AUTHORITY TO SELL With HOLD OVER CLAUSE
This is to formally authorize your Realty office and its Real Estate Salespersons to
negotiate the sale of our property best described below on an exclusive basis and with
the following terms and condition:
1. The asking price will be One hundred twenty thousand pesos only
Php (120, 00.00), or Php 1,200 per sq.m.
2. Terms of payment/s: Monthly (cash/check)
3. The capital gains tax, documentary stamps, broker’s commission,
certification, reproduction cost, transfer’s tax and other fees will be to the
account of the buyer.
4. This authority is valid for a period of not more than One hundred and eighty
(180) days from execution, and during this period, only the BROKERS and
the SELLER can sell the above-described property unless revoked by me.
5. Your realty office/salespersons will still be credited with sale of this property
and therefore entitled to all commissions and the fruits of this transaction
even if the sale is consummated after the expiration of this provided the buyer
was formally registered by you to us during the life of this authority.
I HEREBY CERTIFY that I am the owner of the said property and the said
property is free and clear from any liens or encumbrances other than those
annotated in the original copy of this title on file with the proper Registry of
Deeds.
