delivered utilizing a construction management strategy. By vacating two resident rooms per day, renovations were completed with minimal disruption to occupants. A new Nurse Call System was installed, existing fire alarm system for the SNF was renovated, mechanical system upgraded, a new elevator addition constructed, and new laundry room and pantry kitchen were provided.
