ARTICLE 1
§ 1.1 Consist of agreement, Conditions, Drawings, Proposal, Specifications and documents listed in agreement, modifications.
The Contract Documents consist of this Agreement, Conditions of the Contract, Drawings, Specifications, Addenda issued prior
to execution of this Agreement, other documents listed in this Agreement, and Modifications issued after execution of this
Agreement, all of which form the Contract, and are as fully a part of the Contract as if attached to this Agreement or repeated
herein. The Contract represents the entire and integrated agreement between the parties hereto and supersedes prior negotiations,
representations, or agreements, either written or oral.
ARTICLE 2
§2.1 The Sub Contractor shall fully execute the Work described in the Contract Documents (attached) and as on:
PERMITS
• Renovation permit (REQUIRED 3/16/2023 PER THE CITY’S REQUEST FORCODE VIOLATIONS)
• Building permit, All necessary permits
DEMO
• Property is to be delivered to customer in turn-key condition on or before the date of project completion.
• Project manager and/or owner’s representative will conduct a final walk-through inspection with contractors before
final payment is paid.
• The scope of Demo work includes but is not limited to the following
DEMOLITION
• Remove existing flooring in all rooms (tile in 7 rooms)
• Partially Demo fireplace wall in living to open to kitchen; kitchen peninsula. Support beam if required.
• Demo block wall for bedroom door entry into current bedroom #3 (which will become the primary bath) to connect to
• primary bedroom addition.
• Demo wall of 1 kitchen window to create a doorway into laundry/mudroom which is currently the carport.
LANDSCAPING
• Cleanup and clear the front and back yard of all limbs, grass, leaves, and debris down to the soil. (Determine the best
choice for greenery/grass; seed and straw or sod)
• Remove branches and shrubs in back yard; Tree stump in front yard will be removed.
• Remove current and Install 10 double pane windows.
• Install 1 large picture window in living room (11 windows in The house total)
EXTERIOR
• Stucco entire exterior
• Remove security door in front and back door
• Remove window panels and window awnings on all sides
• Remove 5 poles in the front yard or OPTION 1: use poles to add a front porch with 1 ceiling fan. OPTION 2: Add a
small
• deck in the rear exterior of the home.
• Repair/rectify the drainage issue on front porch
• Remove and replace the green privacy fence and wire fence alongside the home.
• Install new black mailbox
• Widen current carport or pour circle driveway in front of home
• Install 2-3 black exterior porch lanterns (front and back)
• Install gutters and downspouts
• Exterior framing for bedroom (10x11) and laundry (sf TBD)
• Install privacy fence around the exterior of the home.
INTERIOR
• Smooth ceilings throughout; paint white
• Prime and paint walls and trim (8 rooms) (Sherwin Williams semi-gloss; color TBD by owner) +/- 1400sf (home is
• currently 1012sf)
• Install insulation, where needed (master bed and laundry/mud room)
• Install drywall in proposed bedroom addition and laundry/mud room)
• Install 4 ceiling fans (3 bedrooms and living room)
FLOORING
• Install brown LVP flooring throughout the entire home EXCEPT the bathrooms.
• Install stone, ceramic, or porcelain tile in (2) bathrooms
• Install shoe molding, quarter round, cement board, etc.
INTERIOR DOORS
• Remove metal door frames throughout for a clean, modern look
• Install (8) 2-6 panel (specific door TBD) doors throughout (3)
• bedroom doors, 3 closet doors, hall bathroom door, primary bathroom barn door)
• Install brushed nickel doorknobs and hinges throughout
EXTERIOR DOORS
• Install glass back door, if possible
• Install brown cedar wood front door
KITCHEN
• Install (# of knobs TBD after layout) cabinet knobs on top cabinets
• Install (# of knobs TBD after layout) cabinet knobs on bottom cabinets
• Install white shaker style cabinets (NO INSTALLATION NEEDED)
• Install stainless steel energy efficient dishwasher
• Install white subway tile (Tile TBD) backsplash
• Install stainless steel energy efficient refrigerator
• Install stainless steel microwave
• Install granite or quartz countertop peninsula in the kitchen, do not remove entire wall (may be load bearing and more

• Install 6-8 recessed lighting fixtures in kitchen

BEDROOMS
• Install ceiling fans (4) in 3 bedrooms and one in living room.

• Separate tub and tiled shower in master bathroom.
• Tile standard sized standup shower with glass door in hall bathroom.
• Install double vanity in master bathroom.
• Install tub (1), toilet (2), sinks, and hardware.
Additions
• Install 10x12 primary bedroom onto exterior of home.
• Add (size tbd) laundry room/mud room on side of home currently the carport.
ELECTRICAL
• Assess and bring electrical up to code, if needed.
• 20-Amp Circuit (TBD by contractor) for refrigerator, GFCI, garbage disposal, bath, washer.
• Stove wiring
• Home runs
• Can light installation
• Bathroom exhaust fans (2)
HVAC
• Install new HVAC (2-ton unit TBD by contractor) unit
• Install ductwork and vents
PLUMBING
• Install plumbing for new master bathroom.
• Assess current plumbing throughout for drainage issues, leaks, etc.
ROOF EXTRAS
• 25+ faceplates
• 15+ light switch plates
• Caulk
• Drywall tape/glue
• Tile separators
• All Misc items needed
§2.2 No Change orders are allowed except the plan changes. Must get an approval on the change order only if plans
modify.

CONTRACT SUM
§4.1 The Contractor shall pay the Sub Contractor the Contract Sum in current funds for the Sub Contractor's performance of the
Contract. The Contract Sum shall be One hundred Thousand Dollars only. ($1,00,000)
ARTICLE 5
PAYMENTS
§5.1 Progress Payments Amount will be based upon Payment Applications for submitted to the Contractor by Sub Contractor
and Certificates for Payment issued by the Sub Contractor, the contractor shall make progress payments on account of the
Contract Sum to the Sub Contractor as provided below and elsewhere in the Contract Documents.
§5.2 The period covered by each Application for Payment shall be one calendar month ending on the last day of the month, or
as follows: Invoice First to Second Day of Month Receive Payment 20th of Month. Provided that an Application for Payment s
received by the Contractor not later than the (2nd) day of a month, the Contractor shall make payment of the amount certified
to the Sub-Contractor not later than the (25) days after the Contractor receives the Application for Payment.
§5.3 Before payment, Sub contractor has to provide signed and notarized lien waivers for previous receipt.
§5.4 Sub-contractor is bound to share details/lien waivers of any other sub-contractor (for material or labor) he used. Also, of
any further Sub Contractor if involved by same sub-contractor. If he missed to share any sub-contractor detail, contractor is not
bound to entertain that sub-contractor. It’s his responsibility.
§5.6 Retainage 10% and will be paid 45 days after the work has been completed.

The attached proposal is included and is part of this subcontract agreement. The attached Proposal is for pricing and scope
purposes only.
This Agreement entered into as of the day and year first written above.
