CECIL AUSTIN R. SAYAROT, of legal age, single, Filipino, with residence address at
1377 Apolinario St., Bangkal, Makati City, hereinafter referred to as the “BUYER”;
W I T N E S S E T H:
WHEREAS, the SELLER are the absolute and registered owner of that certain parcel of
land situated together with the improvement therein, located in the Brgy. Bangkal, City of Makati
and registered under Transfer Certificate of Title No.217154 hereinafter referred to the Subject
Property.
“A PARCEL OF LAND (lot 2 of the cons. & subd. Plan Pcs-13-000286, being a portion of the
cons. Of lots 1-2, bsub. Block 16, Psd-17574, LRC Rec. No.2029) situated in the Bo. Of
Bangkal, Makati, M.M. Bounded on the NE., along line 1-2 by lot 1 of the cons. And subd. Plan,
on the SE., along line 2-3 by lot 20, sub-blk.16 (creck 8m. Wide, on the SW., along line 3-4 by
Evangelista St. (15m. Wide) both of plan Psd-17574, and on the NW., along line 4 to 1 of th
cons. & subd. Plan. Beginning at a pt. Marked “1” on plan, being S.41 deg.23’W.,3444.43m.
from BLLM #1, Mun. Of Makati, Rizal, thence S.9 deg.10’E., 11.50m. to pt. 2; thence S.80
deg.50’W., 12.00m. to pt.3; thence N.9 deg.10’W.,11.50m. to pt.4; thence N.80 deg.50’E.,
12.00m. to the pt. Of beginning containing an area of ONE HUNDRED THIRTY EIGHT (138)
SQM.
Whereas the SELLERS is willing to sell and the BUYER is willing to buy a subject
property under the following terms and conditions stated here under.
1.) That the selling price is SIX MILLION FIVE HUNDRED THOUSAND (P6,500,000.00)
PESOS Philippine Currency NET.
2.) That the buyer shall pay to the sellers ONE MILLION (P1,000,000.00) PESOS
Philippine Currency as down payment on February 10, 2017.
3.) That the full payment of FIVE MILLION FIVE HUNDRED THOUSAND
(P5,500,000.00) PESOS Philippine Currency shall be paid as soon as the assessment of
the improvement has been declared by the assessor’s office of Makati City.
4.) That the sellers shall pay/shoulder the reality tax arrears the amount of ONE HUNDRED
FIVE THOUSAND (P105,000.00) PESOS and the clearance has been released.
5.) That sellers shall leave the premises on or before April 10, 2017.
6.) That the sellers shall pay the water bills and electric bills before leaving the premises.
That the SELLERS warrants that the subject property is free from any liens or
encumbrances, that they are the absolute owners thereof and that they has full capacity
to dispose the same, and that they undertakes and depend the ownership/possession of
the above described subject property against any claims adverse to the interest of the
BUYER.
That the subject property is not covered by Area Priority Development of the
Philippines.

FORTY SEVEN AND FORTY FIVE SQUARE DECIMETERS (47.45 SQ.M.) more
particularly described as follows:
Bounded on the NE.,along line 1-2 by Lot 8.sub-block 58, Psd-1554; on the
SE.,along line 2-3 by lot 9, sub block 58; on the SW., along line 3-4 by Calle 6, Sub-
block 61, both of Psd-1554; and on the NW.,along line 4-1 by lot 7-B of the
subd.plan.
Beginning at a point marked “1” on plan being N.32 deg. 14`W., 42.29m.

SQ.M.) more particularly described as follows:
That the SELLERS has agreed to sell and the BUYERS has agreed to purchase a
portion of the above-described parcel of land, containing an area of FORTY SEVEN square
meters and FORTY FIVE square decimeters (47.45 sq.m.), more particularly described as
follows:
