BOTTOM ROLLING DOOR SYSTEMS


Door Engineerings Bottom Rolling Door system is the only door on the market fabricated in factory-assembled towers with all components
and weather seals factory installed. This construction saves time and money on installation and creates a truly weatherproof seal. A variety of
configurations are available to meet your hangar access requirements.
Door Driver Add-on Operators:

The self-contained Door Driver Operator can be surface mounted to new or existing hangar door systems. It features an active suspension
system allowing it to provide traction over uneven floor surfaces.

TIP-UP CANOPY DOOR SYSTEMS


The Tip-Up Canopy Door system is a single piece upward acting door system designed to maximize hangar access and withstand high wind loads,
while providing a weather tight seal. The counterweighted operator systems provide a smooth motion and easy manual operation.

The Four-Fold Door system is a complete solution that combines long service with low maintenance and high cycle operation for industrial,

PART 1 - GENERAL
1.1

RELATED DOCUMENTS
A. Drawings and general provisions of the Contract, including General and
Supplementary Conditions and Division 1 Specification Sections, apply to this
Section.

1.2

SUMMARY
A. This Section includes Four-Fold metal doors with surface mounted tube frames.
B. Operation of Four-Fold metal doors includes overhead mounted electromechanical operators.

1.3

SUBMITTALS
A. General: Submit each item in this Article according to the Conditions of the
Contract and Division 1 Specification Sections.
B. Product Data for each type of product specified consisting of manufacturers
technical Product Data and installation instructions for each type of door required,
including data substantiating that products comply with requirements.
C. Submittal Drawings showing fabrication and installation of Four-Fold metal doors
including plans, elevations, sections, details of components, hardware, operating
mechanism, and attachments to the other units of Work. Include wiring
diagrams for coordination with electrical trade.
D. Reference list including (5) successful installations of this type of door within the
past two (2) years.

1.4

QUALITY ASSURANCE
A. Doors shall be designed to withstand external or internal horizontal wind loads of
20 pounds minimum per square foot. The maximum allowable deflection shall
not exceed 1/120 of the span. Fiber stresses in main members shall be limited to

27,000 pounds per square inch. Steel frames shall be designed in accordance
with the AISC Steel Construction Manual.
B. Door manufacturer shall have at least 10 years experience in manufacturing door
type specified for emergency vehicle applications.
1.5

DELIVERY, STORAGE AND HANDLING


A. Store delivered materials and equipment in dry locations with adequate
ventilation, free from dust and water, and so as to permit access for inspection
and handling.
B. Handle materials carefully to prevent damage.

1.6

WARRANTY
A. The door manufacturer shall provide a written standard limited warranty for
material and workmanship.

2.1

FOUR-FOLD DOORS
A. Construction: Door framing shall be minimum 14-gauge structural steel tube
with 14-gauge steel sheet on the exterior and interior faces. Sheeting shall be
formed on the vertical edges with no visible welds on the interior or exterior
panel faces. All frames and framing members shall be true to dimension and
square in all directions, and no door shall be bowed, warped, or out of line, in the
vertical or horizontal plane of the door opening by more than 1/8 inch in 20 feet.
Exposed welds and welds which interfere with the installation of various parts
shall be ground smooth and flush.
B. Surface Mounted Tube Frame: Supply pre-hung tube frame system constructed
of minimum TS6x4x0.25, designed to anchor to masonry wall construction or
weld to steel structure. All hinges, track supports and operator supports shall be
factory attached.
C. Factory finish:
Option 1: Manufacturers standard structural primer, field painting
specified in section XXXXX.
Option 2: All exposed steel shall be finished with manufacturers
standard epoxy primer and polyurethane top coat. Customer to select
from Manufacturers standard color chart.
D. Operating Hardware: Hardware shall include guide tracks and brackets, trolleys,
center guides, not less than three pairs of jamb and fold hinges per opening, and
all bolts, nuts, fasteners, etc. necessary for complete installation and operation.
Jamb hinges shall be dual shear and have two thrust bearings and two needle
bearings. Jamb hinges shall be gusseted. Fold hinges shall be dual shear with
two thrust bearings. All bearings shall be completely concealed within the hinge
barrel and include grease zerks. All hinge pins shall be minimum diameter
hardened steel.
E. Weatherstripping: Material shall be adjustable and readily replaceable and
provide a substantially weather-tight installation. Weatherstripping at center shall
be 1/16 cloth inserted neoprene and include no exposed fasteners on the
exterior face of the panel. Weatherstripping at sill shall include two 1/16 cloth
inserted neoprene sweeps with an aluminum retainer. The retainer shall be
attached to the door with adhesive.
F. Perimeter Weatherstripping: Provide jamb and head weatherstipping of 1/16
cloth-inserted neoprene bulb (or closed cell neoprene).
G. (Option) Vision Panels or Grilles: Provide 1 insulated vision panels or
grilles of the size, shape and location as noted on the drawings.

2.4

OPERATOR
A. Each Four-Fold door shall be operated by an overhead mounted electromechanical drive unit designed for high cycle operation. Operator consists of an
electric motor, gear reducer, and rotating drive arm. The door shall be operated
with connecting rods attached to the rotating drive arm on the operator and to

control arms attached to the jamb door section and to the door lintel. The
connecting rods shall be positive drive, keeping the door under firm control at all
times. The connecting rods shall be fitted with spherical bearings and control
arms shall be equipped with oil impregnated bronze bearings on polished shafts.
B. Operator shall be instantly reversible, open and close rapidly and start and stop
gradually. Operator shall be adjustable to allow door to fully clear the opening.
Operator shall automatically lock the door in the closed position. Operator shall
be equipped with disengaging mechanism to convert to free wheeling mode for
manual operation.
C. Operator shall include a formed hood enclosing the motor, gearboxes and limit
switches.
D. Electric motor shall be of sufficient size to operate doors under normal operating
conditions at no more than 75 percent of rated capacity. The motor shall be
wound for three phase 208/230/480 VAC, 60 Hertz operation.
E. Electric Controls: Controls shall be furnished by the door manufacturer and shall
be complete for each door, and built in accordance with the latest NEMA
standards. Incoming electrical shall be (Choose One): 120VAC single
phase, 208VAC single phase, 208/230VAC 3-phase, 480VAC 3-phase.
1. Controls shall include a programmable logic controller with digital
message display or LED indicators. Controller shall include programmable
close timers and programmable inputs/outputs.
2. Motor starters shall be magnetic reversing, factory wired with overload
and under voltage protection, and equipped with mechanical interlocks.
All control components shall be enclosed in one enclosure with a wiring
diagram placed on the inside of the cover.
3. If incoming voltage is single phase, control panel shall include a variable
frequency drive to convert voltage to 3-phase for the motor
4. Enclosures shall be NEMA 4 with disconnect switch.
5. Pushbuttons (interior) for each door shall have one (1) momentary
pressure three-button push-button station marked OPEN, CLOSE and
STOP. Push button enclosure shall be NEMA 4.
6. Limit switches shall be provided to stop the travel of the door in its fully
open or fully closed position.
7. Safety edges: Provide electric safety edges on leading edge of all doors to
reverse door upon contact with obstruction. Provide wireless safety edge
transmitters with low battery alarm
8. Photo eyes: Provide (1) exterior, jamb mounted, thru-beam type photo
eyes, NEMA 4 rated.
9. (Option) Presence Sensor: Provide (1) interior, overhead
mounted, presence sensor.

10.(Option) Radio controls: Provide one (1) radio receiver and (1)
single button remotes per door. Remotes to open and close doors
with single button.
11.(Option) Safety Loop Detectors: Provide safety loop detector to
reverse or hold the door open when activated. G.C. to coordinate

3.1

INSTALLATION
A. Install Four-Fold metal doors in strict accordance with the approved drawings by
qualified door erection crews. All door openings shall be completely prepared by
the general contractor prior to the installation of the doors. Permanent or
temporary electric wiring shall be brought to the door opening before installation
is started and shall be completed so as not to delay the inspection test.
B. Doors shall be set plumb, level, and square, and with all parts properly fastened
and mounted. All moving parts shall be tested and adjusted and left in good
operating condition.

3.2

ADJUSTING AND CLEANING


A. Inspection of the doors and a complete operating test will be made by the
installer in the presence of the general contractor or architect as soon as the
erection is complete. Any defects noted shall be corrected. After door approval
in the above test, the general contractor must assume the responsibility for any
damage or rough handling of the doors during construction until the building is
turned over to the owner and final inspection is made.
B. Clean surfaces and repaint abraded or damaged finished surfaces to match
factory-applied finish.

SUMMARY
A. This Section includes Four-Fold metal doors, tested and approved for High
Velocity Hurricane Zones, up to 65psf and approved by Florida Building Code.
B. Operation of Four-Fold metal doors includes overhead mounted electromechanical operators with single motor and gear box.

1.3

SUBMITTALS
A. General: Submit each item in this Article according to the Conditions of the
Contract and Division 1 Specification Sections.
B. Product Data for each type of product specified consisting of manufacturers
technical Product Data and installation instructions for each type of door required,
including data substantiating that products comply with requirements.
C. Submittal Drawings showing fabrication and installation of Four-Fold metal doors
including plans, elevations, sections, details of components, hardware, operating
mechanism, and attachments to the other units of Work. Include wiring
diagrams for coordination with electrical trade.

1.4

QUALITY ASSURANCE
A. Doors shall be designed to withstand external or internal horizontal wind loads of
65 pounds minimum per square foot. The maximum allowable deflection shall
not exceed 1/120 of the span. Fiber stresses in main members shall be limited to
27,000 pounds per square inch. Steel frames shall be designed in accordance
with the AISC Steel Construction Manual.

DELIVERY, STORAGE AND HANDLING


A. Store delivered materials and equipment in dry locations with adequate
ventilation, free from dust and water, and so as to permit access for inspection
and handling.
B. Handle materials carefully to prevent damage.

WARRANTY
A. The door manufacturer shall provide a written standard limited warranty for
material and workmanship.
PART 2 - PRODUCTS

2.1

MANUFACTURERS
A. Manufacturers: Four-Fold industrial metal doors manufactured by Door
Engineering and Manufacturing, 400 Cherry Street, Kasota, MN 56050, (800)959-1352. Equal products by other manufacturers approved in advance,
including FBC approval.

2.2

MATERIALS
A. Steel Tube: ASTM A513 and ASTM A500/A500M
B. Steel Sheets: Steel sheets of commercial quality, complying with ASTM
A1011/A1011M hot-rolled steel sheet.
C. Hardware: Manufacturers standard components.
D. Fasteners: Zinc-coated steel.

2.3

FOUR-FOLD DOORS
A. Basis-of-Design Product: The drawings and specifications are based on the FF700
Series, Glazed or Solid Sheeted, Florida Product Approval #FL8446, Four-Fold
Doors as manufactured by Door Engineering and Manufacturing, LLC; Kasota,
MN.
B. Construction: Door framing shall be 11-gauge structural steel tube with 14gauge gavlannealed sheet steel on the exterior and interior faces. Sheeting shall
be formed on the vertical edges with no visible welds on the interior or exterior
panel faces. All frames and framing members shall be true to dimension and
square in all directions, and no door shall be bowed, warped, or out of line, in the
vertical or horizontal plane of the door opening by more than 1/8 inch in 20 feet.
Exposed welds and welds which interfere with the installation of various parts
shall be ground smooth and flush.
C. Surface Mounted Tube Frame: Supply pre-hung tube frame system constructed
of TS6x6x0.25, designed to anchor to masonry wall construction or weld to steel

structure. All hinges, track supports and operator supports shall be factory
attached.
D. Factory finish:
Option 1: Manufacturers standard structural primer, field painting
specified in section XXXXX.
Option 2: All exposed steel shall be finished with manufacturers
standard epoxy primer and polyurethane top coat. Customer to select
from Manufacturers standard color chart.
E. Operating Hardware: Hardware shall include guide tracks and brackets, trolleys,
center guides, not less than three pairs of jamb and fold hinges per opening, and
all bolts, nuts, fasteners, etc. necessary for complete installation and operation.
Jamb hinges shall be dual shear and have two thrust bearings and two needle
bearings. Jamb hinges shall be gusseted. Fold hinges shall be dual shear with
two thrust bearings. All bearings shall be completely concealed within the hinge
barrel and include grease zerks. All hinge pins shall be minimum diameter
hardened steel. All trolleys shall be equipped three (3) 2 diameter cam
followers. Track shall be constructed from structural angle L3x3x0.5.
F. Weatherstripping: Material shall be adjustable and readily replaceable and
provide a substantially weather-tight installation. Weatherstripping at center shall
be 1/16 cloth inserted neoprene and include no exposed fasteners on the
exterior face of the panel. Weatherstripping at sill shall include two 1/16 cloth
inserted neoprene sweeps with an aluminum retainer. The retainer shall be
attached to the door with adhesive.
G. Perimeter Weatherstripping: Provide jamb and head weatherstipping of 1/16
cloth-inserted neoprene bulb (or closed cell neoprene).
H. (Option) Vision Panels: Provide 9/16 laminated, impact resistant safety
glass vision panels of the size, shape and location as noted on the
drawings.
2.4

OPERATOR
A. Each Four-Fold door shall be operated by an overhead mounted electromechanical drive unit designed for high cycle operation. Operator consists of an
electric motor, gear reducer, and rotating drive arm. The door shall be operated
with connecting rods attached to the rotating drive arm on the operator and to
control arms attached to the jamb door section and to the door lintel. The
connecting rods shall be positive drive, keeping the door under firm control at all
times. The connecting rods shall be fitted with spherical bearings and control
arms shall be equipped with oil impregnated bronze bearings on polished shafts.
B. Operator shall be instantly reversible, open and close rapidly and start and stop
gradually. Operator shall be adjustable to allow door to fully clear the opening.
Operator shall automatically lock the door in the closed position. Operator shall
be equipped with disengaging mechanism to convert to free wheeling mode for
manual operation.

C. Operator shall include a formed hood enclosing the motor, gearboxes and limit
switches.
D. Electric motor shall be of sufficient size to operate doors under normal operating
conditions at no more than 75 percent of rated capacity. The motor shall be
wound for three phase 208/260/480 VAC, 60 Hertz operation.
E. Electric Controls: Controls shall be furnished by the door manufacturer and shall
be complete for each door, and built in accordance with the latest NEMA
standards. Incoming electrical shall be (Choose One): 120VAC single
phase, 208VAC single phase, 208/230VAC 3-phase, 480VAC 3-phase.
1. Controls shall include a programmable logic controller with digital
message display. Controller shall include programmable close timers and
programmable inputs/outputs
2. Motor starters shall be magnetic reversing, factory wired with overload
and under voltage protection, and equipped with mechanical interlocks.
All control components shall be enclosed in one enclosure with a wiring
diagram placed on the inside of the cover.
3. If incoming voltage is single phase, control panel shall include a variable
frequency drive to convert voltage to 3-phase for the motor
4. Enclosures shall be NEMA 4 with disconnect switch.
5. Pushbuttons (interior) for each door shall have one momentary pressure
three-button push-button station marked OPEN, CLOSE and STOP.
Push button enclosure shall be NEMA 4.
6. Limit switches shall be provided to stop the travel of the door in its fully
open or fully closed position. Provide cremone bolt limit switch to be used
for HVAC or exhaust removal system.
7. Safety edges: Provide electric safety edges on leading edge of all doors to
reverse door upon contact with obstruction. Provide wireless safety edge
transmitters with low battery alarm
8. Photo eyes: Provide (1) exterior, jamb mounted, thru-beam type photo
eyes, NEMA 4 rated.
9. (Option) Presence Sensor: Provide (1) interior, overhead
mounted, presence sensor.
10.(Option) Radio controls: Provide one (1) radio receiver and (1)
single button remotes per door. Remotes to open and close doors
with single button.
11.(Option) Safety Loop Detectors: Provide safety loop detector to
reverse or hold the door open when activated. G.C. to coordinate

SUMMARY
A. This Section includes Four-Fold metal gates with steel tube columns.
B. Operation of Four-Fold metal gates includes column mounted electro-mechanical
operators and controls compliant with UL325.

SUBMITTALS
A. General: Submit each item in this Article according to the Conditions of the
Contract and Division 1 Specification Sections.
B. Product Data for each type of product specified consisting of manufacturers
technical Product Data and installation instructions for each type of gate required,
including data substantiating that products comply with requirements.
C. Submittal Drawings showing fabrication and installation of Four-Fold metal gates
including plans, elevations, sections, details of components, hardware, operating
mechanism, and attachments to the other units of Work. Include wiring
diagrams for coordination with electrical trade.

QUALITY ASSURANCE
A. Gates shall be designed to withstand external or internal horizontal wind loads of
20 pounds minimum per square foot. The maximum allowable deflection shall
not exceed 1/120 of the span. Fiber stresses in main members shall be limited to
27,000 pounds per square inch. Steel frames shall be designed in accordance
with the AISC Steel Construction Manual.

DELIVERY, STORAGE AND HANDLING

PART 2 - PRODUCTS

2.1

MANUFACTURERS
A. Manufacturers: Trackless Four-Fold industrial metal gate manufactured by Door
Engineering and Manufacturing, 400 Cherry Street, Kasota, MN 56050, (800)959-1352 or equal products by other manufacturers approved in advance.

2.2

MATERIALS
A. Steel Tube: ASTM A513 and ASTM A500/A500M
B. Steel Sheets: Steel sheets of commercial quality, complying with ASTM
A1011/A1011M hot-rolled steel sheet.
C. Hardware: Manufacturers standard components.
D. Fasteners: Zinc-coated steel.

