REAL ESTATE ASSIGNMENT

INTRODUCTION
Urbanization may be defined as the physical growth of urban areas as a result of
global change. Urbanization is also defined by the United Nations as movement of
.people from rural to urban areas with population growth equating to urban migration

Urbanization is a process in which cities are being expanded without any mentioned
.limitations and without any techniques or guidance of urban planners

Reading the Articles one by David harvey and the other by Arif hassan enlighten's
about the Growth of cities and how they have revived from small cities to huge
.metropolitan's

Every Cities goes through a process from the bottom that is unconstructed roads and
small houses to highways and sky scrapers. The process effects the city both in a
.positive manner and also in a negative way

Urbanization occurs naturally from individual and corporate efforts to reduce time
and expense in commuting and transportation while improving opportunities for jobs,
education, housing, and transportation. Living in cities permits individuals and
families to take advantage of the opportunities of proximity, diversity, and
marketplace competition.

People move into cities to seek economic opportunities. A major contributing factor is
known as "rural flight". In rural areas, often on small family farms, it is difficult to
improve one's standard of living beyond basic sustenance. Farm living is dependent
on unpredictable environmental conditions, and in times of drought, flood or
pestilence, survival becomes extremely problematic. In modern times,
industrialization of agriculture has negatively affected the economy of small and
middle-sized farms and strongly reduced the size of the rural labour market.

Cities, in contrast, are known to be places where money, services and wealth are
centralized. Cities are where fortunes are made and where social mobility is possible.
Businesses, which generate jobs and capital, are usually located in urban areas.
Whether the source is trade or tourism, it is also through the cities that foreign money
flows into a country. It is easy to see why someone living on a farm might wish to
take their chance moving to the city and trying to make enough money to send back
home to their struggling family.

Assessing the third world Countries , particularly Pakistan the urban diversity is
majorly caused by the increase in more intermediate-sized cities. The variations have
created greater divergence in the patterns of urbanization in the Third World.

Reviewing the Article by David Harvey, he mentions the development of Paris and
the characteristics that Paris reach the peak at which it stands now. Evaluating the
whole document apprehends that Pakistan Has no where near properly designed cities.
Even the basics of a city Planning has not been applied to any of the major cities .

URBAN INFRASTRUCTURE
Transportation is the means of networking and connection in a city. The urban
infrastructure should be the prime concern of a developing city. Considering rail road
transportation, busses, pedestrian path ways etc.

In Lahore the urban transportation is terrible. No significance ,to public transport or

pedestrian circulation, is given.

Primarily Transportation may be divided into 3 divisions

 Public Transport

 Private Transport

 Pedestrian Circulation

The Concentration in Lahore network is only given to the private transport that is the
motor vehicles driven by the owner. Rest of the two are completely forgotten. Roads
are being constructed where ever possible and where ever a road is constructed it gets
filled by Vehicles and there fore increasing traffic. Vehicular transport is a means of
travelling throught a motor way but not a 8' wide alley in a bazaar. Propore use of
Vehicles should be Introduced. Walled city was to be proposed as a pedestrianized
area by a joint venture ( 2, 3 firms) couple of decades ago, it was declined then by the
WHO and they suggested to bulldoze the area and make high rises. But now realizing
the importance of the hisoty and antiquity of it, the city is being conserved and may
be pedestrianzed in a couple of years.

Public Transport however is available such a railroads and busses but no proper
attention is given to this discipline. But the issue is not only About providing the
means of transport but also maintaining and facilitating it.
Lahore is now introducing underground trains as a public transport, which may
improve the cities networking. If properly designed it may attract a lot of users and
therefore reduce the no. of vehicles that eat up fuel every second and generate
pollution.

Pedestrian Circulation is totally neglected. Even the foot paths that are compulsory on
the road sides are of only 4' wide therefore forcing the pedestrian to walk on either the
service roads or else to use other means of transport.Yes vehicles are necessary to
travel from one end of Lahore to the other end of Lahore but that doesn’t mean a
person should use his car to travel 4 blocks away from home. Pedestrianization is not

just a solution for traffic problem but it’s a need for the city. No propoer example
exists of a current pedestiranized area.

NEW WAY OF LIFE

The new way of life was introduced in Cities decades ago when sub urb's were built.
When the residential area shifts outward, this is called suburbanization. The
conclusion was a disaster as it resulted in A lot of Land being occupied and therefore
new architectures were designed to accommodate a no. of people in order to prevent
this problem and this new solution was called the sky scrapers.

This happened decades ago but instead of learning from in We are making the same
Mistake. Designing more and more sub urbs around the city causing the city to over
populate not only in the aspect of people but also in the aspects of transportation ,
commercialization , unemployment etc.

Sub urbs like canal view, tech society and eme are designed at the periphery of the
city. Though the solution is not to build high rise building in order to lose less land
but cities should Accommodate design techniques to a certain extent.

The solution is to stop the growth of the city, limit the boundries so that no more
suburbs and crowd the periphery of the city.

SKY SCRAPPERS
Sky scrappers Were once Concered a solution . A solution of using less land and
accommodating A lot of people. But Looking at the Major countries of the world Sky
scrapes appear to be a nightmare instead of being a savior.

Pakistan is not yet been infected greatly by the virus of sky scrappers. Sky scrappers
Improve the skyline of the city but destroy the alleys and streets by creating slums.
Also it is not Economically viable or feasible for a third world Country like Pakistan.
High rises or Multi story Buildings may be build instead but properly incorporating a
sustainable design. Sustainable design is not just a style or a trend but a way of
preventing the future of the city to be destroyed.

ZONES
One of the Major problems being faced by the Cities now a days is that zones are
being incorporated. These zones don’t include the residential or commercial areas, but
actually define the classes that is the elite class, middle class and the lower class. Clas
system causes a great divison in cities which is not appropriate.
Such as in Lahore the City is divided into the DHA section and The chuburgi section ,
ichara, Walled City and sub urbs. A city shouldn’t be segmented with classes.

ACCESORIZING A CITY
Real Estate Assignment

Aside the main Infrastructure and the areas in a city, It also should have an identity, a
character that it should be recognized with.

KARACHI :

Karachi is said to be " the city of light" and is well known for its coastal region. In the
article by Arif Hassan it was mentioned that a couple of island were being sold To be
designed such as The Palm in UAE. It would not have been a bad idea. If selling the
island wasn’t in the interest of the country they should have leased it out. The result
would have been a beautiful resort being constructed and resulting in a lot of tourist
that would have generated a lot of revenue . Tourism is one of the key factors to
generate Revenue for the city. Barcelona is one of the Biggest Examples. Karachi
may have invested in upgrading and designing Fish villags and Fish farms near the
Coastal Area, and A lot designed a landscape of windmills which are a great source of
energy as well as identification.

LAHORE:

Lahore is best known for its food and Shopping and therefore it should enhance this
character. The food street was one of the good examples of Such a design but it no
longer exist. Though museum streets can be designed in the Lower mall area, where
the walled city is located and a lot of old havali's exist. Museum streets are a great
tourism attraction, exhibiting old items, and viewing old mughal architecture. Other
than that the Commercial streets should be Designed properly For the public.

CONCLUSION
Urbanization was the fate of the world that was suppose to happen. Instead of
avoiding this fact by creating suburbs, it should be Reviewed properly and possible
solutions should be given to resolve this issue. Creating more roads and vehicles not a
solution but a way of avoiding a problem which in the end in creating a major
difficulty for everyone. Soltuions should be given for the instead of keeping it away.
