SITE ANALYSIS AND MASSING CALCULATIONS

Net Site Area: 17356 m2


Front Road Width: 15 m
Set Backs: Front 15m; Sides 9m; Rear 9m;
Permissible Ground Coverage: 35%
Permissible Ground Coverage Area: 17356 x 0.35 = 6074 m 2
Maximum Permissible Height: 1.5 x Front Road Width + Front Setback

(1.5 x 15m) + 15m = 37.5m


Assumed Floor to floor Height: 3m
Maximum number of floors: 12
F.A.R. (Floor Area Ratio): 2
Density: 200 Dwelling Unit per Hectare
Achievable Dwelling Units: 200*1.735 = 347

CASE 1: Calculating Maximum Height while covering 35% of site

For FAR=2,
Built-Up Area = 17356 x 2 = 34712 m2
Coverage Area = 6074 m2
Total Number of Floors = 34712 / 6074 = 5.7 = 5 Floors
CASE 2: Calculating Ground coverage while achieving Maximum Permissible Height

For FAR=2,
Built-Up Area = 17356 x 2 = 34712 m2
Assumed Floor to floor Height = 3m
Maximum number of floors: 12
Coverage Area = 34712 / 12 = 2892 m2