2.3

FOUR-FOLD DOORS
A. Panel Construction: Minimum 14ga structural steel tube.
B. Grille Inserts:
1. OPTION 1: diameter galvanized woven wire mesh, 2 opening
2. OPTION 2: 1 square verticals on 4 center
3. OPTION 3: Custom (consult manufacturer)
C. Columns: 12X12x tube columns with factory attached hinges, operator
supports and base plates.
D. Anchors: 1 diameter heavy duty anchors with two component epoxy adhesive.
E. Finish: gate panels, columns and operator enclosures shall be hot dipped
galvanized and prime painted with 2-5 mils PPG Spectacron 531-532 high build
epoxy primer or equal. Finish coat shall be 2-3 mils PPG Spectacron 560

exterior grade urethane or equal. Finish color shall be select from manufacturers
standard RAL color chart or matched from a sample furnished by the customer.
F. Hardware: Not less than three pairs of jamb and fold hinges per opening, and
all bolts, nuts, fasteners, etc. necessary for complete installation and operation.
Jamb hinges shall be dual shear and have two thrust bearings and two needle
bearings. Jamb hinges shall be gusseted. Fold hinges shall be dual shear with
two thrust bearings. All bearings shall be completely concealed within the hinge
barrel. All hinge pins shall be minimum diameter hardened steel.
2.4

OPERATOR
A. Each half of the opening shall be operated by an electro-mechanical drive unit
designed for high cycle operation. Operator consists of an electric motor, dual
stage gear reducer, and rotating drive arm. The door shall be operated with
connecting rods attached to the rotating drive arm on the operator and to control
arms attached to the jamb door section and to the door lintel. The connecting
rods shall be positive drive, keeping the door under firm control at all times. The
connecting rods shall be fitted with spherical bearings and control arms shall be
equipped with oil impregnated bronze bearings on polished shafts.
B. Operator shall open and close rapidly and start and stop gradually. Operator
shall be adjustable to allow gate to fully clear the opening. Operator shall
automatically lock the door in the closed position.
C. Manual Release: The manual release shall allow the gate to be disengaged and
moved manually from any position. Columns shall have an access cover to access
the manual release lever. Access cover shall have the option of being secured
with a heavy duty or detention grade lock. Release lever shall be accessible from
floor level and allow for easy release and engagement without the use of tools.
D. Electric motor shall be of sufficient size to operate gates under normal operating
conditions at no more than 75 percent of rated capacity. The motor shall be
wound for three phase 208/260/480 VAC, 60 Hertz operation.
E. Electric Controls. Coordinate location of control panels with customer. Control
panels can be mounted to jamb column or remote mounted in a secured location.
1. Controls shall be UL325 compliant.
2. Controls shall include a programmable logic controller with digital
message display. Controller shall include programmable close timers and
programmable inputs/outputs
3. Motor starters shall be magnetic reversing, factory wired with overload
and under voltage protection, and equipped with mechanical interlocks.
All control components shall be enclosed in one enclosure with a wiring
diagram placed on the inside of the cover.
4. Enclosures shall be NEMA 4 with disconnect switch and rain hood.
5. Limit switches shall be provided at each operator to stop the travel of the
door in its fully open or fully closed position.

6. Safety edges: Provide electric safety edges on leading edge of all doors to
reverse door upon contact with obstruction.
7. Obstruction Detection: Operator shall stop the gate from opening or
closing if the gate contacts an object and exceeds the adjustable
maximum operator torque. No tools or adjustments shall be required to
return the gate to normal operation.
8. Photo eyes: Provide (2) thru-beam type photo eyes integrated into the
jamb columns and mounted at 6 and 24 above the finished floor, NEMA
4 rated.
9. Loop Detectors: Provide (1) safety and (1) Auxiliary (free exit) loop
detector. Loop wire to be furnished and installed by others.
10. Access controls: Provide inputs for radio controls, card readers and other
access controls. All additional access controls to be coordinated and
furnished by others.
11. Wiring: Door manufacturer shall supply controls and components only.
Columns shall be designed to allow wiring to enter up into the column
through the footing. Both columns shall have access panels to allow easy
access to internal wiring. Electrical contractor shall install controls and
furnish and install conduits and wiring for jobsite power and control wiring
between all components.
12. Security Enclosure (OPTIONAL): Furnish the control panel in a 10ga
galvanized lockable enclosure. Enclosure shall be prepped for customer
supplied lock.
PART 3 - EXECUTION
3.1

INSTALLATION
A. Install Four-Fold metal gates in strict accordance with the approved drawings by
qualified door erection crews. All door openings shall be completely prepared by
the general contractor prior to the installation of the gate. Permanent or
temporary electric wiring shall be brought to the gate opening before installation
is started and shall be completed so as not to delay the inspection test.
B. Gates shall be set plumb, level, and square, and with all parts properly fastened
and mounted. All moving parts shall be tested and adjusted and left in good
operating condition.

3.2

ADJUSTING AND CLEANING


A. Inspection of the gates and a complete operating test will be made by the
installer in the presence of the general contractor or architect as soon as the
erection is complete. Any defects noted shall be corrected. After door approval
in the above test, the general contractor must assume the responsibility for any

damage or rough handling of the gates during construction until the building is
turned over to the owner and final inspection is made.

2.3

DOOR PANEL CONSTRUCTION


B. Door thickness: Doors shall have a minimum thickness of 2-1/8".
C. Core: Fiberglass insulated, R-values: 2 1/8" = 7.7; 4 1/8" = 15.4
D. Face Sheets: Steel sheet shall be a minimum of 16 gauge cold rolled or A-60
galvannealed steel.
E. Interior Framing: Interior framing shall be minimum 14 gauge steel tube
F. Factory finish:
Option 1: Manufacturers standard structural primer, field painting
specified in section XXXXX.
Option 2: All exposed steel shall be finished with manufacturers
standard epoxy primer and polyurethane top coat. Customer to select

H. Multiple Panels: Shall be field assembled using factory fabricated through-bolt


splice plate.
2.4

HARDWARE
A. All hardware for the door shall have a galvanized or zinc plated finish. The
hardware shall include box track, adjustable track brackets, adjustable wall
brackets, end floor stops, adjustable concealed stay rollers, 6" x 6" wall washers
and wall bolts. The box track shall be no lighter than 14 gauge. Include one (1)
pair of four-wheel ball bearing hangers per door leaf.
B. Mounting Hardware: Shall include all necessary wall washers and through-wall
bolts with nuts.

2.5

OPTIONS
A. (Option) Gasketing: Provide brush-type seals at head, jambs and sill.
B. (Option) Pass Doors: Shall be 1 " x 3'-0" x 7'-0" and have 1 pair
heavy duty hinges, track bar closer and a mortised latch set or panic
device.
C. (Option) Vision Panels: Provide vision panels of the type, size, shape and
location as noted on the drawings.
D. (Option) Track Hoods: Provide track weather-hood formed from
galvannealed steel sheet.
E. (Option) Locking: Provide cane bolts or mortised sliding door lock as
required.
F. (Option) Monorail Notch: Provide monorail notch as required. Include
weatherseals to be trimmed in the field to seal around the monorail
beam.
G. (Option) Crush Plates: Recommended when wall material is not solid

2.6

OPERATOR
A. Operator System, choose from the following:
Option 1: Provide Leopard 2 sliding door operating system. Designed for
high cycle, high capacity and custom/specialty applications. Please
consult factory.
Option 2: LiftMaster SD or GSD series sliding door operator for low to
medium cycle applications. Please consult factory.
A. B. Electric motor shall be of sufficient size to operate doors under normal
operating conditions at no more than 75 percent of rated capacity. Incoming

standards. Control circuits shall not exceed a nominal 110 volts.

pressure to both face sheets.
C. Face Sheets: Steel sheet shall be a minimum of 18 or 16 gauge A-60
galvannealed steel.
D. Interior Framing: Interior framing channel shall be a minimum of 14 gauge
galvannealed steel.
E. The flush pulls, 14 gauge armor edge, trail door interlock, and bottom guide
channel shall be factory welded or screwed to the panels.

The hardware shall include box track, adjustable track brackets, adjustable wall
brackets, adjustable concealed stay rollers, 6" x 6" wall washers and wall bolts.

four-wheel ball bearing hangers per panel.

SUMMARY
A. This section includes horizontal sliding door systems.
B. Operation of horizontal sliding fire rated door systems include the option of belt
driven or chain driven operator as appropriate for the door size and weight.

1.3

SUBMITTALS
A. General: Submit each item in this Article according to the Conditions of the
Contract and Division 1 Specification Sections.
B. Product Data for each type of product specified consisting of manufacturers
technical Product Data and installation instructions for each type of door required,
including data substantiating that products comply with requirements.
C. Submittal Drawings showing fabrication and installation of top hung, sliding doors
including plans, elevations, sections, details of components, hardware, operating
mechanism and attachments to the other units of Work. Include wiring diagrams
for coordination with electrical trade.

