Queen Anne Plan Instructions
1. After leveling ground, build base with pressure treated 4 x 4’s and 2 x 4’s. You may also place the playhouse
on a concrete pad using pressure treated 2 x 4’s as a base. The cutout list calls for 4 x 4 x 12’s which are shorter
than the 153” pieces that you need. You will use the leftover pieces from the 129” pieces and splice them to
the other two twelve footers to make the 153” pieces. (see page 1)
2. Build the main floor using sixteen penny nails. ( see page 2)
3. Install ¾” plywood to floor panels nailing every six inches with staples or eight penny nails. (see page 2)
4. Cut notches in floor. These are to accommodate porch roof uprights. Connect studs to the floor with 3”
screws. Put a bead of silicone under these studs. (see page 3)
5. Familiarize yourself with the wall layout. Cut out all exterior siding. Illustrations show the interior view of
the siding. (see pages 3-5)
6. Build lower walls. On walls 1, 2, and 3 hold studs up 3 ½” from bottom of siding. On remaining walls hold
studs up 1 ½” from bottom of siding. Studs should be spaced at 24” on center except where otherwise indi-
cated or when placing them flush with door and window cutouts. Connect studs to siding with 1 ½” staples
or four penny nails. Connect wall panels to floor using staples or eight penny nails. Insert stair platform in
its place and secure with staples. Fireplace instructions found on page 13. (see page 6)
8. Attach upper floors to lower walls by toe-nailing floor to lower wall studs in the corners with 8-penny nails.
Connect the 3 floor pieces by nailing together every 8 inches with sixteen penny nails. Install 7/16” osb (wa-
fer) to upper floors by nailing every six inches with staples or eight penny nails. (see page 8)
10. Build and install stairs. Begin with lower stairs. Hold top of lower stairs flush with top of stair platform and
tightly against outer wall. Nail through plywood into stair platform studs with staples or four penny nails.
Secure bottom of stairs by nailing through exterior siding into side of stairs from the outside. Attach 2 x 4 x
86” upright. Notch should fit over upper floor. Secure to upper floor using eight penny nails. Hold upright
tightly against lower stairs and allow stair platform to rest on top of the 2 x 4 x 24” that is connected to the
upright. Using sixteen penny nails connect upright to stair platform. Hold top of upper stairs flush with
upper floor and tightly against outer wall. Nail through plywood into upper floor studs with staples or four
penny nails. Nail through side of stairs into wall studs with sixteen-penny nails. This will create a ¾” space
between stairs and upper floor to accommodate railing slats. (see page 14)
11. Create upper walls by attaching studs to the siding. Illustration shows how this will look from the inside.
Studs should be spaced at 24” on center except where otherwise indicated or when placing them flush with
window cutouts. (see page 9)
12. Connect wall top plates to upper walls by toe-nailing to upper wall studs with eight penny nails. Connect all
pieces together at the corners using sixteen penny nails. (see page 10)
15. Build and install porch roof uprights. Secure bottom of uprights by nailing through floor studs into uprights
using sixteen penny nails. Upright with notch corresponds with notched railing. (see page 12)
16. Build and install porch roof. Bottom of porch roof framing is 73” from the floor. Bottom of porch roof
framing in the door section is 79 3/8” from the floor. Use sixteen-penny nails to connect porch roof to exte-
rior wall nailing into wall studs, then secure the roof to the wall by using 4” carriage bolts. Connect uprights
to porch roof using sixteen penny nails. (see pages 12 &13)
17. Build and install exterior hand rail and railing slats. Connect handrails by pre-drilling holes and using 3”
screws. Top of handrail should be 24” from main floor. Railing slats are made by ripping a 1 x 6 x 27” into
3 pieces that are 1 ¾” wide. You will need 92 rail slats for the porch and the deck. Attach railing slats 3 ½”
apart using 1 ½” finish nails. (see page 12)
18. Install interior railing. Connect handrails by pre-drilling holes and using 3” screws. Top of handrail should
be 22” from second floor. Upper floor railing slats are made by ripping a 1 x 6 x 25” into 3 pieces that are 1
¾” wide. Cut stair rail slats to fit. Attach railing slats 3 ½” apart using 1 ½” finish nails. (see page 15)
19. Install roof sheeting to porch. Nail every six inches using staples or eight-penny nails. (see page 16)
20. Install roof sheeting to playhouse roof. Nail every six inches using staples or eight-penny nails. (see page 17)
21. Build and install corner molds. Corner molds are built by ripping 3 inches off of a 1 x 6. This will give you
one piece that is 3 1/16” wide and a smaller piece that is 2” wide. You then overlap the large side over the
small side and nail them together with finish nails. Construct angled corners per drawing. (see page 13)
22. Install 2x4’s all around outside edges of roof sheeting by nailing every eight inches with staples or eight-pen-
ny nails. These parts need to be custom fitted; therefore there are no cutout instructions for these parts. (see
page 18)
23. Cut and install gingerbread trim using supplied template. Hold trim flush with top of roof sheeting. Nail
to roof 2x4’s using staples or eight-penny nails. Nail all corners together with 1 ½” finish nails. These parts
need to be custom fitted; therefore there are no cutout instructions for these parts. (see page 18
24. Cut and install drip edge. Drip edge is made by ripping 1 x 6 boards into 1 ¼” strips. You will get 4 pieces
from each 1 x 6 board. Hold drip edge flush with top of trim boards and nail every eight inches with 1 ½”
finish nails. These parts need to be custom fitted; therefore there are no cutout instructions for these parts.
