MEMORANDUM OF AGREEMENT
This MEMORANDUM OF AGREEMENT, dated ______ April 2021, is by and

between:
DIONISIA G. JECINO, of legal age, Filipino citizen, widow and a

resident of Brgy. Cabalawan Tacloban City, represented herein by her daughter,
Atty-in-fact ROSEMARIE G. JECINO , likewise of legal age, widow and a
resident of brgy. Cabalawan, Tacloban City ,hereinafter referred to as SELLER;
- and -
NOEL P. YU, of legal age, Filipino citizen single and resident of P.

Gomez, Street, Tacloban City, hereinafter referred to as BUYER;
W I T N E S S E T H:
WHEREAS, this AGREEMENT is pursuant TO SELL;
WHEREAS, the SELLER is a conjugal owners of a parcel of land denominated as Lot No.
4299-E Portion of Tacloban cadastral survey, Csd-08-006868-D being a portion of Lot 4299,
situated at Brgy. Cabalawan Tacloban City by virtue of Extrajudicial Settlement of Estate among
heirs of Spouses Iluminado pulga and Rufina Doldol Pulga on October 10, 1998 and entered in
the Notarial register of Atty. Generoso Casimpan as Doc. No. 466’ Book No. 95; Series of
1998;
WHEREAS, the BUYER is desirous to buy portion of the above-described parcel of

land as can be gleaned in the unapproved subdivision Plan signed by Geodetic Engineer
HENRY VELASCO within the area of Rosemarie G. Jecino with an area of One
Hundred (100) square meters. Said unapproved plan is attached hereto;
NOW THEREFORE, for and in consideration of their mutual covenants, the parties
have hereunto entered into this agreement the following terms and condition to wit:
1. That the parties agreed the selling price is ONE MILLION PESOS
(Php1,000.0000)
2. That the first payment to be paid by the buyer to the seller is Seven Hundred
Thousand Pesos ( Php 700.000.00)
3. That the second payment to be paid by the Seller to the buyer is Two
Hundred Thousand Pesos ( Php 200,000.00)
4. That the remaining balance of One Hundred Thousand Pesos
(Php100,000.00) shall remain to the buyer for the expenses stated in Par.
5 and 6 in this memorandum agreement;
5. That the payment of Estate Tax of the late Iluminado Pulga and Rufina D.
Pulga and the late Iglecerio Jecino and other incidental expenses shall be
shouldered by the SELLER;
6. That the Capital gains, Documentary Stamp tax, Notarial fees and other
fees relative to the sale between hrs. of Iluminado and Rufina Pulga and
Spouses Iglecerio and Dionisia Jecino shall be shouldered by the SELLER;
7. That pertaining to the sale of the herein parties, capital gains, Documentary
Stamp tax, Notarial fees and other miscellaneous expenses shall be
shouldered by the BUYER;
8. That the parties herein agreed that the BUYER and SELLER equally divide
for the payment for the transfer of the house erected on the subject property
base on the market value of the house;
9. That once the Seller acknowledge to receive the amount of Nine Hundred
Thousand Pesos (900,000.00) from the buyer , the buyer will immediately
took possession of the subject property;
10. That after the registration of the sale in favor of buyer before the office of the
City Register of Deeds of Tacloban and issuance of new tax declaration in
the name of buyer, the buyer will liquidate the expenses return to the seller if
any remaining balance of the expenses to the sell.
IN WITNESS WHEREOF, the parties have hereunto affixed their signatures this __
day of April 2021 in Tacloban City, Philippines.

ACKNOWLEDGMENT RECEIPT
RECEIVED the amount of TWO HUNDRED THOUSAND (200,000) from NOEL P.

YU, both of legal ages, Filipinos, and residents of Tacloban City, as PARTIAL PAYMENT for
the sales of a certain portions of a parcel of land, more particularly described as follows:
“A parcel of land designated as Lot No. 4299-E portion sold containing an
area of ONE HUNDRED (100) SQUARE METERS situated in the barangay
Cabalawan, Tacloban City. Bounded on the NW. along line 1-2 by Lot No. 4299-
B; on the NE., along line 3-4 by Lot No. 4309 and on the SE., along line 3-1 by
National Road, containing an area of FOUR HUNDRED THIRTY TWO (432)
SQUARE METERS, more or less." by lot owned by Federico Matador; on the
South and West by Lot No. 5329 (Remaining Portion), containing an area of
FOUR THOUSAND TWO HUNDRED FIFTY ONE (4,251) SQUARE
METERS, more or less."