1.4

QUALITY ASSURANCE
A. Doors shall be designed to withstand external or internal horizontal wind loads of
20 pounds minimum per square foot. The maximum allowable deflection shall not
exceed 1/120 of the spam. Fiber stresses in main members shall be limited to
27,000 pounds per square inch. Steel frames shall be designed in accordance
with the AISC Steel Construction Manual.

DELIVERY, STORAGE AND HANDLING


A. Store delivered materials and equipment in dry locations with adequate
ventilation, free from dust and water, and so as to permit access for inspection
and handling.
B. Handle materials carefully to prevent damage.

WARRANTY
A. The door manufacturer shall provide a written standard limited warranty for
material and workmanship.
PART 2 - PRODUCTS

2.1

MANUFACTURERS
A. Manufacturer: Single, bi-parting or tele-slide sliding fire doors shall be the
LTH2900 Series composite fire door manufactured by Door Engineering and
Manufacturing, LLC; 400 Cherry Street, Kasota, MN, 56050, (800) 959-1352.
Equal products by other manufacturers approved in advance.

2.2

MATERIALS
A. Steel Tube: ASTM A513 and ASTM A500/A500M
B. Steel Sheets: Steel sheets of commercial quality, complying with ASTM
A1011/A1011M hot-rolled steel sheet.
C. Hardware: Manufacturers standard components, galvanized or zinc plated.

2.3

DOOR PANEL CONSTRUCTION


A. Doors shall bear the appropriate Underwriters Laboratories and Factory Mutual
label for 4, 3, 1 or hour (please indicate the label needed). Door
carries a maximum temperature rise of 450 in 30 minutes. Sizes larger than 12'
x 12' shall receive an oversized label from Underwriters Laboratories and Factory
Mutual.
B. Door thickness: Doors shall have a minimum thickness of 2-1/8".
D. Core: Fiberglass insulated, R-values: 2 1/8" = 7.7; 4 1/8" = 15.4
E. Face Sheets: Steel sheet shall be a minimum of 16 gauge cold rolled or A-60
galvannealed steel.
F. Interior Framing: Interior framing shall be minimum 14 gauge steel tube

Option 2: All exposed steel shall be finished with manufacturers

H. Multiple Panels: Shall be field assembled using factory fabricated through-bolt
splice plate.
2.4

HARDWARE
A. All hardware for the door shall have a galvanized or zinc plated finish. The
hardware shall include box track, adjustable track brackets, adjustable wall
brackets, end floor stops, adjustable concealed stay rollers, 6" x 6" wall washers
and wall bolts. The box track shall be no lighter than 14 gauge. Include one (1)
pair of four-wheel ball bearing hangers per door leaf.
B. Mounting Hardware: Shall include all necessary wall washers and through-wall
bolts with nuts.
C. Automatic Closing System: A counterweight closing system connected to a triple
fusible link through wall system.
D. Electro-mechanical release device (Optional): Provide an electromechanical release device to be activated by the fire alarm system or
heat and smoke detectors located on both sides of the wall. Release
device shall include an integrated battery backup power supply.

2.5

OPTIONS
A. (Option) Gasketing: Provide brush-type seals at head, jambs and sill.
B. (Option) Fire Rated Pass Doors: Shall be 1 " x 3'-0" x 7'-0" and have 1
pair heavy duty hinges, track bar closer and a mortised latch set or
panic device.
C. (Option) Vision Panels: Provide vision panels of the type, size, shape and
location as noted on the drawings. Maximum sizes shall be as follows:
a. 45 minute rating: up to 2772 sq. in. visible lite
b. 90 minute rating: up to 1296 sq. in. visible lite
c. 3 hour rating: up to 100 sq. in. visible lite
d. 4 hour rating: No glass allowed
D. (Option) Track Hoods: Provide track weather-hood formed from
galvannealed steel sheet.
E. (Option) Locking: Provide cane bolts or mortised sliding door lock as
required.

F. (Option) Monorail Notch: Provide monorail notch as required. Include


weatherseals to be trimmed in the field to seal around the monorail
beam. Notch shall be FM labeled.
G. (Option) Crush Plates: Recommended when wall material is not solid
concrete.
2.6

OPERATOR (Optional)
A. Operator System, choose from the following (please consult factory):
Option 1: Provide Leopard 2 sliding door operating system. Designed for
high cycle, high capacity and custom/specialty applications.
Option 2: LiftMaster SD or GSD series sliding door operator for low to
medium cycle applications.
B. Electric motor shall be of sufficient size to operate doors under normal operating
conditions at no more than 75 percent of rated capacity.
C. Electric Controls: Controls shall be furnished by the door manufacturer and shall
be complete for each door, and built in accordance with the latest NEMA
standards. Incoming electrical shall be (Choose One): 120VAC single
phase, 208VAC single phase, 208/230VAC 3-phase, 480VAC 3-phase.
1. Controls shall include a variable frequency drive, along with a self diagnostic
logic controller with digital message display or LED indicators. Controller shall
include programmable close time delays and maximum open and close
runtime timers.
2. Motor starters shall be magnetic reversing, factory wired with overload and
under voltage protection, and equipped with mechanical interlocks. All control
components shall be enclosed in one enclosure with a wiring diagram placed
on the inside of the cover.
3. Enclosures shall be NEMA 4 with disconnect switch.
4. Pushbuttons for each door shall include one (1) momentary pressure threebutton push-button station marked OPEN, CLOSE and STOP. Push
button enclosure shall be NEMA 4.
5. Limit switches and/or digital encoder shall stop the door in the full open and
close positions
6. Safety Edges: Provide electric safety edges on leading edge of all doors to
reverse door upon contact with obstruction.
7.

Photo Eyes: Provide one interior and one exterior mounted photo eye
(sender/receiver type) with mounting brackets. Photo eyes shall be NEMA 4X.

8. (Option) Radio Controls: Where required, provide (1) radio receiver


and (xx) single button remote controls.

9. Wiring: Door manufacturer shall supply controls only. Electrical contractor


shall install controls and furnish and install conduits and wiring for jobsite
power and control wiring.

PART 3 - EXECUTION
3.1

INSTALLATION
A. Install sliding fire doors in strict accordance with the approved drawings by
qualified door erection crews. All door openings shall be completely prepared by
the general contractor prior to the installation of the doors. Permanent or
temporary electric wiring shall be brought to the door opening before installation
is started and shall be completed so as not to delay the inspection test.
B. Door shall be set plumb, level and square, and with all parts properly fastened
and mounted. All moving parts shall be tested, adjusted and left in good
operating condition.

3.2

ADJUSTING AND CLEANING


A. Inspection of the doors and a complete operating test will be made by the
installer in the presence of the general contractor or architect as soon as the
erection is complete. Any defects noted shall be corrected. After door approval in
the above test, the general contractor must assume the responsibility for any
damage or rough handling of the door during construction until the building is
turned over to the owner and final inspection is made.
B. Clean surfaces and repaint abraded or damaged finished surfaces to match
factory-applied finish.

rolled steel.

F. The flush pulls, 14 gauge armor edge, trail door interlock and bottom guide
channel shall be factory welded or screwed to the panels.
G. Multiple Panels: Shall be field assembled using an "H" channel splice column, top
armour edge and bottom stay roller assembly to lock one panel into the other to
form a solid one piece unit. Splice column shall have no exposed fasteners.
H. Factory finish:
Option 1: Manufacturers standard structural primer, field painting
specified in section XXXXX.
Option 2: All exposed steel shall be finished with manufacturers
standard epoxy primer and polyurethane top coat. Customer to select
from Manufacturers standard color chart.
2.4

A. Fire door hardware shall conform to N.F.P.A. #80 and be as specified.
B. All hardware for the door shall be coated with a primer for preparation of
painting, galvanized, or zinc plated finish. The hardware shall include box track,
adjustable track brackets, adjustable wall brackets, jamb binders, 10 gauge
frame interlocks, adjustable concealed stay rollers, 6" x 6" wall washers and wall
bolts. The box track shall be a minimum of 14 gauge steel. Also included is one
pair of four-wheel ball bearing hangers.
C. Automatic Closing System: A counterweight closing system connected to a triple
fusible link through wall system.

