Roadways
You may have noticed that the
roadways in La Privada have become
a haven for potholes and cracks.
Despite efforts to repair the
roadways as problems occur, they
continue to deteriorate. This is costly
and ineffective. It also could lower
our property values if the roads
continue to disintegrate. The board
is currently in the process of
exploring the cost and process of
repaving the roadways and,
hopefully, finding a more permanent
solution. Once the board has
collected all the information needed
from the engineers and potential
contractors, and has put together a
feasible plan to accomplish this
repair, we will send the information
out to unit owners.

Window Replacement
There have been concerns now for
several years about the quality and age
of the existing windows. Each year
windows are requiring repair and
occasionally replacement as they leak,
cause damage to the surrounding wall,
frost up, and generally allow far too
much cold air to escape in the winter.
The board is currently exploring how
much it would cost to replace the
windows, what the best type of window
to use would be, and how the windows
could be replaced without causing
financial hardship for the unit owners.
More information will be forthcoming.

Board to update bylaws


The board is currently working with a
lawyer to update our bylaws so that they
comply with the condominium act. Once
a draft is complete, homeowners will
have an opportunity to review the
bylaws, and eventually will be asked to
vote to accept them. If you have ideas
about changing a specific bylaw, please
contact Micheal at Esquire Management
to find out how you can share your ideas
with the board.

GARBAGE BYLAW #59

Owners shall tightly wrap and tie their


garbage in proper garbage bags or shall
place the garbage in garbage containers.
The owners garbage shall not be placed
outside the Owners Unit until the date
on which the garbage is to be collected.
Why do we have this bylaw?

Unwrapped /untied garbage is easily thrown around by the wind, and/or


drug around by stray animals.
Placing the garbage outside the day of pickup reduces the chances that
someone or something will get into it and drag it around the complex.
Why dont we have a big garbage bin? It is costly, requires maintenance,
and too easy to misuse.

Money Saving Tips for Winter Expenses


1. TAKE ADVANTAGE OF HE AT FROM THE SUN

Open curtains on your south-facing windows during the day to allow sunlight to naturally heat your home, and
close them at night to reduce the chill you may feel from cold windows.
2. COVER DRAFTY WINDOWS

Use a heavy-duty, clear plastic sheet on a frame or tape clear plastic film to the inside of your window frames
during the cold winter months. Make sure the plastic is sealed tightly to the frame to help reduce infiltration.

Install tight-fitting, insulating drapes or shades on windows that feel drafty after weatherizing.
3. ADJUST THE TEMPERATURE

When you are home and awake, set your thermostat as low as is comfortable.

When you are asleep or out of the house, turn your thermostat back for eight hours and save around 10% a year
on your heating and cooling bills. A programmable thermostat can make it easy to set back your temperature.
4. REDUCE HEAT LOSS FROM THE FIREPLACE

Keep your fireplace damper closed unless a fire is burning. Keeping the damper open is like keeping a window
wide open during the winter; it allows warm air to go right up the chimney.
5. LOWER YOUR WATER HEATING COSTS

Turn down the temperature of your water heater to the warm setting (120F). You'll not only save energy, you'll
avoid scalding your hands.
6. LOWER YOUR HOLIDAY L IGHTING COSTS

Use light-emitting diode -- or "LED" -- holiday light strings to reduce the cost of decorating your home for the
winter holidays.

Sewage lines in La
Privada partially
blocked by grease,
required $13,000
cleaning.
During a recent city of Edmonton
inspection of the sewage lines in La
Privada and surrounding area, city
workers discovered the pipes in La
Privada partially clogged by fat and
grease. In a show of cooperation, the city flushed the lines,
normally an expense in the range of $13,000.00, for our
community without charge. At the last board meeting, the
board was shown video of the lines, and encouraged to
prevent such a buildup occurring again by following the
city guidelines:

The following information is provided by the City of


Edmonton:
What you pour down your sink can "drain" your bank
account. Fats, oils, and grease can cause sewer backups
by blocking the main sewer lines as well as those on
private property and causing expensive property damage.
The City is asking Edmontonians to "Store it, don't pour
it".
Residents are asked to store fats and grease in a
disposable container. Used cooking oil should be cooled
and put into a covered plastic bottle, labeled and put out
for garbage collection. Residents who are disposing of
four or more litres of used cooking oil can take it to an Eco
Station.

Holiday Treats

Buche de Noel
"Buche de Noel is the French name for a Christmas cake
shaped like a log. This one is a heavenly flourless
chocolate cake rolled with chocolate whipped cream.
Traditionally, Buche de Noel is decorated with
confectioners' sugar to resemble snow on a Yule log.

Original recipe makes 1 Buche de Noel

2 cups heavy cream


cup confectioners sugar
cup unsweetened cocoa powder
1 teaspoon vanilla extract
6 egg yolks
cup white sugar
1/3 cup unsweetened cocoa powder
1 teaspoons vanilla extract
1/8 teaspoon salt
6 egg whites
cup white sugar
confectioners' sugar for dusting

Directions

1. Preheat oven to 375 degrees F (190 degrees C). Line a 10x15


inch jellyroll pan with parchment paper. In a large bowl,
whip cream, 1/2 cup confectioners' sugar, 1/2 cup cocoa,
and 1 teaspoon vanilla until thick and stiff. Refrigerate.
2. In a large bowl, use an electric mixer to beat egg yolks with
1/2 cup sugar until thick and pale. Blend in 1/3 cup cocoa, 1
1/2 teaspoons vanilla, and salt. In large glass bowl, using
clean beaters, whip egg whites to soft peaks. Gradually add
1/4 cup sugar, and beat until whites form stiff peaks.
Immediately fold the yolk mixture into the whites. Spread
the batter evenly into the prepared pan.
3. Bake for 12 to 15 minutes in the preheated oven, or until
the cake springs back when lightly touched. Dust a clean
dishtowel with confectioners' sugar. Run a knife around the
edge of the pan, and turn the warm cake out onto the
towel. Remove and discard parchment paper. Starting at
the short edge of the cake, roll the cake up with the towel.
Cool for 30 minutes.
4. Unroll the cake, and spread the filling to within 1 inch of the
edge. Roll the cake up with the filling inside. Place seam
side down onto a serving plate, and refrigerate until
serving. Dust with confectioners' sugar before serving.
