NOTICE

Maharashtra No.TPS -17151CR-168/13!UD-13 Whereas the Regional Plan of Solapur


Regionai Region (hereinafter referred to as "the said Regional Plan") has been sanctioned
and Town by the Government in Urban Development Department under section 15(1) of the
Planning Maharashtra Regional and Town Planning Act, 1966 (Maharashtra XXXVII of
Act, 1966 1966) (hereinafter referred to as "the said Act") vide Notification No. TPS-
171213371CR-287113/Reconstruction No.95IUD-13, dated the 9th February, 2015
(hereinafter referred to as the "said Notification") and the said Regional Plan has
come into force with effect from the 25th May 2015;

Amenities, (as described in Annexure- A), in the sanctioned
Development Control Regulation ereinafter
(h referred to as "the said Regulation")
for the said Regional Plan, and to accordingly modify the said Regulation of the
said Regional Plan, as per the provisions of Section 20(2) of the said Act
(hereinafter referred to as "the proposed Modification");

Now, therefore as provided in sub section (3) of section 20 of the


said Act, the Government hereby declares its intention to make the proposed
Modification in the said Regulations of the said Regional Plan and for that
purpose invites Suggestions and Objections from the general public with
respect to the proposed Modification. Suggestions and Objections in this
regard shall be submitted in writing to the Asstt Director of Town Planning,
Solapur Branch, Solapur, Above leiCi Bank, Park. Chowk, Soiapur - 413 001
who is hereby appointed as the 'officer' for giving hearing in respect of the
Suggestions/Objections received in this regard and to submit his report to the
Government;

Only Suggestions/Objections received by the Asstt Director of Town


Planning, Solapur Branch, Solapur within a period of 30 (Thirty) days from the
date of publication of this Notice in Maharashtra Government Gazette shall be
considered.

This Notice shall be made available for inspection to the general public
during office hours on all working days at the following offices:-

(i) Office of the Asstt Director of Town Planning, Solapur Branch, Above ICICI
Bank, Park Chowk, Solapur - 413 001.

(ii) The Collector, Solapur.


This Notice shah also be published on the Government website
i.vww.maharashtra.qov.in as well as on the website of Directorate of Town
Planning www.dto.maharashtra.gov.in.

Following New Regulation regarding Integrated Wayside Amenities permissible in


the Agriculture : No Development Zone of Regional Han of Solapur ;Mail be qtricleri
in the Development Control Regulations sanctioned for Regional Man of Solapur
Region.:-

Regulation No.2.5(20)-Integrated Wayside Amenities• may be permitted to be


developed on plots of land having a minimum area of 10,000 ;grit falling in
Agriculture Zone / No Development Zone and abutting National Highways/State
Highways, as per the details given in the Table-I here in below:-

Provided that, additional amenities as per the Table-II hereinbelow, over

concerned plot Owner / Developer, if directed to do so by the concerned Planning
Authority or the Collector as the case may be, in the light of local needs or the
requirements of any Government Department or Govemment Agency.

Integrated Wayside Amenities. Provided that FSI above the basic permissible 0.10 FSI
uptu 0.5 may b e granied by- the Collector/ Appropriate Ai:lliccity on payment of Frei:.._
at the rate of 30% of the Non :Agriculture potential land rate or if such rate is not available
then adjoining rate of Non-Agriculture potential land as prescribed in the Annual
Statement of Rates (ASR) for the year in which such additional FSI is granted. Such
premium shall be deposited in the concerned Branch office of the Town Planning
Department / Appropriate Authority wherever applicable.

Following New Regulation regarding Integrated Wayside Amenities permissible in


the Agriculture / No Development Zone of Regional Plan of Solapur shall be added
in the Development Control Regulations sanctioned for Regional Plan of Solapur
Region.:-

02. Maximum FS1 up to 0.50 on Gross plot area shall be permissible for the above
integrated Wayside Amenities_ Provided that FS! above the basic permissible 0.10 FSi
upto 05 may be granted by the Collector/ Appropriate Authority on payment of premium
at the rate of 30% of the Non-Agriculture potential land rate or if such rate is not available
then adjoining rate of Non-Agriculture potential land as prescribed in the Annual
Statement of Rates (ASR) for the year in which such additional FSI is granted. Such
premium shall be deposited in the concerned Branch office of the Town Planning
Department / Appropriate Authority wherever applicable.
