Introduction

We are group of Businessmen and Engineers working together under the flag of Lahore Builder situated at 212-G5, Wapda Town, Lahore. We take Residential, Commercial, and Industrial construction contracts, references can be provided on demand. Following is the details some to inform you and some to get information which require in calculating the construction cost. These details are to be read and understand thoroughly so that Client has idea what to expect from Contractor in terms of work and material. We will be at your service to define, reply and provide samples to clear all your reservations, questions regarding the project.
Definition of Terms

In the quotation some words have meaning hereby assigned to them, i. Quotation: means the detail provided before the contract finalized. ii. Contract: means the agreement between parties. iii. Agreement: means the written details of work both parties agreed upon. iv. Parties: Owner and Contractor v. Working Drawings: means the architectural plan which covers every single measurement and detail of building, elevation, electrical, sewerage, structure and floors.

Contractor Responsibilities

CONTRACTOR will verify this requisition for any non-standard specification in order to satisfy guarantee requirements. If and when any trouble occurs during construction owing to faulty design or faulty fabrication, it shall be repaired or replaced at Contractors cost. If performance guarantees are not met, the necessary changes or replacements shall be made by CONTRACTOR at its own cost. CONTRACTOR will guarantee that the Equipment/ Materials supplied shall be best quality, brand new and reliable. CONTRACTOR will allow any surprise inspection / test by owner / designate to check the quality of material / construction. CONTRATOR will get Owners approval for designs of elevation, marbles, door design, bath room fittings, TV lounge cabinets, kitchen fittings/cabinet, cupboards and all the finishing items that come in scope of work.

Scope of Work The standard specifications to be adopted for the construction of house are described in this quotation. The cost of the project is analyzed on the market prevailing rates of described specifications. In case of addition / deletion any article or increase / improve the finishes and fixture, appropriate addition / deduction shall be calculated and contract amount adjusted accordingly;
1. Foundation

a. The average depth of normal trench excavation for foundation of all load bearing walls will be 2 from N.S.L. (Natural Soil Level) Width in accordance with working drawing b. 1:4:8 P.C.C (Plain Cement Concrete) pad of 6 thickness under foundation masonry of 9 and 4 walls c. Brick masonry in A class brick with 1:6 (cement:sand) d. Backfill with compacted Gassu filling till sand layer under floors e. Termite Proofing will be done f. Plinth level of the house to be 1-6 above R.L. (Road Level)
2. Damp Proofing

a. Primary horizontal 1.5 thick damp proofing to all walls with 1:2:4 concrete. b. Secondary horizontal damp proofing at plinth level 2 above road level with 1:2:4 concrete of 1.5 thickness inclusive of bitumen coating and polythene sheet. This damp will be on all internal walls.
3. Super Structure

a. 9 thick brick masonry for load bearing walls with A Class bricks set in 1:6 cement:sand mortar. 4 thick brick masonry mortar ratio will be 1:4. b. 1:2:4 concrete having 28 days comprehensive strength for all beams, lentils, roof slabs. c. Good quality Pakistan made steel bars shall be provided for the 5 thick R.C.C slab made of 1:2:4 (cement sand crush) concrete. As per structure drawing and bar bending schedule d. 3 high and 4 thick brick wall for parapet at roof and at terrace as per provided in working drawings.

e. The clear heights of rooms in ground floor shall be 10. However where there are baths on first floor the clear height may be reduced to accommodate the plumbing work.
4. Plaster

a. All internal / external plaster work on walls shall be 1:4 cement:sand mortar and ceiling with 1:3 mortar. b. All smooth brick and concrete surfaces will be treated with rich cement rendering prior to plaster. c. Thickness of all plaster work will be in general. d. All Manholes and Septic Tank will be plastered with the mixture of Sand and Cement.
5. Flooring Work

a. The plinth of the house shall be 2-0 above Road Level. b. 3 thick local sand filling and 3 thick dry brick blast hardcore shall be laid above compacted surface under the floors. c. Marble Flooring 12x12x and/or 24x12x as per flooring design in all rooms. Marble shall be of Fancy Booticena. (In case of choosing any other marble, contractor will share Rs.65/sft for Floor Marble) d. In Bathrooms imported tiles costing max. Rs.1000/meter shall be grouted with white or black cement as required. Tiles will be without border e. Skirting on floors will be 4 high matching floor material color and design. f. Main entrance steps shall be topped with chemically polished round edged 12 wide and thick marble slabs. Stair treads and step risers will be according to the size. (Fancy Booticena, in case of choosing any other marble, contractor will share Rs.120/sft for stair slabs and Rs.170/sft for other than stairs slabs) g. Chemical Floor polish shall be with imported chemicals and wax. As standard practice.
6. Doors

a. b. c. d. e.

