Founding a startup is, for lack of a better term, a coin toss. According to a statistical
study, 40% liquidate and lose most or all of their investment, around 80% fail to see
their projected return of investment, and 95% of all venture companies fall short
of meeting projections—all within the first 10 years. However, a young design and
construction company in Makati is entering their 10th year and is tirelessly proving
these numbers wrong. Led by the determined MJ Ringor, Mundo Design + Build is
exemplifying the right attitude and work ethic that a young company needs to thrive in
this industry. As the company celebrates its first decade in the industry, MJ chronicles
Mundo’s history. They may be young compared to other design and construction firms,
but Mundo’s growing portfolio proves that their youth offers them a fresh perspective
and the willingness to do more.

MJ is no stranger to the struggle of physical labor. Before
starting his own fit out construction company, he did odd
jobs to get to where he is now. After graduating with a degree
in Industrial Design, he went abroad to expand his field of
study. Working as a handyman, MJ honed his practical skills
in renovation, refurbishment, house-flipping, and the like.
Instead of wearing him out, these experiences became valuable
milestones that tempered his love for building and design. He
recounted one job where he had to do laundry in an industrial
laundromat catering to hotels. “There were just three of us,
and I was the youngest. So, I had to do all the work,” he laughs.

As my team and I put a lot of heart in each of the projects, it’s hard to choose favorites.
I love every single one of them; and that goes the same for the brands and the
analytics that go with it. I love the challenge of elevating someone’s emotion while
shopping—while they traverse from store front-up to the cash register, and how this
affects them positively before they made the final purchase. What I like most about
working with both big local and global brands is the process of realization of my
client’s brand, actualized through our designs.

Can a true bond be made without physical contact with the object of your affection? Sure,
attraction is a must and distance and time create anticipation and excitement. But do these
provide fulfillment? Speaking as a retail architect and designer, my answer is no. The physical
retail store should stay, as it is constantly evolving in terms of architectural design. The
consumer’s love for shopping in an actual physical store utilizes the same concept of playing
hard to get in the attraction game. Restrictions keep things interesting!

in the digital era has always been to give solutions on how people and brands interact
through the physical store. But the exciting part is that it also provides opportunities
for the pros to apply their best practices. I’ve summarized some below.

trading provides ease of access, bricks and mortar retail provides the more genuine

buildings and small apartments) still deserve excellent (and real) experiences—things

work—be it a craft or discipline—that persists across generations. What the father has begun,
the son will finish, so to speak. But what happens when that son hones his own skill and
redirects the path? What do you do with a legacy?
These are questions that Isaiah Michael Peña has contended with since he started I.M. PEÑA
Builders in 2016. A multi-disciplinary firm that focuses on architecture, I.M PEÑA Builders

Harder to Ignore
In the whirlwind of two years under their belt, Isaiah
and his team have seen many a project that required
their personalized touch, but one of their favorites was a
renovation of an old building in Intramuros. Reviving not
just the walls and the foundations, I.M. PEÑA Builders
restored spirit of the 40s Spanish-style colonial building.
“To restore an old building is something really priceless,”
Isaiah muses. In the breakneck rush of modernity,
something gets lost in the annals of history. I.M. PEÑA
Builders found this and brought it back to the present day,
using materials and designs that fit the essence of the
building. From the roof to the custom-made mouldings
and balusters, almost everything was painstakingly
recreated.
