CONTRACT OF SALE
KNOW ALL MEN BY THESE PRESENTS:
This AGREEMENT is entered into by and between:
NAME OF SELLER, of legal age, Filipino, status and a resident of SELLER’S ADDRESS,
herein after referred to as the VENDOR.
-and-
NAME OF BUYER , Filipino, of legal age, status and a resident of BUYER’S ADDRESS, ,
hereinafter referred to as the VENDEE.
WITNESSETH
That the Vendor is the registered owner of a parcel of land, situated at ADDRESS OF THE
PROPERTY, covered by Transfer Certificate of Title No. TITLE NO. issued by the Registry of Deeds
for the Province of Lanao del Norte more particularly described, to wit : LOT NO. Containing an area
of XXXXXXXXXXXXXXXXXXXXXX (XXXXX) SQUARE METERS more or less.

That the VENDOR for and in consideration of the payments and other terms and conditions
hereinafter set forth, does hereby agree to SELL, TRANSFER AND CONVEY to the VENDEE, their
successors and assigns , PORTION of the aforementioned land described as Lot _____________________, l
of __________________, including its improvements containing an area of _______________________________
(__________) Square Meters free from all liens and encumbrances.
That in consideration of the agreement of sale of above-described lot the VENDEE hereby
agrees and obliges himself to pay the VENDOR the total amount of
___________________________________________ Philippine Currency as follows:
A. The amount of __________________(PXXX.XX) Philippine Currency, representing earnest

money for the purchase of the abovementioned property upon signing of this
agreement and the same shall be considered part of the whole consideration
thereof.
B. That VENDEE shall pay the remaining balance of ____________________________

(PXXX,XXX.XX) Philippine Currency to VENDOR subject to the following condition:
C. That VENDEE shall pay the remaining balance on or before __________DATE___________.
D. The VENDEE shall pay monthly for the amount of _______________________, every
_________________________
E. Vendee shall take possession of the subject real property upon payment of the
earnest money under paragraph.
F. If the VENDEE fails to pay the monthly payment for three consecutive months, the
contract will be forfeited and will not be refunded.
G. That payment of all expenses relative to the transfer of the registration of the
aforementioned lot in the name of the Vendee shall be for the account of the Vendee
H.
I. That VENDOR shall execute a DEED OF ABSOLUTE SALE upon tender of full
payment of the contract price by the VENDOR.
That the VENDOR warrants effecting and/or securing any and all documents that may be
required by law to effect transfer of title of said parcel of land to VENDEE. VENDOR likewise
warrants payment of realty taxes accruing as of the signing of this agreement on the property
subject matter of this Agreement.
This Contract shall inure to the benefit of and be binding upon the parties hereto and their
respective heirs, successors and assigns.

This instrument – CONTRACT OF SALE -consisting of two (2) pages including this whereon the
acknowledgment is written has been signed by the parties and witnesses thereof.
