Repair and Rehabilitation of ELJ Dormitory

INTRODUCTION
The ELJ Dormitory is found in Palayan City Nueva Ecija, A dormitory (originated from

the Latin word dormitorium, often abbreviated to dorm) is a building primarily providing

sleeping and residential quarters for large numbers of people such as boarding school, high

school, college or university students.

The researchers are to investigate and survey in ELJ Dormitory in Palayan City, a

dormitory in Nueva Ecija that is not properly built due to government issues. This dormitory

needs to be repaired and rehabilitated.

A dormitory is a place where students could meet various people and develop friendships

and it could also develop self-independence (Moffat, 1970). For some, living in a dorm is the

typical college option. Dorm life means living on campus and not having to deal with the hassles

of commuting and the need to cook for meals. Living in a dorm can also affect the study habits

of a student. Students who stay in on-campus dorms perform better academically than those in

off-campus living arrangements. The aim of this study is to determine basic features for an ideal

dormitory room by finding answers to questions relating to

dorm students’ friendly relationships with each other, planning dorm rooms, study environments,

heating and lighting services. Dormitory buildings as


housing providers for students have a significant effect on learning performance. The quality of

the dormitories is an essential factor influencing student decisions when choosing universities.

Students consider the dormitory

building as their second home, so students have high expectations for the dormitory building

quality Living in a dorm can also affect the study habits of a student. Students who stay in on-

campus dorms perform better academically than those in off-campus living arrangements.

Student dormitory is an essential accommodation facility to be provided by University. However,

not many universities furnish this facility. In some University, off campus student

accommodation have been built and managed by surrounding housing owner. The existing

accommodation does not provide the study environment because they are separate from

university facilities. Dormitory has some weaknesses against disaster such as fire because of high

population density and strict control of access in night time. The purpose of this study is

suggestion of a guide of effective floor plan for improvement of evacuation safety. The circuit

type floor plan shows best evacuation characteristics and this result is anticipated to be adopted

to design process of new dormitories and will contribute to improvement of evacuation safety.

Plans for preventing disasters are studied and evacuation safeties are analysed using network

model analysis method according to plan types. The weakness of disaster prevention is

quantified, and effectiveness of bidirectional evacuation is confirmed. This study explores the

problems and challenges faced by several universities to allow, commonly, the first year students

to enroll in dormitory.

LOCAL

Living in a boarding house or dormitory is necessary for students who come from far

places. In Philippines, an observable statistics of university students from neighbouring


provinces and the city’s outskirts live in these temporary residences. However, reports reveal that

these housing facilities, most of the time, fail to consider students’ safety and welfare. This study

determined the living conditions of university students in boarding houses and dormitories. This

is anchored on the premise that the physical and environmental components of these residential

facilities could afect students’ holistic well-being. Data elicited through survey involving ive

hundred seventy-one (571) respondents and focused group discussion among selected groups of

student-boarders/dormers, reveal that a student’s stay in a boarding house and dormitory has

significant contributions to his/her personal, social, academic and emotional growth. But , this

has nothing to do with the development of his/her spirituality. Results Vol. 1 January 2012

International Peer Reviewed Journal 67 demonstrate further, that respondents have recognized

their boarding houses and dormitories possessing good basic housing facilities. However, they

felt the deficiency in the provisions of safety and security facilities especially on fire escapes or

exits and fire extinguishers. This manifests that most operators have violated some requirements

set under the Building Code of the Philippines.

ELJ Dormitory (Related Studies)

Living in a boarding house or dormitory is necessary for students who come from far

places. In every dorms, an observable statistics of university students from neighbouring

provinces and the city’s outskirts live in these temporary residences. However, reports reveal that
these housing facilities, most of the time, fail to consider students’ safety and welfare. It is

believed that dormitory operations is a good business and are sources of additional income

for the house/ building owners. However, some operators of these

boarding houses do not have permit to operate; failure of securing for

permits are atributed to numerous requirements and the high costs of

fees as gleaned form the interviews made among operators/ owners.

The purpose of renovations is to bring buildings up to the current fire code or to make the

building more accessible for handicapped residents or visitors. Many residence halls are in use

most of the year; open for students from August to May and for conferences or camps in June

and July.

Adaptation of existing buildings not only will save money in the long run, it also promotes the

existing history as well as the image and tradition of the campus.

In this research we have only focused mainly on how household behavior would contribute to

sustainability through maintenance, future research may consider the reasons for such behaviors.