(see page 18)
26. Attach 3” butt hinges to doors 10” from top and bottom using 1 ⅝” screws. Attach hinged doors to frames
allowing a ¼” gap between top of door and door frame opening.
27. Install doors and door trim. Doors are attached using 3 inch screws. Trim is attached using 1 ½” finish nails.
You will need to shim sides of door. (see page19)
28. Install door knob per manufacturers’ instructions.
29. Build windows that go in doors. After nailing window frame and face together using 1 ½” finish nails, route
the back side ½” deep (shown in blue hatch on drawing) using a ⅜” rabbeting bit. Install grid pieces hold-
ing them flush with window face. Cut plexiglass to fit and install with ¼”” rope and 18 x ⅞” nails. You may
route a decorative edge on the front of the grids. (we use a ½” round over bit) Plexiglass windows are in-
stalled by inserting windows into the openings that have been cut in the siding. Secure windows with 1 ¼”
screws from the inside of the playhouse. Door window is installed by inserting window into the opening and
securing with 1 ½” finish nails through face frame. Install face frame to opposite side in the same manner.
(see page 20)
30. Build and install side light windows using same methods. (see page 21)
31. Build shuttered windows. After nailing window frame and face together using 1 ½” finish nails, route the
bottom of the front side ½” deep (shown in blue hatch on drawing) using a ⅜” rabbeting bit. Install shut-
ters using 3” T-hinges. Attach T-hinges using ½” wood screws. Attach window latches to inside of shutters.
Route top of back side ½” deep (shown in blue hatch on drawing) using a ⅜” rabbeting bit. Cut plexiglass to
fit and install with ¼” rope and 18 x ⅞” nails. (see pages 22 and 23)
32. Install windows. Nail sides bottom and top of window frame to wall framing using eight penny nails. You
will need to shim sides of windows. Nail window face boards to wall using 1 ½” finish nails.
33. Build hexagon window. All angles are 60 degrees. Nail all parts together using 1 ½” finish nails. Route back
side ½” deep (shown in blue hatch on drawing) using a ⅜” rabbeting bit. Cut plexiglass to fit and install with
1/4” rope and 18 x ⅞” nails. Cut opening in siding and install in same manner as other plexiglass windows.
(see page 24)
35. Install swing by screwing 2 eye hooks into the proper porch roof stud spaced approximately 26 inches apart.
Cut chain to desired length and hang swing.
36. Build bay window. See instructions on pages 27-29. Install windows into bay window frame using 1 ½’ fin-
ish nails. Install entire unit by inserting into opening on wall #1. Secure to wall framing using 3” screws.
37. After installation of shuttered and bay windows install 2 x 4’s to tops and bottoms of windows on the inside
of the playhouse. Secure these pieces by toe-nailing with eight penny nails and stapling or nailing from the
outside. You can then secure face trim of the shuttered windows using 1 ½” finish nails.
38. Build deck using sixteen penny nails. Attach plywood using staples or eight penny nails. Attach deck to
house using four 4 ½” carriage bolts. Set pier blocks and install uprights ensuring that the deck is level and
uprights are plumb. Install railing and rail slats in same manner as porch rail. (see page 30)
