I am writing on behalf of my client, CINDY C. TAN, in connection with the purchase of
your land which was already paid in full in the sum of twenty million pesos (P20,000,000,000.00) as evidenced by the Official Receipt No. 1387563 dated February 22, 2022. The Contract of Sale you executed with my client on December 28, 2021 stated that you shall cause the delivery of all documents evidencing the transfer and conveyance of title over said real property in my client’s name upon full payment of the purchase price. Such documents shall include the following: 1. Deed of Absolute Sale; 2. Original Transfer Certificate of Title over the said parcel of land; 3. Tax Assessment; and 4. Other pertinent documents as proof of transfer of title. Repeated verbal demands of the delivery of the foregoing documents were made by my client upon you, but to no avail. Should you refuse to heed this formal demand within fifteen (15) days from receipt, I shall be constrained to rescind the Contract of Sale and demand the return of the payment made, or legally require you to strictly perform your obligations in accordance with the Contract of Sale.
