Deed of Conditional Sale Condominium Unit
This Deed of Conditional Sale is executed by and between the following, to wit:

SEAN ARCILLA, single, of legal age, Filipino citizen, and with address at
Sto. Domingo, Angeles City, hereinafter called the Second Party;
WITNESSETH, THAT:
WHEREAS, the First Party is the owner of a subdivision lot which she desires
to sell to the Second Party under the terms and conditions of this agreement;
WHEREAS, the Second Party is willing to buy the said subdivision lot under the
terms and conditions of this agreement;
The First Party hereby agrees to sell, transfer and convey unto the Second Party
her full ownership and interest in subdivision lot 29, unit 5c Casa Henerosa, located at
Manuel Roxas, Trancoville, Baguio City;
In consideration of the sale of the subject property, the Second Party agrees to pay
the First Party the total purchase price of One Million and Two Hundred Thousand Pesos
(P 1,200,000.00), payable as follows:
b. The balance of the purchase price in the amount of Seven Hundred Thousand
Pesos (P700,000.00) shall be payable upon the presentation of the
subdivision lot certificate of title covering the subject property and in the
name of the First Party;
Simultaneous with the payment by the Second Party of the balance of the
purchase price, the First Party shall sign a Deed of Absolute Sale in favor of the Second
Party;
The Second Party shall be responsible for the payment of capital gains tax,
documentary stamp tax, registration and transfer fees. The First Party shall pay realty
taxes and association dues up to the date of the execution of the deed of absolute sale.
The First Party warrants that the property is free of liens and encumbrances.

ACKNOWLEDGMENT
In Baguio City on 18th day of August 2020, personally appeared before me, the
following, to wit:
personally known to me to be the same persons who executed the foregoing deed of
absolute sale and acknowledged to me under oath that the same is their free act and deed.
This instrument refers to the Deed of Conditional Sale of a Subdivision Unit which
consists of two (2) pages including this page where the acknowledgment is written
and signed by the parties and their instrumental witnesses on the signature page
and on each and every other page thereof.
