The key takeaways from the land contract are that it outlines the obligations of both the buyer and seller regarding the purchase of a property through installment payments over a set period of time.

The buyer agrees to purchase the land and pay the seller in monthly installments, use and maintain the property according to any restrictions, keep the property in accordance with regulations, examine the title and accept the condition of any structures.

The seller agrees to sell the property to the buyer and convey title upon receiving full payment, allow encumbering the land with a mortgage up to the unpaid contract balance, and execute necessary documents to terminate, accelerate or enforce the contract if needed.
