RENTAL AGREEMENT

An Agreement of Rent made on this ___ June 2022 between


__________________________________________________________________________________________
_____________________________________________(hereafter called the LESSOR which
expression shall wherever the context so admits include her heirs, executors,
administrators and assigns of the ONE PART).
And
___________________________________________________________________________________
___________________________ (hereinafer called the LESSEE, which expression shall
wherever the context so admits include her heirs, executors, administrators
and assigns of the Other Part).

WHEREAS the LESSOR is the absolute Owner of schedule mentioned


property in No.41, Shree Bhuwneswari Raksha Apartment, 14th Cross Street,
New Thillai Nagar, Vadavalli, Coimbatore – 641 041.

Whereas the LESSOR agrees to let and the LESSEE agrees to take all that
schedule mentioned property for residential purpose only.

TERMS AND CONDITIONS :-

1. The period of Rent shall be for 11 (eleven) months commencing from


---.06.2022.

2. The advance amount of Rs.______________/- (Rupees


___________________Only) was paid by the LESSEE to LESSOR, further agrees
to repay the advance amount with no interest at the expiry of the
agreement period upon possession being handed over to the LESSOR by
LESSEE.

3. The rent for the schedule mentioned property is accepted as Rs._______/-


(Rupees __________________________nly) and Maintenance Charges
Rs.__________/- (Rupees ____________________ Only) per month by the
LESSEE. The rent shall be payable on or before 5th day of English calendar
month.

4. If the LESSEE is failed to repay the rent amount consequently two months
the LESSOR has right to terminate the rental agreement and take
possession immediately.
5. The LESSEE further accepts to pay the electricity charges as permeter
reading, and water charges by monthly during the period. The LESSOR
shall pay the property tax to the schedule mentioned property.

6. The rent shall be increased 5% on the prevailing rent at the end of every
11 (Eleven) months if the Rent is renewed by mutual and express consent
between both the parties.

7. It is mutually agreed that both parties shall give 3 months notice in


writing to each other in the event of LESSOR asking the LESSEE to vacate
the premises and the LESSEE intending to vacate the premises.

8. The LESSEE agrees at the time of vacating the premises he will get back
the advance amount of Rs. _______________/- (Rupees _____________ Only)
without any interest and also no further amount will be claimed from the
LESSOR. If any damages in the building at the time of handing over the
premises to the LESSOR, The LESSEE will agree to deduct the amount
from the advance amount and the balance amount will be refunded by
the LESSOR.

9. The LESSEE agrees and assures that the schedule mentioned property at
no point under any circumstances would used for any other activities
excepting the residential purpose.

10. The LESSEE agrees not to sub Rent the property to any third party, the
LESSEE further agrees to maintain the property in good condition as it is
now.
11. The LESSEE agrees that at the time of vacating the premises he would
paint the said premises and handed over the possession to the LESSOR.

12. After the expiry of the Rental agreement if LESSOR and LESSEE both
mutually agreed, and put fresh agreement at that time or the LESSEE will
handed over the possession to the LESSOR immediately.

13. This agreement is prepared in original with LESSOR and Xerox copy with
LESSEE shall retain one copy with them.

14. No of Tube lights : _______ No of Fans : ________.

15. The LESSEE In the apartments should responsible for any water/ waste
water / Septic Tank unloadings. All the LESSEE share and have to
maintain it by their risks.

In witness thereof, the LESSOR and LESSEE have hereunto set their hands affix
their signatures to this agreement in the presence of the following witnesses.