1 Main door of house will be of Solid wood (price range Rs.15000/-) The internal doors will be of Ply pressed on Partal Wood frame. (price Rs. 3800/-) In case Glass door is required price of glass will be charged as per bill separately Chokhat will be of 16 Gauge steel. Designed Gola Chapti will be installed as required on sides of Chokhat.

f. The locks installed on each doors will Chinese make, samples will be provided for Approval. The Maximum cost will be Rs.850/- each lock and Rs.3500/- for the Main Entrance Door.
7. Windows

a. b. c. d. e. f. g.

Windows will be sliding type and static as given in working drawing. All windows will have Iron safety grill design will be of owners choice. Material used in Grills will be Pipes 18 Gauge and and Iron rod. Windows will be Pakistan Made Anodized Aluminum. Section used in windows will be 95 mm wide and 1.3 mm thick. 5 mm green glass will be fixed to all open-able and fixed panels with fillet. Bathroom window glass will be 5 mm, white sand blasted.

8. Kitchens

a. Material used kitchen cabinets will be Veneer Press Ply finished with white matt paint b. Kitchen Working Counter will be 2 thick reinforced concrete topped with thick Marble Slab. Price of Slabs max. Rs.170/sft. c. Locally manufactured export quality Stainless Steel Kitchen Sink (single bowl, single drain). d. Hot and Cold water lines will be laid and mixer on sink will be of Master/Faisal/3-Star Brand Chrome finish with Plastic/Metallic knobs. Price of Sink Mixer will be Rs.3500/e. Plain Matt Finish tiles of approved color and design to be fixed at backsplash of kitchen counter. Price of tiles will be Rs.850/mtr
9. Wardrobes and TV Lounge Cabinet

a. All wardrobes shall as in working drawing b. All wardrobes shall be divided into following sections, i. 2/3 width hanging space upto 7-0 height ii. 1/3 shelf space upto 7-0 height iii. Full width storage space from 7-0 level to ceiling c. All wardrobes shall have thick Veneer boxes with partal wood edging. d. The shutters shall be of thick Lamination MDF ply e. wide imported Brass A Quality hinges will be fixed for wardrobe shutters

f. All handles, locks, stoppers etc. will be good quality imported material Handle cost will be Rs.120/Each g. Drawers of wardrobes will be installed with imported railing
10. Bath Rooms

a. Hot and Cold water supply to all the bathrooms b. Where vanity type basins are required 2 wide thick Marble slab with round edges will be fixed (Mable slab will be same as on room flooring) c. All taps mixtures in bathrooms will be of Faisal, Sonix, Master make, color coated with plastic heads costing maximum of Rs.10000/ each (as per company rates) for complete bath sets. In case owner requires some other brand the price will be adjusted by mutual understanding d. All bath rooms shall be provided with local make Master Brand or equivalent IFO-Style white or colored sanitary fixtures, Complete Bath set costing 6500/set. (Set include Commode and Basin/vanity) e. Bathroom accessories shall be provided which include soap dish, towel hanger ring and trail, brush holder and paper towel holder (Rs.3500/ each bath, servant bath set will be of plastic and include mirror, towel hanger and soap dish) f. Mirror shall be supplied and installed (3 x 2) size g. Any other fixture or improvement desired by the owner shall be supplied by him at site for fixing
11. Roof Treatment

a. Over roof 2 coats of hot Bitumen shall be done and polythene sheet will be spread. 3 to 5 mud layer in slope covering by 9 x 4 x 1 roofing tiles to be grouted in 1:3 cement:sand slurry. (PU or Jumbolon roof insulation is also available with extra cost as per market rate)
12. Electrification

