WHO ARE WE
WHAT WE INTEND

• Work for M/s Borak Real Estate Ltd. (BREL) shall cover Project Management of
Civil, MEP, Interiors, landscape for the proposed project at Dhaka, Bangladesh
(Complete Details yet to be ascertained).

• SAN Engineers & Consultants (SANECPL) shall act as the Client’s designated
Project Manager and would manage the overall project activities on behalf of for
M/s Borak Real Estate Ltd which will cover the coordination work relating to
execution of all fit-out works for the entire project within the defined time and
cost constraints.
HOW WE WORK

1.0 PRE-EXECUTION STAGE


• This Stage shall cover the design development and tendering process.
• Design management – SANECPL shall understand, familiarize and
participate in all the, meetings and presentations made by BREL
appointed Architects, Interior Designer, various Consultants and
BREL.
• SANECPL shall interact with BREL, appointed Architects and various
Consultants at various stages and provide inputs to rationalize the
cost of the proposed design and specifications, whenever required.
HOW WE WORK
2.0 WORK ORDER STAGE
• Review, coordinate and finalize the detailed tender documents and conditions of contract prepared by the
appointed Architect and Service consultants.
• Coordinate with appointed Architect / Consultants and schedule issue of Good for Construction drawings,
detailed specifications; monitor product information and specifications of all building and service elements.
• Generate and update owner-supply item list to assist BREL with direct purchase items (Bought Out Item List).
• Review design and drawings with different appointed contractors for various services for better efficiency.
• Review, coordinate and update bar charts in consultation with the appointed Contractors / agencies and finalize
commencement date, completion date for various activities (Project Schedule).
• Initiate Tender procedures, short-list / pre-qualify and interview contractors and obtain client’s approval of
tender list of Main contractors and all sub – contractors. Preparing comparative for tenders and assist in
negotiations and work award.
• Prepare tender appraisal and Logic notes (If required) for BREL approval
• Draft letters of intent and award of job award letters for client’s signatures
• Maintain order/ Master Drawing registers & Project Directory.

3.0 EXECUTION STAGE


Execution stage shall involve the complete coordination with the
BREL Appointed Architect, Consultants and Contractors/agencies
in execution of the Civil, Interior, Services & Landscape work.

• Daily Progress Report
• Weekly Progress Report
• Monthly Progress Report
• Quarterly Progress Report
• Site Safety Observation Report
• Site Accident /Incident /Investigation Report
• Any other routine periodic report necessary for Contract compliance

4.0 POST-EXECUTION STAGE


The post execution stage involves handing over of all the fit-out
works and services and follow-up of snags / defects, if any,
in the works.
