CASE STUDY 3:
CINNAMON - a boutique store housed in a building from the 19th century
LOCATION AND HISTORY
Located in : Gangadhar Chetty Road, Ulsoor, Bangalore.

Built by : Rai Bahadur Naraiyanaswamy Mudliar.

He contributed heavily to charity and established the RBANM’s


Orphanage with old-era architecture.

In 1876, the Great Famine began, afflicting South India for almost two
years. Many children were orphaned, and stirred by their miserable
condition, Mudaliar set up an orphanage at a cost of 20,000 Indian
Rupees.

This Colonial building built in 1892 is right by the RBANMS Charity Trust.

The building sits in a surprisingly silent(quite) place on Gangadhar Chetty Road, although surrounded by
Commercial Street and Ulsoor.

The foundation stone laid down for the building in November 1892 by His Excellency the Marquess of
Lansdowne, the Viceroy and Governor General of India, can still be spotted in a corner of the restored house
with its accompanying sign; a fragment of regional history.

The property was used as an orphanage and subsequently, the trust used it as an office.

Once the office moved next door, the building became vacant and started giving in.

The site had a rough time over these years and due to under utilization and a lack of maintenance, a sequence
of events affected the Madras terrace roof, slabs, and walls.

From 2005 to 2013, the dilapidated building was unused until a reputed brand, looking specifically for a heritage
building to open their outlet, approached the trust.
Soumitro Ghosh

Radhika and Abhishek Poddar, who have restored it with the help of leading architect Soumitro Ghosh.

The building’s reconstruction and renovation with ace architect Soumitro Ghosh was undertaken with great
care.

The trust agreed, on the condition that the building be restored.

A study was done by INTACH and the building was renovated keeping the facade intact.

They added a plinth in front of the building, to prevent cars from driving directly in front of the store.
ABOUT THE STRUCTURE
The pebbled yard, the building on an elevated platform, the imposing columns that form the entrance to the
building — Cinnamon takes one into a vintage world with ease, to the relaxed, laid-back comforts away from
all the hustle, right in the middle of one of Bengaluru’s oldest trading areas.

Cinnamon, a 16-year-old brand, moved into the current bungalow 5 years ago.

The building, over 120 years old, had been unused for a very long time and was in a very bad condition.

The Poddars had a deep desire to preserve the authenticity of this heritage building, so they decided to
keep its structure intact, retaining wherever possible original elements of its construction.

The original structure has been largely preserved, including the old flooring, pillars, and wooden rafter
ceiling beams.

In the way that vehicles won’t have direct access to the
Building.
In response to the multitude of factors affecting the structure various steps were taken. Some of the important
ones to note were:
1. Underpinning of foundation
2. Stitching wall cracks with steel
3. Bridging wall cracks with stone slabs
4. Grouting of cracks
5. Replacement of rafters that were considerably damaged by identifying each and every element in the roof
structure
6. Capping of damaged ends of beams and rafter

Working out a steel prop system to uphold the major roof support elements (such as the main wooden
beams) to take the load off the beam from transferring to the wall in case of issues with the wall (since almost
all such conditions did not reveal a stone / wood wall plate within the masonry.

1. Working out a dual system of differentially spaced props for the wall between the font bay and the courtyard
2. Removal of plaster and touch up in same material / mix as original for the exterior in order to prevent entry
of moisture to the mud mortar within the wall courses
3. Gravity lime grouting of all cracks in the madras terrace slabs and additional SS layer lime plaster across
such conditions above.
4. Reworking of all rain water down take spouts and all valleys & ridges on the roof surface
5. Complete removal of water proofing layer and redoing with same material / mix as original
6. Maintaining all ornamental features and so on in lime plaster etc all as per original design & resolution
