- Water Leakage -

1.PROJECT BRIEF

The project is consisting of G+4 Labor Accommodation Building located on plot no.
599 - 1856 @ Jabal Ali Industrial First - Dubai .

The building was initially executed by M/S Becon Contracting, the contractor who
failed to complete the work as per contract with tremendous delay and bad quality
workmanship and management, resulting of which the remaining works was com-
pleted directly by the Client at the contractor’s cost.

The Building Completion Certificate was issued on 21/06/2018 and the project was
handed over to the Client on 06/11/2019 without any defect liability period from the
main contractor as per Contract.

Currently and after the building being occupied, it has been observed water leakage
in various areas which need to be attended immediately.

Upon the Client request we have attended a site visit on 24 March 2021 during which
we have investigated the defect and hereby issuing our recommendation.

2. OBSERVATION

It is been observed different degree of water leakage in all floors in the toilet areas,
specifically around the drainage pipes as per the attached photos. The leakage is re-
sulting it seems from wearing out of water proofing membrane termination around
the drain pipes.

3. RECOMMENDATION

Since the executed works is still falling under the water proofing work performance
guarantee, the Subcontractor is obliged to rectify the defective works at his own cost
by submitting a method statement for review before execution to ensure proper treat-
ment of defected areas zone by zone without disturbing the residents.

The recommended treatment would be as follow:

3.1. Injection of special sealant materials around the pipes as advised by


specialist and ensure no water leakage for a period of 45 days
otherwise,
3.2. Remove the floor tiles entirely and redo the water proofing system
complete with proper termination
3.3. Carry out necessary testing to ensure no more leakage
4. NOTES

4.1. The above recommended work shall be carried out after consultation
and direct supervision by the Engineer or Client representative.

4.2. No work shall be permitted without clear scope and time frame.