D. Fasteners: Zinc-coated steel.

2.3

LITE-FOLD DOORS
A. Construction: Perimeter frame of each panel shall be a minimum of 11-gauge
structural steel tube with 18-gauge steel sheet on the exterior and interior faces.
Sheeting shall be fully bonded to a 1 1/2 extruded polystyrene core. All frames
and framing members shall be true to dimension and square in all directions, and
no door shall be bowed, warped, or out of line, in the vertical or horizontal plane
of the door opening by more than 1/8 inch in 20 feet. Exposed welds and welds
which interfere with the installation of various parts shall be ground smooth and
flush.
B. Finish: Manufacturers standard structural steel primer.
C. Operating Hardware: Hardware shall include guide tracks and brackets, trolleys,
center floor guide, not less than three pairs of jamb hinges per opening, and all
bolts, nuts, fasteners, etc. necessary for complete installation and operation.
D. Hinges: Jamb hinges shall be dual shear and have oil impregnated bronze
bearings. Jamb hinges shall be factory attached to a formed steel channel frame
design to be anchor bolted directly to a masonry wall or welded to building steel
at jambs. Fold hinges shall be continuous, full-mortise, clear anodized, aluminum
safety hinges.
E. Header Mounting Plates: Manufacturer shall factory attach operator supports,
track supports and operator linkages to steel mounting plates. Mounting plates
shall be designed to anchor to masonry header or weld to steel header.
A. Weatherstripping: Material shall be adjustable and readily replaceable and
provide a substantially weather resistant installation. Weatherstripping at center
shall be 1/16 EPDM rubber. Weatherstripping at sill shall be brush-type with
clear anodized aluminum retainers, both interior and exterior. Weatherstripping
shall be retained continuously. Weatherstripping at folds shall be closed cell
rubber.
B. Perimeter Weatherstripping: perimeter seals shall be brush-type with clear
anodized aluminum retainers and shall be fastened in the field to the jambs and
header.
C. Vision Panels: Vision panel layout shall be selected from manufacturers standard
layouts. Glass shall be 1 insulated units consisting of clear tempered glass,
airspace and clear tempered glass with Sungate500 low-e coating from
PPG.

OPERATOR
A. Each Four-Fold door shall be operated by an overhead mounted electromechanical drive unit designed for high cycle operation. Operator consists of an
electric motor, gear reducer, and rotating drive arm. The door shall be operated
with connecting rods attached to the rotating drive arm on the operator and to
control arms. The control arms are attached to the jamb door sections and to the
door lintel. The connecting rods shall be positive drive, keeping the door under
firm control at all times. The connecting rods shall be fitted with spherical
bearings and control arms shall be equipped with oil impregnated bronze
bearings on polished shafts.
B. Operator shall be instantly reversible, open and close rapidly and start and stop
gradually. Operator shall be adjustable to allow door to fully clear the opening.
Operator shall automatically lock the door in the closed position. Operator shall
be equipped with disconnect to allow the doors to be opened manually in the
event of a power loss.
C. Electric motor shall be of sufficient size to operate doors under normal operating
conditions at no more than 75 percent of rated capacity. The motor shall be
wound for three phase 208/260/480 VAC, 60 Hertz operation.
D. Electric Controls: Control shall be UL325 compliant. Controls shall be furnished
by the door manufacturer and shall be complete for each door, and built in
accordance with the latest NEMA standards. Control circuits shall not exceed a
nominal 24 volts.
1. Motor starters shall be magnetic reversing, factory wired with overload
and under voltage protection, and equipped with mechanical interlocks.
All control components shall be enclosed in one enclosure with a wiring
diagram placed on the inside of the cover.
2. Enclosures shall be NEMA 12 with disconnect switch and open/close/stop
pushbuttons.
3. Pushbuttons (interior) for each door shall have one momentary pressure
three-button push-button station marked OPEN, CLOSE and STOP.
Push button enclosure shall be NEMA 4.
4. Limit switches shall be provided to stop the travel of the door in its fully
open or fully closed position.
5. Safety edges: Provide electric safety edges on leading edge of all doors to
reverse door upon contact with obstruction.
6. Photo eyes: Provide (1 set) exterior, jamb mounted, (2) wire photo eyes.
Photo eyes shall be UL 325 listed as a monitored entrapment protection
device.
7. Radio controls: Provide one (1) radio receiver and (1) single button
remotes per door. Remotes to open and close doors with single button.

the general contractor prior to the installation of the doors. Permanent or
temporary electric wiring shall be brought to the door opening before installation
is started and shall be completed so as not to delay the inspection test.
B. Doors shall be set plumb, level, and square, and with all parts properly fastened
and mounted. All moving parts shall be tested and adjusted and left in good

installer in the presence of the general contractor or architect as soon as the

2.1

2.2

MATERIALS
A. All door section framing members, both vertical and horizontal, shall be hot rolled
standard structural steel sections equal to or exceeding ASTM A-36 and comply
with AISC specifications. Cold formed C, Z shapes may be used for grits or
bracing.
B. Door section construction: Door sections shall be fabricated in sizes convenient for
shipping and shall be of bolted and/or welded construction. Framing members
shall be true to dimension and square in all directions. Diagonal bracing shall be
provided so that the completed door section assembly will be adequately braced
to withstand operational loads.
C. Weather seals on vertical edges, sill and head are attached at the factory. Vertical
weather seals are bulb type sheet rubber EPDM (Ethylene, Propylene, Diene,
Terpolymer) with a resilient urethane foam core. Vertical opposing bulb weather
seals between the door sections shall seal against each other and not come in
contact with the door sheeting. Head and sill weather seals are flap type sheet
rubber EPDM (Ethylene, Propylene, Diene, Terpolymer). All weather seals shall be
retained with full length binding strips attached with rust resistant fasteners.
D. Telescoping top guide rollers: Each door section shall be equipped with two
telescoping top guide roller assemblies consisting of horizontal and vertical steel
rollers with oil impregnated bronze bearings.
E. Bottom wheels: Each door section shall have two double flange solid steel wheels
with a minimum tread diameter of 12 inches. Each wheel shall be equipped with
tapered roller bearings capable of transmitting both vertical and horizontal loads.
Bearings shall be provided with grease seals.
F. Top guide assemblies: Top guide assemblies consisting of wide flange beams and
cross bracing shall be factory fabricated sub-assemblies to accommodate the
telescoping top roller assemblies and the designed building live load and deflection
and uplift.
G. Bottom rails: Bottom rails assemblies shall be factory fabricated sub-assemblies
from a minimum ASCE 20 lbs. /yd. bottom rail with cross bracing and include
leveling anchors.

2.3

OPERATING SYSTEM
A. The bi-parting hangar door shall be operated by an electric motor drive system
mounted internally within the door framing of the leading door sections. The
electric motor operator shall drive one of the bottom wheels of the door section.
The non-powered door sections to be interconnected to the powered door section
by means of a neoprene cushioned mechanical bumper pick-up system.

2.4

ELECTRIC OPERATOR
A. The electric motor operator shall consist of a factory installed electric brake
motor, gear reducer, required sprockets, roller chains and chain tensioning
devices. The operator shall be capable of emergency manual operation. Electric
power shall be 208, 230 or 460 VAC, 60 Hz, three phase.

2.5

ELECTRIC CONTROLS
A. Electrical controls shall include a factory wired enclosure with disconnect switch,
overload and under voltage protection, magnetic reversing starters and control
voltage transformer mounted on the powered door section. Control circuits shall
not exceed a nominal 110 volts.
B. A control station of constant pressure with OPEN and CLOSE pushbuttons shall
be factory mounted need the leading edge of the power operated door section.
C. Limit switches shall be provided to stop the travel of the door sections in their
fully open or fully closed positions. Limit switches shall be factory mounted on the
powered door section. Actuating cams shall be field mounted on the top guide
assemblies.
D. Electric power shall be brought to the powered door section with a multiconductor SO electrical cable draped from the jamb of the door opening and then
non-powered door sections to the powered door section.
E. All electrical wiring from the electric motor operator internal to the powered door
section shall be factory wired in conduit to a junction box near the top of the door
section.
PART 3- EXECUTION

3.1

PAINTING
A. Clean all steel surfaces after fabrication. Steel surfaces painted with
manufacturers standard structural primer.

3.2

INSTALLATION
A. Assemble and install the bottom rail assemblies, top guide assemblies and door
sections in accordance with approved drawings and. All door openings, roof and
floor shall be completely installed prior to the installation of the door. Permanent

PART 2 PRODUCTS

2.1

MANUFACTURER
Hangar door shall be as manufactured by Door Engineering and Manufacturing,
400 Cherry Street, Kasota, MN 56050, (800)-959-1352

2.2

MATERIALS
A. All door section framing members, both vertical and horizontal, shall be hot rolled
standard structural steel sections equal to or exceeding ASTM A-36 and comply
with AISC specifications. Cold formed "C", "Z" shapes may be used for girts or
bracing.
B. Door section construction: Door sections shall be fabricated in sizes convenient for
shipping and shall be of bolted and/or welded construction. Framing members
shall be true to dimension and square in all directions. Diagonal bracing shall be
provided so that the completed door section assembly will be adequately braced to
withstand operational loads.
C. Weather seals on vertical edges, sill and head are attached at the factory. Vertical
weather seals are a bulb type sheet rubber EPDM (Ethylene, Propylene, Diene,
Terpolymer) with a resilient urethane foam core. Vertical opposing bulb weather
seals between the door sections shall seal against each other and not come in
contact with the door sheeting. Head and sill weather seals are flap type sheet
rubber EPDM (Ethylene, Propylene, Diene, Terpolymer). All weather- seals shall be
retained with full length steel binding strips attached with rust resistant fasteners.
D. Telescoping top guide rollers: Each door section shall be equipped with two
telescoping top guide roller assemblies consisting of horizontal and vertical steel
rollers with oil impregnated bronze bearings.
E. Bottom wheels: Each door section shall have two double flange solid steel wheels
with a minimum tread diameter of 12 inches. Each wheel shall be equipped with
tapered roller bearings capable of transmitting both vertical and horizontal loads.
Bearings shall be provided with grease seals.
F. Top guide assemblies: Top guide assemblies consisting of wide flange beams and
cross bracing shall be factory fabricated sub-assemblies to accommodate the
telescoping top roller assemblies and the designed building live load deflection and
uplift.
G. Bottom rails: Bottom rail assemblies shall be factory fabricated sub-assemblies
from a minimum ASCE 20 lbs. / yd. bottom rail with cross bracing and include
leveling anchors.

