CHARACTERISTICS OF THE CBD

CBD: The Central Business District. The city center where most
business and commerce is located.
Peak Land Value Intersection (PLVI)
- The PLVI is the part of the city where the highest land values
occur.
- The PLVI always occurs in the CBD and may be occupied by
the tallest buildings or the most elite shopping malls.
- The principle of distance decay ensures that land prices
decrease rapidly away from the PLVI.
- This is explained by The Core (The part of the CBD where
land value is the highest) and Frame (area immediately
outside of the core) model
Characteristics of the Core and Frame Model
- The Core:
o Most expensive land area
o Tallest buildings
o Shortage of car parking space
o High density of day time pedestrians
o Dominated by business office space, and retail
o Limited Horizontal development
- The Frame
o Warehouse, car parks and other services supporting the
core dominate.
o Transport terminals, vehicular traffic
o High density residential properties including
apartments, multistory levels common.

Commercial Invasion
- Sometimes a CBD may shift its center
- Streets that were once composed of residences may begin to
house small businesses dependent on a nearby CBD location
- High class, character homes of several stories are commonly
re-zoned as commercial properties
- Each floor of these buildings may contain a different
business.
- Common businesses to move in are lawyers, doctors, dentists
and real estate agents.
Commercial Discard
- Likewise, a shift in the CBD may lead to sections of streets
losing their commercial status.
- Buildings are refurbished to become family residences
- In some cases the buildings are demolished and the land is
used to build apartments or flats
- In some inner city zones, removal of a popular transport line
such as a tram route may facilitate the same process.
