PERFECT OFFER PACK 


 
Checklist for Making a Perfect Offer: 
 
❏ Pre-qualify the seller using the “4 Pillars” 
Before you go on an appointment… pre-qualify the ​condition​ of the 
property, plus the seller’s t​ imeline​, m
​ otivation​, and p
​ rice​.  
 
Do this every time, no exceptions!  
 
Otherwise… you’ll waste time going on unqualified appointments, get 
frustrated and discouraged, and quit.   
 
❏ Get “advanced agreement” 
Before you go on an appointment, ask the following question so you 
can identify and prepare for any objections:  
 
“(​SELLER’S NAME​), when I see you tomorrow… if what I say makes 
sense, and you feel comfortable with everything… is there anything that 
would stop you from moving forward with my offer?” 
 
❏ Show up 15 minutes early 
Don’t set a bad tone for the appointment by showing up late, it’s rude 
and unprofessional. Instead, show up early, sit in your car with no 
distractions, and prepare mentally until it’s time to go in.  
 
❏ Show up with certainty and likeability 
Certainty means going into the appointment with 100% confidence 
your offer is the BEST option for the seller and can solve their 
problem (without acting like a know-it-all, egomaniac, real estate 
investor).  
 
Likeability means mirroring and matching the seller’s behavior, and 
actively listening (confirm and approve) to everything they say.  
 
❏ Take pictures of the home 
Get as many shots as needed so a cash buyer could make a buying 
decision, sight unseen, WITHOUT any big surprises.  
 
Outside:​ take pictures of all four corners of the property (make sure 
the garage door is shut). 
 
Inside:​ holding your camera from your chest, get shots of anything 
that’s distressed or mechanical (leaks, fire damage, the air 
conditioning units, furnace, and so on).  
 
❏ Present the offer at the kitchen table  
The kitchen table is an informal gathering place for family and 
friends, which makes it the perfect place to present the offer.  
 
Sit NEXT to the seller, not across… you’re on the same team, not 
competitors.   
 
❏ Refer to the offer as the “paperwork” or the “agreement” 
“Contracts” are scary, lots of legal jargon and hidden catches.  
 
❏ Present the price and terms of the offer  
Present the offer by walking the seller step-by-step through the major 
terms (this is where most of the seller’s questions are going to come 
up, so be proactive about this). 
 
Then, present the price with firm enthusiasm.  
 
 
 
❏ Show your commitment first  
You sign the offer first, then turn it around, and ask the seller to sign.  
 
Once they see you’re committed, they’re going to feel obligated to 
reciprocate.  
 
The seller signing the offer is the natural conclusion to making a 
good presentation.  
 
❏ Use the TurboScan App

attorney) so they can get the process started.  
 
Tell the seller what you’re doing and that everything is off to a great 
start, and then leave the original offer with THEM so they can review

❏ Virtual wholesaling tip! 
Do not email the seller your offer, and then make a follow up call and 
expect them to sign it (they will drag their feet or ‘ghost’ you).  
 
Instead, set a time to go over the contract together over the phone 
ASAP: 
 
“(​SELLER’S NAME​), most of the sellers I work with want to make sure 
they understand the paperwork…  
 
At (​TIME​) today, can we get on a phone call… and you get in front of 
your computer and pull up my offer... so we can go through it 
together?”

AGREEMENT TO PURCHASE REAL ESTATE

PURCHASE PRICE:​ ​Buyer will pay the purchase price of _________ to Seller.

EARNEST MONEY:​ Buyer will pay $1,000 to Seller as an earnest money deposit, which shall be
deposited with the title/escrow company. If Buyer fails to close then the earnest money will be forfeited to
Seller as full and liquidated damages.

CLOSING TERMS AND CONDITIONS:​ Buyer and Seller hereby agree Buyer to pay full Escrow
Fee, Full ALTA Owners Policy, Full Lenders Policy (if required by Lender), Full CPL Fees, Full
Endorsements, Fully Recon Tracking Fee, Full Recording Fee, Full Delivery Fee and Full Notary Fees.
Title will be transferred by warranty deed at closing. Seller agrees to provide clear title, free and clear of
any lien or encumbrance. Unless otherwise negotiated, the property shall be vacant and free of personal
property 24 hours prior to close of escrow. If the Property is leased at the time of closing then rents will
be prorated and any tenant security deposits will be transferred to Buyer. All taxes will be prorated and
Seller will pay any back taxes at or before closing. This agreement is assignable.

ACCESS & INSPECTIONS:​ Seller shall make property accessible to Buyer, Buyer’s partners, agents,
assignees, contractors, lenders, or appraisers prior to closing. Buyer may market the property prior to the
close of escrow. This agreement is subject to a satisfactory inspection of the property by buyer. Buyer’s
Inspection Period shall be ____ days after Agreement acceptance. Buyer retains the right to cancel the
Agreement without recourse during the inspection period.

PROPERTY SOLD “AS IS”:​ The Buyer is purchasing the Property “as is”. Buyer agrees Seller is not
responsible to make repairs or improvements to the property prior to closing. However, this agreement is
contingent upon a satisfactory inspection of the property by the Buyer.

BUYER’S DISCLOSURES:​ The managing member of the purchasing entity is a licensed Arizona real
estate agent/salesperson. Employees/contractors of the purchasing entity may be licensed real estate
agents/salespersons. Buyer and/or his employees are not representing any party and Buyer and Seller
agree that each is acting in their own best interest. Buyer’s exact vesting to be determined in escrow.
SELLER ACKNOWLEDGMENT:​ ​Seller hereby acknowledges that all negotiations and deadlines
with Buyer have been and are at arm’s length and that Buyer has exerted no duress or undue influence
over Seller or Seller’s family in connection with this Agreement. Seller is aware that the Buyer is
purchasing the Property for immediate and/or concurrent resale and profit.

ATTORNEY FEES:​ If legal action is needed to enforce any part of this Agreement, the winning party is
entitled to reasonable attorney fees and cost.

THIS IS THE ENTIRE AGREEMENT:​ This Agreement is complete between the Parties. No other
representations have been made or relied on in making this Agreement. If any part or provision in this
agreement is held to be invalid or unenforceable, the remaining valid provisions will stay in force and
effect.

HOA Fees:​ Buyer is responsible for all HOA transfer fees

This Agreement must be accepted and signed by Seller by 5:00 p.m. on: __________. If not accepted by