a. Concealed electric wiring in hard high density PVC pipes FAST Cable, conductor will be used as per standard practice. b. All switch plates, buttons and sockets will be of good quality China made design samples will be provided for approval. c. Conductor Detail To be laid is as under

i. From supply line to DB in house. 7/64 (only this cable will be charged separately) ii. From DB to Power Points 7/44 iii. From DB to Switch Boards 7/29 iv. From Switch Boards to End points. 3/29 Power and Light circuits of sufficient capacity as shown in electric working drawing shall be provided Gate Post Light Points and Name Plate Light Point. Ceiling Fan Points and Power Points and Light Points shall be provided as per electric working drawing. Proper Earth Bonding shall be done for the safety of all electric appliances. Steel Box Powder Coated Distribution Board with imported circuit breakers will be fixed. Air Conditioner Electric Points will be provided in all the rooms as shown in drawing. The exhaust duct in wall will also be done. Exhaust fan openings shall be provided with wooded frames along with the electric point. All the tube lights, fancy lights, Fans, Exhaust Fans, Chandeliers, Fancy Gas Appliances, like Gas Heating Cabinets, Heaters, Hobs, Cooking Range, etc. shall be provided at site by the Owner.

13. Utility System (TV, PHONE, INTERNET, MUSIC)

Separate concealed piping for TV and Phone lines shall be laid. TV antenna in both floors as shown in drawing Telephone Point in both floors as shown in drawing Internet cable can be laid in rooms ON DEMAND (will be charged separately). Music System, which includes speaker fixation and cable, can be provided ON DEMAND (will be charged separately). f. Intercom circuit from Entrance Gate to Both floor living rooms along with Electronic Gate Opening system will be installed on demand. Intercom sets will be provided by the owner if desired to be installed.
14. Gas

a. 1 gas point in Kitchen b. 2 Gas points for Geysers (Geysers will be supplied by the owner if desired) c. In case of additional gas points owner will provide the material to be fixed by contractor (may vary between 2000 ~ 2500/each point depends on distance)

15. Water Supply

a. All piping shall be of PPRC, TurkPlast make as described ranging from to 1 as per plumbing working drawings for cold and hot water. b. All water lines inside bathrooms and kitchen to be concealed c. All supply lines to the tank and from tank to bathrooms inlets to be exposed fixed on walls with hold-fasts to be pressure tested. d. For all required GI fittings Pipes will be Karachi make IIL
16. Sewerage System

a. All vertical and horizontal pipes for drain will be of uPVC, make (Dura, Popular or Karachi Pipes) 2 to 4 diameter as shown in plumbing working drawing b. All sewer lines will be of concrete, laid underground till compound wall including the construction of Manholes c. All Drain pipes will be invisible in walls and under floor, properly covered, compacted and slopped d. All manholes to be made in 4 thick brick masonry, terrazzo mixed concrete base internal plaster and cast iron covers
17. Paint & Polish

a. 3 coats of Vinyl Emulsion Paints in all bedroom walls and ceilings, 2 coats filling treatment to dried walls and ceilings.(In case of Plastic Emulsion difference will be charged and decided as per work) b. Wax Spirit polish, Texture Painting or Oil Painting on wardrobes. (as per approved sample) c. 3 coats of Enamel paint to all the steel work and doors d. External finish will be of Sandtex coating i.e. Grafito (for rockwall or any other finish rate will be as per job) e. First Base on cemented walls will be self made of white cement and glue, fillings will be of National brand and paints will be ICI / Berger f. Colors will be selected by the owner

18. Grills and Railings

a. All grills of windows and ventilators will be made in the price range of Rs.130/sft as per windows sizes, and railings will be of MS-Pipes only in case of change in material Railing cost will be adjusted as per new design. (in case of change in material extra price will be calculated as job)
19. Basement (if applicable)

Floor and outer Walls will be made with concrete (1:2:4) as per structure drawing Rest of the partitions will be of brick masonry, as prescribed in structure drawing The concrete wall will be treated for water proofing as per standard practice Rest of the finishing work like woodwork, flooring, painting etc will be same standard as mentioned above.

