16 DECEMBER 2020

MRS. CAROLINA S. FAJARDO

Fajardo Street, Brgy San Pedro,

General Tiñio, Nueva Ecija

Dear Mrs. FAJARDO:

We write on behalf of our client, Mr. Reynaldo Alarilla, who solicited the services of this office for the
purpose of demanding that the deed of sale you both executed for TCT no. NT-CLOA-VLT-19036, be
honored and that such parcel of land be conveyed to our client.

We understand that such deed was notarized and signed by you under the docket of Atty. Jose Lachica
Jr. Such Deed of sale has become a public document, and enjoys the presumption of genuineness and
authenticity once sealed by the notary public. This follows that your signature is presumed to be
genuine since the same was made before the commissioned officer.

In view thereof, on behalf of our client, we most respectfully request that you convey the five
hundred (500) square meter parcel of land within a period of ten (10) days from your receipt of this
letter, or buy back the property for five hundred thousand pesos (₱ 500,000.00) from our client.

Your failure to reach an amicable settlement of your dispute before the Lupong Tagapamaya of
Barangay Rio Chico should not prevent you from finding a peaceful resolution thereto. This will save
all of you from a long and protracted court litigation. Should you feel that we can help you in this
regard, please feel free to communicate with us. We offer our law office as a venue for any
conciliation meetings among you.

Anticipating your prompt and favorable action on this letter.

Very Sincerely,

CELSO O. BAGUIO EMMANUEL T. MARCELO ELIJAH B. BACTOL
