General Specifications
I. SCOPE OF WORK
1. General – The work to be done should be generally consist of provision of all labor, materials,
plans equipment, supervisions, and other facilities necessary and required for the construction
of Residential building in strict compliance with the plans, specification and other related
works, unless otherwise specified in the contract.
2. State of works
a) Site preparation.
b) Complete construction of the building shall be done in according with the Architect design,
supervision until completion per plan and spec’s.
c) Complete plumbing fixtures, septic vault and all piping to make the system operational.
d) Complete electrical system includes fixtures, rough-in, and wires to make the system operational.
e) Painting materials must be of Davies brand for all masonry and enamel paints.
f) Testing and adjustment.
All concrete works shall be done in according with the standard specs for concrete and
reinforced concrete.
a) Portland cement of approved brand shall be used. Aggregate shall be hard uncoated
grains, strong and durable and reasonably clean.
b) Water for gauging shall be fresh, free from oils and alkalies.
c) Class “A” (1:2:4) mixture for all columns, footing and beams except for floor slabs and
steps on fill which is class B (1:2.5:5).
d) Concrete floor and steps on fill shall be laid on a prepared foundation.
e) The earth fill shall be placed in layer not exceeding 0.10 (4”) in the thickness, each
layer being thoroughly wetted, rolled and tamped. Said fill shall be made as soon as the
concrete in walls and in foundations have set sufficiently to permit tamping.
f) Metal Reinforcement to be used shall be new billet steel, wieldable quality and free
from rust, oil, grease, or kinks. Spacing of bars shall be done in accordance with the
ACI-building code. Tie wire shall # 16 G.I Wire.
g) Keep concrete continuously wet or moist for at least (1) week after placing, curing shall
begin as soon as concrete has attained initial set.
1. Concrete Hollow Blocks (CHB) shall be 100mm (4”) of any brand done for interior and
exterior, unless otherwise specified on the plan.
2. All hollow blocks shall be laid plumb and true to line on a 3/8” cement mortar bed 1:2 mix.
3. Provide vertical and horizontal bars 3/8” (10mm) at every other course tied securely and
anchored at the foundation.
4. Plaster finish shall consists of one part cement and two part fine sand.
IV. CARPENTRY:
A. LUMBER:
Mahogany, Gemelina and other good lumber: Kiln-dried, sound and thoroughly seasoned,
warp free, smooth and level on one side or where ever in contact with paneling. Used one color of
shade for assembly framing, which are exposed frameworks and other or finishing carpentry works.
B. PLYWOOD:
Shall be of local manufactures and hot pressed 6mm (1/4”) thick marine plywood for forms
and ordinary plywood for interior ceiling board, miscellaneous backing, patching and dividing
components of wood closets and cabinets which are concealed or intended to be painted.
2. Adjust and check all hardware hinges, locks, catches, belts, closer and other hardware to
work properly.
3. Provide stikwell or weld wood glue or other approved water-resistant glue for door jambs
and hollow core doors.
4. Fastening shall be common and finishing nails. Flat head wood screws or bolts where
specially called for.
V. CONCRETE ROOFING
DOORS:
Doors shall be in size and type indicated in the schedule as per specified herein.
Doors shall be of the quality of workmanship acceptable by the owner and the
Architect.
1. Hollow Core flushed type doors-indicated in the plans shall be double faced with
¼” waterproofed plywood, facing exterior (or wet area) of bldg. and ¼” ordinary
plywood both faced on interior, all on a kiln-dried lawa-an or gemelina framing and
door jambs.
2. Panel type doors indicated in the plans and bill of materials shall be done in the
accordance schedule as specified in the approved plan.
B. WINDOWS:
All windows shall be on size and type indicated in the plans schedule and the
bill of materials as a specified herein. It shall be able to withstand wind pressure
perpendicular to the outside surface without causing distribution.
All plumbing works to be done shall be furnish necessary for the complete
installation of plumbing system, including all piping connections to the septic tank and
water supply to all fixtures and to the water storage tank and to local water supply mains
or to drilled water supply source. Sizes pipes to be used shall be of the size, which are
required and in accordance with the National Plumbing Code of the Philippines.
All works hereunder shall comply the latest Philippine Electrical Code, the rules
and regulations and electrical ordinances of the location of the project. In addition to the
requirements, are the rules and regulations of the Local Power Company furnishing the
electrical services shall be followed without any conflict with the standard use.
All materials shall be new and shall conform to the underwriter laboratories, Inc.
or Bureau of Labor Standards.
1. Wires shall be rubber covered or thermoplastic type of wires approved for used in
hazardous and wet locations.
2. Panels board to be used shall be flush mounted and set plumbs and symmetrical with
surrounding objects.
3. Electrical voltage service for the premises shall be 240V. Single phase, 60 hertz electric
service for power and lighting.
IX. PAINTING:
The works includes furnishing all labor, materials, equipment and performing all
operation necessary to complete all painting and varnishing as specified herein.
A. Painting materials shall be “Davies paints” or approved equal. Use (1) brand only for the whole
structure. All exposed finish hardware, lighting fixtures and accessories, glass works and the
likes shall be protected so as not to stain with paint and other painting materials prior to
painting works. All other surface which should be taped and covered with craft paper or
anything equivalently effective.
1. Wood work-all wooden surfaces shall be thoroughly sand papered smoothly, handdressed
and cleaned of dust, dirt, oil and grease. All nail holes, cracks, plywood joints, corner gap
and other imperfections shall be filled with the white glazing putty, sand papered to an
even and smooth surfaces after the first coat have been applied and in between and
succeeding coats. First coat to be applied must be flat wall enamel. Second coat must be
quick dry enamel.
2. Concrete works-before any paint is applied. All surfaces shall be thoroughly dry and free
from alkali, dirt or grease, mortar spots dried on the surfaces, clean and scrapped to an
even and smooth surface. New concrete must be treated with concrete neutralizer or
approved equal. All cracks and surfaces dents must be patched of with the latex putty
after the first coat has been applied. No exterior painting shall be done when the weather
is damped or raining, now and then during the day. First coat to be applied must be flat
latex, Second coat must be semi-gloss latex.
3. Metal work-before any paint is applied, all surfaces shall be thoroughly clean, free from
dirt, oil or grease removal all scale, rust and other foreign matter by wire brush, sand
prepared and if so required. Steel framing shall receive a coat of red lead primer or epoxy
primer.
All other items not included this specifications shall be referred to the Supervising Architect in
conformity with the owner.