20. 2nd floor/ Mummty/ Servant Room (if required will be charges as per square foot rate)

Servant room will be of Marble Tukri Floor in bedroom, store and bath at roof. Hot and Cold water connections shall be provided in bath room. Sufficient light and electric points and switches shall be provided. The roof of servant portion will be R.C.C Door of Bed, Store and Bath shall be of Iron with Angle Patti support for Grouting.

EXTRA WORK (Excluded from covered area scope of work) (Following jobs will be charges separately as per market rates and will be inclusive of 15% service charges) i. Over Head Water Tank R.C.C over head tank shall be constructed in 4 thick R.C.C walls with 4.5 thick brick masonry external wall. 6 thick R.C.C base slab and 4 thick R.C.C top slab with terrazzo lining inside, 1 thick thermopore sheet between brick wall and R.C.C side walls and C.I cover Underground Water Tank as per drawing Septic Tank as per requirement of Civil Body / Controlling Authority shall be constructed with C. I Manhole Cover. Main Gate shall be fixed with Pillars as required. The gate shall be Enamel Painted. As approved by the owner. The price of Gate will be paid by the Owner and Fixing and painting will be covered by the contractor. False Ceiling can be done on request cost will be calculated as per work and design done at site Ramp, External Side & Back Passages will be constructed with 50 mm thick tuff tiles or Marble (owners choice) laid over 3 sand filling over 1.5 thick P.C.C. 1:2:8 (cement sand crush) over 4 brick ballast over well compacted earth (charged as per work) (in case of advance calculation owner has to finalized what material should be installed so that we can calculate its charges prior of job) Fire Place installation services can be provided (charged separately) Boundary Wall a. Side Boundary walls 6 6 maximum height from road level shall be provided with plaster on inner face with 1 D.P.C at 1 -0 above road level with 1-6 wide foundation with 6 thick pad of P.C.C 1:6:12 b. Front Boundary wall shall be 9 thick, 6-6 maximum height from Road Level, with 1 thick D.P.C, 1-6 wide foundation with 6 thick pad of P.C.C 1:6:12, thick plaster 1:4 (cement:sand) Landscaping the open spaces for lawn inside and outside of the house shall be landscaped. Heat Insulation of Roof this service will be charged as on work. Price of insulation varies job to job. It ranges from Rs.55 ~ Rs.120 per square foot as on upper storey

IMPORTANT NOTES i. ii. The completion period for 10 marla project will be 6 months In case of delay in completion due to laziness or negligence of contractor in labor work or material supplies. Contractor will not claim any compensation and will pay 20% of the monthly market prevailing rent of same size house in surrounded area In case of electricity failure, heavy rains, or any other unseen out of human control situations, Contractor may require some relaxation Clause 2 will not applicable for the delays caused by the payment or making delayed decision in choice of any finishing items like tile, marble, colors or designs. In such case contractor may require relaxation of time and in some cases may charge compensation if delays are prolonged Any other work other than the items included in this quotation will be charged separately Price range is given for major items in case of any change contractor will share as per range defined if in case range is not defined contractor will share as per standard practice rate of any item require change. In case of any changes in specifications or materials the extra price will be charged from Owner For all new items/job prices will be decided before job and no hidden or surprise charges will be billed. All Fees Charges, Bills, Penalties etc. payable to controlling authorities like Wapda, SNGPL, Phone Dept, Housing Society, Water and Sewerage departments shall be payable by the owner, however contractor shall provide services to facilitate their provisions Site shall be cleared and ready for construction / excavation, otherwise charged separately All the electric, gas, phone, kitchen appliances / accessories other than the described items shall be provided by the client and contractor will provide services to install the items and will be charged as mutually agreed Final measurements will be done after the completion of the project. These measurements will be done at the slab level (including projections like pergolas or any other slab element) (in case of set of pergolas half measurement will be charged extra due to extra effort, labor and material) The Owner or any other representative of the owner can check the quality and progress of work at any time. Informing the contractor is not a requirement

Final measurements of the covered area will be done at the completion of house. 50% Payment of the Extra Work will be provided at the time of starting the work and rest of the amount will be provided at completion of that job. We will fix the Grills and Gate if Provided by Owner Wood Work, Paint Work, Marble Tile Fixing, Cable insertion in pipes, Electric Finishing are not included in Grey Work Quotation Incase owner wants us to do any of above mention work we will give the estimate as per job for with or without material work.