2.3

OPERATING SYSTEM
A. The unidirectional hangar door shall be operated by an electric motor drive system
mounted internally within the door framing of the leading door section. The
electric motor operator shall drive one of the bottom wheels of the door section.
The non-powered door sections to be interconnected to the powered door section
by means of a neoprene cushioned mechanical bumper pick-up system.

2.4

ELECTRIC OPERATOR
A. The electric motor operator shall consist of a factory installed electric brake motor,
gear reducer, required sprockets, roller chains and chain tensioning devices. The
operator shall be capable of emergency manual operation. Electric power shall be
208, 230 or 460 VAC, 60 Hz, three phase.

2.5

ELECTRIC CONTROLS
A. Electrical controls shall include a factory wired enclosure with disconnect switch,
overload and under voltage protection, magnetic reversing starters, and control
voltage transformer mounted on the powered door section. Control circuits shall
not exceed a nominal 110 volts.
B. A control station of constant pressure with "OPEN" and "CLOSE" pushbuttons shall
be factory mounted near the leading edge of the power operated door section.
C. Limit switches shall be provided to stop the travel of the door sections in their fully
open or fully closed positions. Limit switches shall be factory mounted on the
powered door section. Actuating cams shall be field mounted on the top guide
assemblies.
D. Electric power shall be brought to the powered door section with a multi conductor
SO electrical cable draped from the jamb of the door opening and the non-powered
door sections to the powered door section.
E. All electrical wiring from the electric motor operator internal to the powered door
section shall be factory wired in conduit to a junction box near the top of the door
section.
PART 3-EXECUTION

3.1

PAINTING
A. Clean all steel surfaces after fabrication. Steel surfaces painted with manufacturers
standard structural primer.

3.2

INSTALLATION
A. Assemble and install the bottom rail assemblies, top guide assemblies and door
sections in accordance with approved drawings and installation instructions. All
door openings, roof and floor shall be completely installed prior to the installation

of the door. Permanent or temporary electric wiring shall be brought to the door
opening before installation is started.
B. Door shall be set plumb, level and square, and with all parts properly fastened,
mounted, etc. All moving parts shall be tested and adjusted and left in good
operating condition.
3.3

ADJUSTING AND CLEANING


A. Inspection of the doors and complete operating test will be made by the installer in
the presence of the general contractor or architect as soon as the erection is
complete. Any defects noted shall be corrected. After door approval in the above
test, the general contractor must assume the responsibility for any damage or
rough handling of the doors during construction until the building is turned over to
the owner and final inspection is made.
B. Clean surfaces and repaint abraded or damaged primed surfaces to match factoryapplied finish.

SCOPE OF WORK
A. Provide a xx wide by xx high, xx section, electronically operated, bi-parting,
bottom rolling hangar door.
B. Includes bottom rails, top guides and door sections complete with bottom wheels,
top guide rollers, electric motor operators with brake (located in sections x, x, x
and x), electrical controls, electrical feed rail power supply system, bumper door
pick-up system and weatherseals. Traveling group multi-panels x through x or
panels x through x are interconnected and can be moved past the centerline of the
hangar door opening. All steel is prime painted with the manufacturers standard
structural primer.

fabricated sub-assemblies from a minimum ASCE 20 lbs./yd. bottom rail with cross
bracing and include leveling anchors.
2.3

OPERATING SYSTEM
A. The bi-parting hangar door shall be operated by an electric motor drive system
mounted internally within the door framing of the respective door sections. The
electric motor operator shall drive one of the bottom wheels of the powered door
sections. The non-powered door sections to be interconnected to the powered door
sections by means of a neoprene cushioned mechanical bumper pick-up system.
Each traveling grouped multi-panel (door sections x through x or door sections s
through x) will travel using the top guide and bottom rail assembliestwo (2) door
sections per rail and guide. The grouped sections of the hangar can be parked at
each end wall, leaving an opening centered in the hangar bay or travel past the
centerline of the hangar bay and be stacked together at either end wall, leaving an
offset opening to the hangar bay. This allows access to the entire hangar bay
without having to provide door pockets on each side of the opening.

2.4

ELECTRIC OPERATOR
A. The electric motor operator shall consist of a factory installed electric brake motor,
gear reducer, required sprockets, roller chains and chain tensioning devices. The
operator shall be capable of emergency manual operation. Electric power shall be
208, 230 or 460 VAC, 60 Hz, three phase.

interior track. This will provide electrical power to the most interior door sections x
and x. The incoming electrical power for the door sections x and x is provided by a
draped SO electrical cord coming from either center door sections x or x.

section shall be factory wired in conduit to a junction box near the top of the door

Telescoping top roller assemblies accommodate the designed wind load


specification and also meet the buildings deflection criteria.
- The maintenance free vertical and horizontal rollers guide the door with a
smooth and secure operation. The telescoping pipe captivates the upper
portion of each door section to the W-Beam guide track assembly.

Bottom wheel assemblies also accommodate the specified loading criteria.
- Tapered roller bearings with high pressure grease fittings provides years
of trouble free service.
- The wheel housing is designed to allow removal of the wheel without
having to take down the door framing.

Perimeter Weather Seals.
- Vertical door to door, door to jamb and sill weather seals are sheet rubber
EPDM (Ethylene, Propylene, Diene, Terpolymer). Vertical weather seals
between the door sections shall seal against the lead edge stand-off
assembly and not come in contact with the door sheeting. Vertical center
door to door bulb seals will compress tightly when the door sections are
in their closed position. Head Sill weather seals are flap type sheet rubber
EPDM (Ethylene, Propylene, Diene, Terpolymer). All weather seals shall
be retained with full binding strips attached with rust resistant fasteners.

Our pre-wired controls and all wiring internal to the powered door section is
completed and tested at the factory minimizing field wiring requirements.

The quick disconnect operator assembly is a feature unique to Door Engineering
and Manufacturing, LLC.

- The single lever disengage mechanism completely separates the motor
assembly from the drive wheel for a non-electrical powered operation. This
system eliminates the possibility of any damage to the gear reducer and electric
motor due to the reversal effort through the gear reducer and electric motor. It
also does not require release of the electric motor brake.

Door Engineering researched and developed an add-on operator system that could be used
virtually on any bottom rolling or top hung door system. Starting in the spring of 1994 our
sales and engineering department carefully designed a system that would fit the needs for a
wide variety of door systems and sizes.
FEATURES
The Door Driver is a fully self contained, totally enclosed, electrically operated, pneumatic
tire driven door operator that can be easily added to any non-powered bottom rolling or top
hung door. The electric motor driven pneumatic tire provides excellent traction and allows
for 4-inches of vertical travel over debris or irregularities in the floor. Cabinet and steel
components are factory prime painted.

PART 1 GENERAL
1.1

SCOPE OF WORK
A. Provide one-piece Tip-Up Canopy door including all necessary components, unless
otherwise specified. The door, when fully opened, shall provide minimum
unobstructed openings xx wide and xx high.
B. Includes the door section, side tracks, top guide tracks, side and top rollers, sill
locks, counterweight guide tower, counterweight enclosure, cables, sheaves and
related hardware, electric power operator and controls and weatherstripping. All
steel is prime painted with manufacturers standard structural primer.
C. Work by others includes exterior and interior sheeting, insulation, electric power
supply to each door and field wiring between operator, control panel, push button
station and limit switches, counterweight material, concrete and finish paint.

1.2

DESIGN CRITERIA
A. Design Criteria: Doors shall be designed to withstand external horizontal wind
loads of 25 pounds per square foot in the closed position and designed to operate
in a maximum wind load of 5 psf.

1.3

SUBMITTALS
A. Design and submittal drawings shall be approved by the architect prior to hangar
door fabrication.
B. Operation and maintenance manual shall be furnished to the owner.