Future research may wish to consider examining the influence maintenance organizations on

maintenance behavior, and to verify the model proposed in this study. The development of

Dormitory Residential Management System (DRMS) should accommodate the process of

enrollment, payment and booking from student online and support the staff to control and

manage integrated program or activities based on determined schedule. Factors that infuence

how well a student can perform likely also influence a particular student's
choice on where to live. Many large universities require freshman to live in dormitories on the

basis that living on campus leads to better classroom performance and lower drop out incidence.

ELJ Dormitory (Related Readings)

Universities had successfully developed facilities or plans to cope with the problem of

providing roams for students. This successful management of the physical facilities problem

made possible the emergence of an increased sensitivity residence halls have for contributing to

education and other forms of personal development. Over a period of seven semesters male and

female clients were treated in a living unit on two corridors of a large university dormitory.

Approximately the same number of volunteer students lived in the unit and a group of students

who were nominated but did not participate served as clinical controls.

Each University Dormitory needs a Rehabilitation Center for each student’s mental issues, so

they can focus on the academic.

Synthesis and Justification


In the current scenario of ELJ dormitory in Palayan City, Nueva Ecija, repair and

rehabilitation plays a vital role as it serves important purposes in building applications. In the

case of heritage structures, it serves as an unavoidable answer to safeguarding the integrity of the

structures. Heritage building restoration and rehabilitation are now more widely discussed issues,

especially in wealthy nations. The primary flaws that have been reported are examined, and a

viable and affordable fix for each flaw is found by balancing the cost, lifetime, and adaptability

of the fix. Many structures in ELJ dormitory may need Repair and Rehabilitation for one of the

following reasons

1. Broken glass window and tiles

2. Decayed and damaged Ceilings

3. Faded Wall paintings

4. Smashed doors

5. Defective outlets and ventilation system

6. Ruined Comfort Rooms

Cement, lime, fine and coarse sand, water quality, bamboo or wood, and brick are examples of

building materials. Technology encompasses a wide range of elements, including quality

standards, construction techniques, and architectural design. One last important factor is

workmanship, which covers a variety of tasks like building construction, interior design,

waterproofing, and building upkeep. The main process flow used in repair and rehabilitation

includes identifying the structure that needs to be renovated, learning about its history, doing
preliminary testing, identifying problems, and finding a viable solution that is practical given the

topography of the structure.

Theoretical Framework

This case study is based about the dormitory management system, rehabilitation of

dormitory and the student’s safetiness inside the dormitory, and also the effect of dormitory to

the students. The DMS is an information system that will possibly replace the manual process of

transactions and monitoring of students in the dormitory. The said project was developed in

Visual Basic and MySQL. The list of literature presented below serves as a guide and reference

for the conduct and development of the researcher’s own version of dormitory management that

will fit the needs and requirements of the client.

A dormitory is a place where students could meet various people and develop friendships

always ensure the safetiness and cleanliness of the dormitory because it can affect the students

life. For some, living in a dorm is the typical college option. Dorm life means living on campus

and not having to deal with the hassles of commuting and the need to cook for meals. On the

other hand, living in a dorm means limited space. It also means dealing with a dorm roommate.

Dorms also are not open all year long, so students have to find other accommodations on

vacations. And dorm life usually means eating fixed meals. Living in a dorm can also affect the

study habits of a student. Students who stay in on-campus dorms perform better academically

than those in off-campus living arrangements. The main benefit to living on-campus is that a
student is a short walk from the campus library, which can help a student succeed in his or her

research papers. Closeness to the library contributes to students using their study time wisely.

Though most students perform better academically, some students have their grades suffer

because they are unable to focus on their studies with everything that’s going on around them

because dorms are rarely solemn.

But among all these, the top priority of dormitories shall be its safetiness , specially the fire

safetiness. There should be working fire sprinkler system and hard-wired smoke detection and

alarms in every dormitory room with CO2 alarms outside of every sleeping area. Sprinkler

systems or alarm systems should never be tampered with or shut off, and a clearance of at least

18 inches should be maintained around sprinkler heads. Dormitories play a key role in

complementing the occupational safety and health (OSH) system in the work environment.

These dormitories greatly affect the physical and mental health of factory workers and provide

them with a place to rest after working hours, thus impacting, positively or negatively, on their

quality of life as well as their capacity for production and work.

Dormitory inspections are considered an integral part of the inspection/ assessment regime of

factories and are performed through on-site visits. The aim is to examine the conditions of these

dormitories, assess their suitability as accommodation and ensure that employers fulfil the

necessary requirements and conditions laid out in national legislation, such as preventing health

hazards, accordance with building codes (Jordanian national building constitution), Jordanian

standards and specifications, and international labour standards.
