RENTAGREEMENT

NOW THIS AGREEMENT WITNESSETH as follows


1. THE LESSEE HERBY covenants with the Lessor as follows

() To pay to the Lessor the monthly lease rent R s . 14,000/- (Rupees Fourteen

Thousand) per month for 33 months from the date of signing excluding electricity

consumption charges.
(ii) The First Party is the owner of premises measuring 1100 sq ft situated at 2 Floor

of 06(80) Central Road, ward no 09, PO-Nonachandanpukur, PS Titagarh, North

24 P.G.S, Kolkata - 700 122

(ii) The Second Party has approached to the First Party for use of aforesaid premises

only for Business Purpose.

(iv) The First Party has agreed with certain terms and conditions to avoid future

complication/ confrontation/ disputes and terms and conditions as follows:

TERMS AND CONDITIONS


1. License fee of Rs. 14,000/- (Rupees Fourteen Thousand) only per month which

shall be payable within the 7" day in every month of English Calendar by the

Second Part.

That the Second Party will enjoy and use the said premises only for Business

purpose.

3. That the Licensee shall deposit a sum of Rs 28.000/- as Secunmney wne

the licensor shall refund without any interest at the time of vacating the premlses

by the Licensee.

4. That the Second Party shall use the electric meter of First Party for his own

consumption of clectricity of the said place and will pay electric charges o

electric bill amount on the monthly basis to the First Party

5. In case second party does not wish to continue occupying the rented premises, it

may handover the peaceful possession after giving three months of notice to the

first party.

6. The Licensor has good right and full power to grant lease of the demised

premises to the Lessee.

7. The Licensor shall pay during the continuance of this lease al rates, taxes and

other charges now payable or hereafler to become payable in respect of the said

premises occupied by the Licensor to Local Municipality or any other authorities

@100% as agreed.

8. That the Second Party not make nuisance or create trouble to the First Part and

neighbors.
That during the tenancy the Second Party shall not damage any furnish things,

12. That the Second Party shall not keep any combustible/ inflammable goods in and

around the said room or any part of the said premises portion.
13. That during the tenancy the Second Part shall not do any illegal trade or business

in and around the said room or any part of the said premises portion.

14. That during the tenancy maintenance and cleanness of said room shall be borne

by Second Part.

15 To permit the Lessor or their agent to enter and view the state of the demised of

the demised premises at all reasonable times on previous notice.

16. That the Lessec shall at the expiry or sooner determination of this lease be fully

entitled to remove the fittings and fixturs.

17, That during the tenancy of said room clectrie lines repairs and all such

maintenance expenses shall be borne by the Second Party.

18. That any dispute arises between the First and Second Party will be resolved by

both the parties and there will be no interfering shall be allowed by the third

party.
19. That during the tenancy period, if the Second Party behaves and conducts well/

reates good relation with the First Party, then this leave & licence agreement

may extend further period in future.

20. That the both parties shall abide all the clauses mentioned above.