1.4

DELIVERY, STORAGE AND PLANNING


A. Store delivered materials and equipment in dry locations with adequate ventilation,
free from dust and water, so as to permit access for inspection and handling.
B. Handle materials carefully to prevent damage.

A. The door manufacturer shall provide a written standard limited warranty for
material and workmanship.
PART 2 PRODUCTS

2.1

MANUFACTURER
A. One-piece Tip-Up Canopy door shall be as manufactured by Door Engineering and
Manufacturing, LLC, 400 Cherry Street, Kasota, MN 56050, (800)-959-1352

2.2

MATERIALS
A. All door section framing members, both vertical and horizontal, shall be hot rolled
standard structural steel sections equal to or exceeding ASTM A-36 and comply
with AISC specifications. Cold formed C, Z shapes may be used for grits or
bracing.
B. Door section construction: Door shall be fabricated in size convenient for shipping
and shall be of bolted and/or welded construction. Framing members shall be true
to dimension and square in all directions. Diagonal bracing shall be provided so
that the completed door assembly will be adequately braced to withstand
operational loads.
C. Weatherseals on vertical edges, sill and head are attached at the factory. Vertical
weatherseals are a bulb type sheet rubber EPDM (Ethylene, Propylene, Diene,
Terpolymer) with a resilient urethane foam core. Sill weatherseals are a tear-drop
design. Head weatherseals are flap type sheet rubber EPDM (Ethylene, Propylene,
Diene, Terpolymer). All weatherseals are shall be retained with full length binding
strips attached with rust resistant fasteners.
D. Hardware: Wire rope to be IWRC, 6x37; sheaves with roller bearings.
Counterweight enclosure to support vertical counterweight load from floor and be
enclosed to a height of at least 8 feet. Curved top tracks shall be supplied on top of
the door with a self aligning top roller assembly. Provide straight side tracks on
each side jamb. Sill locks shall be bolted to the concrete floor under the door for
the closed door wind load.

2.3

OPERATING SYSTEM
A. The door, suspended on cables, shall be guided at the jambs by vertically rising
rollers and at the top by rollers engaged in curved tracks. The opening vertical rise
movement shall be followed by a simultaneous tilting and rising motion to the
horizontal full open position with the bottom portion of door projecting outside to
form a canopy.

2.4

ELECTRIC OPERATOR

TP200-600, ONE PIECE CANOPY DOOR SYSTEM

A. Shall consist of a floor mounted motor and gear reducer at the counterweight
enclosure. Provide for manual operation in case of power failure. Operator installed
at the base of counterweight tower shall drive counterweight through a doublereduction chain drive. Door shall open and close at approximately foot per
second. Electric power shall be, 230/460 VAC, 60 Hz, three phase.
2.5

ELECTRIC CONTROLS
A. Controls shall be furnished by the door manufacturer in accordance with the latest
NEMA standards. Control circuits shall not exceed a nominal 110 volts.
B. Electric controls above 18 inches and within two (2) feet of the wall or door shall
be standard NEMA 4; under 18 inches shall be explosion-proof.
C. Motor starters, which shall be magnetic reversing, factory wired with overload and
under voltage protection, and equipped with mechanical interlocks; and
transformers for the control circuits, shall be enclosed in one enclosure with a
wiring diagram placed on the inside of the cover.
D. A control station with OPEN, CLOSE and STOP pushbuttons.
Opening: Press OPEN button and release. Door will continue to move until
stopped by a limit switch or operator pressed the STOP button.
Closing: Press CLOSE button. Door will continue to move until stopped by a limit
switch or operator releases the CLOSE button. Constant pressure is required.
Stopping: Press STOP button to stop door in any position while opening. Door can
be opened or closed from any position.
E. Field power supply and control wiring shall be specified, supplied and installed
under the electric section. Electric controls shall be furnished by the door
manufacturer.
PART 3 EXECUTION

3.1

PAINTING
A. Clean all steel surfaces after fabrication. Steel surfaces painted with
manufacturers standard structural primer.

3.2

INSTALLATION
A. Installation of the doors shall be in strict accordance with the approved drawings
by skilled and competent mechanics. All door openings, roof and floor shall be
completely installed prior to the installation of the door. Permanent or temporary
electric wiring shall be brought to the door opening before installation is started.
B. Door shall be set plumb, level and square, and with all parts properly fastened,
mounted, etc. All moving parts shall be tested, adjusted and left in good operating
condition.

3.3

ADJUSTING AND CLEANING


A. Inspection of the doors and complete opening test will be made by the installer in
the presence of the general contractor or architect as soon as the erection is
complete. Any defects noted shall be corrected. After door approval in the above
test, the general contractor must assume the responsibility for any damage or
rough handling of the doors during construction until the building is turned over to
the owner and final inspection is made.
B. Clean surfaces and repaint abraded or damaged primed surfaces to match factoryapplied finish.

Electric power shall be 208, 230 or 460 VAC, 60 Hz, three phase.

2.5

ELECTRIC CONTROLS
A. Electrical controls shall include a factory wired enclosure with disconnect switch,
reversing across-the-line magnetic starters, thermal overload protection, control
circuit transformer and NEMA 4 enclosure. Control circuits shall not exceed a
nominal 110 volts.
B. A control station with "OPEN", "CLOSE", and STOP pushbuttons.
C. Rotary limit switch shall be provided to stop the travel of the door in the fully
open or fully closed positions. Limit switches shall be factory mounted.

1.3

SUBMITTALS
A. General: Submit each item in this Article according to the Conditions of the
Contract and Division 1 Specification Sections.
B. Product Data for each type of product specified consisting of manufacturers
technical Product Data and installation instructions for each type of door required,
including data substantiating that products comply with requirements.
C. Submittal Drawings showing fabrication and installation of electro-mechanically
operated double swing doors including plans, elevations, sections, details of
components, hardware, operating mechanism, and attachments to the other
units of Work. Include wiring diagrams for coordination with electrical trade.

1.4

QUALITY ASSURANCE
A. Doors shall be designed to withstand external or internal horizontal wind loads of
20 pounds minimum per square foot. The maximum allowable deflection shall
not exceed 1/120 of the span. Fiber stresses in main members shall be limited to
27,000 pounds per square inch. Steel frames shall be designed in accordance
with the AISC Steel Construction Manual.

DELIVERY, STORAGE AND HANDLING


A. Store delivered materials and equipment in dry locations with adequate
ventilation, free from dust and water, and so as to permit access for inspection
and handling.
B. Handle materials carefully to prevent damage.

1.6

WARRANTY
A. The door manufacturer shall provide a written standard limited warranty for
material and workmanship.
PART 2 - PRODUCTS

2.1

MANUFACTURERS
A. Manufacturers: Electro-Mechanically Operated Double Swing Doors
manufactured by Door Engineering and Manufacturing, 400 Cherry Street,
Kasota, MN 56050, (800)-959-1352 or equal products by other manufacturers
approved in advance.

2.2

MATERIALS
A. Structural Steel: ASTM A36/A36M.
B. Steel Sheets: Steel sheets of commercial quality, complying with ASTM
A366/A366M cold-rolled steel sheet, or A569/A569M hot-rolled steel sheet.
C. Hardware: Manufacturers standard components.
D. Fasteners: Zinc-coated steel.

2.3

DOUBLE SWING DOORS


A. Construction: Door framing shall be 14-gauge structural steel tube with 16gauge steel sheet steel on the exterior and interior faces. Sheeting shall be
formed on the vertical edges with no visible welds on the interior or exterior
panel faces. All frames and framing members shall be true to dimension and
square in all directions, and no door shall be bowed, warped, or out of line in the
vertical or horizontal plane of the door opening by more than 1/8 inch in 20 feet.
Exposed welds and welds which interfere with the installation of various parts
shall be ground smooth and flush.
B. Surface Mounted Tube Frame: Supply pre-hung tube frame system constructed
of TS6x4x0.25, designed to anchor to masonry wall construction or weld to steel
structure. All hinges, track supports and operator supports shall be factory
attached.

C. Factory finish:
Option 1: Manufacturers standard structural primer, field painting
specified in section XXXXX.
Option 2: All exposed steel shall be finished with manufacturers
standard epoxy primer and polyurethane top coat. Customer to select
from Manufacturers standard color chart.
D. Operating Hardware: Hardware shall include guides, no less than three pairs of
jamb hinges per opening, and all bolts, nuts, fasteners, etc. necessary for
complete installation and operation. Jamb hinges shall be dual shear and have
two thrust bearings and two needle bearings. Jamb hinges shall be gusseted. All
bearings shall be completely concealed within the hinge barrel. All hinge pins
shall be minimum diameter hardened steel.
E. Weatherstripping: Material shall be adjustable and readily replaceable and
provide a substantially weather-tight installation. Weatherstripping at center
shall be 1/16 cloth inserted neoprene. Weatherstripping at sill shall be 1/16
cloth inserted neoprene on interior and brush-type with aluminum retainer on
exterior. Weatherstripping shall be retained continuously.
F. Perimeter Weatherstripping: Provide jamb and head weatherstipping of 1/16
cloth-inserted neoprene bulb (or closed cell neoprene).
G. Vision Panels Option: Provide vision panels of the size, shape and location as
noted on the drawings.
2.4

OPERATOR
A. Each Double Swing door shall be operated by an overhead mounted electromechanical drive unit designed for high cycle operation. Operator consists of an
electric motor, gear reducer, and rotating drive arm. The door shall be operated
with connecting rods attached to the rotating drive arm on the operator and to
control arms attached to the jamb door section and to the door lintel. The
connecting rods shall be positive drive, keeping the door under firm control at all
times. The connecting rods shall be fitted with spherical bearings and control
arms shall be equipped with oil impregnated bronze bearings on polished shafts.
B. Operator shall be instantly reversible, open and close rapidly and start and stop
gradually. Operator shall be adjustable to allow door to fully clear the opening.
Operator shall automatically lock the door in the closed position. Operator shall
be equipped with disengaging mechanism to convert to free wheeling mode for
manual operation.
C. Electric motor shall be of sufficient size to operate doors under normal operating
conditions at no more than 75 percent of rated capacity. The motor shall be
wound for three phase 208/260/480 VAC, 60 Hertz operation.
D. Electric Controls: Controls shall be furnished by the door manufacturer and shall
be complete for each door, and built in accordance with the latest NEMA
standards. Control circuits shall not exceed a nominal 110 volts.

1. Controls shall include a programmable logic controller with digital


message display. Controller shall include programmable close timers and
programmable inputs/outputs.
2. Motor starters shall be magnetic reversing, factory wired with overload
and under voltage protection and equipped with mechanical interlocks. All
control components shall be enclosed in one enclosure with a wiring
diagram placed on the inside of the cover.
3. Enclosures shall be NEMA 4 with disconnect switch.
4. Pushbuttons (interior) for each door shall have one momentary pressure,
three-button push-button station marked OPEN, CLOSE and STOP.
Push button enclosure shall be NEMA 4.
5. Limit switches shall be provided to stop the travel of the door in its fully
open or fully closed position. Provide auxiliary limit switch to be used for
HVAC or exhaust removal system.
6. Safety edges: Provide electric safety edges on leading edge of all doors to
reverse door upon contact with obstruction.
7. Photo eyes: Provide interior and exterior thru-beam type photo eyes,
NEMA 4 rated.
8. Radio controls: Provide one (1) radio receiver and one (1) single button
remote per door. Remotes to open and close doors with single button.
9. (OPTIONAL) Loop Detectors: Provide pulse on exit type loop
detector to activate auto close timer once loop has been activated and
cleared, include hand/auto switch to deactivate timer. G.C. to coordinate
installation of preformed loop with installer prior to exterior apron being
poured.
10. Wiring: Door manufacturer shall supply controls only. Electrical
contractor shall install controls, furnish and install conduits and wiring for
jobsite power and control wiring.
PART 3 - EXECUTION
3.1

INSTALLATION
A. Install Double Swing metal doors in strict accordance with the approved drawings
by qualified door erection crews. All door openings shall be completely prepared
by the general contractor prior to the installation of the doors. Permanent or
temporary electric wiring shall be brought to the door opening before installation
is started and shall be completed so as not to delay the inspection test.
B. Doors shall be set plumb, level, and square, with all parts properly fastened and
mounted. All moving parts shall be tested, adjusted and left in good operating
condition.

3.2

ADJUSTING AND CLEANING


A. Inspection of the doors and a complete operating test will be made by the
installer in the presence of the general contractor or architect as soon as the
erection is complete. Any defects noted shall be corrected. After door approval
in the above test, the general contractor must assume the responsibility for any
damage or rough handling of the doors during construction until the building is
turned over to the owner and final inspection is made.
B. Clean surfaces and repaint abraded or damaged finished surfaces to match
factory-applied finish.

2.2

DOOR PANEL CONSTRUCTION


A. Door thickness: Doors shall have a minimum nominal thickness of 2 1/8", 3 1/8
or 4 1/8".
B. Core: Fiberglass insulated, R on 2 1/8" = 7.7; 4 1/8" = 15.4
C. Face Sheets: Steel sheet shall be a minimum of 18, 16 or 14 gauge hot rolled,
cold rolled, or A-60 galvannealed steel.
1. Special sheeting for lead doors will include an 1/8 thick (8lb/sq ft) lead
sheet that is sandwiched between two 16 gauge steel sheets and welded
to structural steel.
D. Interior Framing: The face sheets are welded to a steel frame consisting of 2" x
1" x 16 Ga., 2" x 4" x 14 GA. or 4" x 2" x 14 GA tubes on maximum 24", 36" or
48" centers. Tubes will receive caps and all surfaces will be ground to a smooth
finish. All skin splice joints will occur over the tube steel stiffeners.
E. Factory Finish:
Option 1: Manufacturers standard structural primer, field painting
specified in section XXXXX.
Option 2: All exposed steel shall be finished with manufacturers
standard epoxy primer and polyurethane top coat. Customer to select
from Manufacturers standard color chart.

PART 1 GENERAL
1.1

SCOPE OF WORK
A. Provide vertical lift door including all necessary components, unless otherwise
specified. The door, when fully open, shall provide minimum unobstructed opening
xx wide and xx high.
B. Includes the door section (s), side tracks, overhead mounted drive assembly, side
rollers or guides, counterweight system, counterweight material, cables, sheaves,
related hardware, electric operator and controls, weatherstripping, installation,
tests and operating instructions.
C. Work by others includes exterior and interior sheeting, insulation, electric power
supply to each door and field wiring between operator, control panel, push button
station and limit switches, counterweight material and finish paint.
D. Operation of vertical lift doors includes overhead mounted (or floor mounted)
electro-mechanical operators with counterweight.

1.2

DESIGN CRITERIA
A. Doors shall be designed to withstand external horizontal wind loads of 25 pounds
per square foot in the closed position and designed to operate in a maximum wind
load of 5 psf.

2.3

VERTICAL LIFT DOORS


A. Construction: Door framing shall be structural steel tube with 16-gauge minimum
flat sheet steel on the exterior and interior faces. All frames and framing members
shall be true to dimension and square in all directions and no door shall be bowed,
warped, or out of line in the vertical or horizontal plane of the door opening by
more than 1/8 inch in 20 feet. Exposed welds and welds which interfere with the
installation of various parts shall be ground smooth and flush.
B. Door Finish: Manufacturers standard, factory-applied primer paint.
C. Hardware: Hardware shall include wire rope to be wirecore, 6x37; steel sheaves
with roller bearings. Interior doors with minimal wind load shall have rub blocks.
Exterior doors shall have side rollers. Counterweight material shall be steel plate.
D. Weatherstripping: Material shall be adjustable and readily replaceable and provide
a substantially weather-tight installation and shall be 1/16 cloth insert neoprene
wrapped around a resilient foam core.

2.4

ELECTRO-MECHANICAL OPERATOR
A. Each vertical lift door shall be operated by an overhead mounted (or floor
mounted) electro-mechanical drive unit. Operator consists of an electric motor,
gear reducer and multiple groove drive sheaves mounted on the counterweight
tower. Operator shall have an override to provide manual operation with a chain
pull or hand crank.
B. Electric motor shall be of sufficient size to operate doors under normal operating
conditions at no more than 75 percent of rated capacity. The motor shall be wound
for three phase 208, 230/460 VAC., 60 Hertz operation.
C. Electric Controls: Controls shall be furnished by the door manufacturer and shall be
complete for each door, an d built in accordance with the latest NEMA standards.
Control circuits shall not exceed a nominal 110 volts.
1. Controls shall include variable frequency drive to ramp to door speed up and
down during its travel.
2. Enclosures shall be NEMA 4 with disconnect switch.
3. Pushbuttons for each door shall have one three-button pushbutton station
marked OPEN, CLOSE and STOP. CLOSE button shall require constant
pressure so that removing pressure from the button shall stop the movement of
the door. OPEN and STOP buttons to be momentary contacts. Push button
enclosure shall be in NEMA 4 enclosure.
4. Limit switches shall be provided to stop the travel of the door in its fully open
or fully closed position. They shall be mounted on the side track and actuated
by cams on the door.
D. Safety Edges: Provide electric safety edge on the leading edge of the door to stop
the door upon contact with obstruction.
E. Photo Eyes: Provide NEMA 4x rated thru-beam photo eyes.
F. Wiring: Door manufacturer shall supply controls only. Electrical contractor shall
install controls and furnish and install conduits and wiring for jobsite power and
control wiring.
PART 3 EXECUTION

3.1

PAINTING
A. Clean all surfaces after fabrication. Steel surfaces painted with manufacturers
standard structural primer.

3.2

INSTALLATION
