AGREEMENT FOR SALE

THIS DEED OF AGREEMENT FOR SALE IS ENTERED INTO AT CHENNAI ON THIS

DAY OF FEBRUARY 2018 BETWEEN,

Mr.PRADEEP A JAIN,

Son of Anil Kumar Dharam Chand Modi, aged about 38 years, residing at No.25, Ibrahimstreet,
Rainbow Paras, Flat No.105, Kondithope, Chennai-600 079, hereinaftercalled the "VENDOR" of
the one Part:

ANDMr.B.DON BOSCO alias B.BASKAR

, Son of Mr.A.R.Chandran, agedabout 41 years, residing at Savariyar Street, Anthoniyarpuram,


Pannur, Kannur,Tiruvallur-602 108, hereinafter called the "PURCHASER" of the Other Part:The
terms 'VENDOR' and 'PURCHASER' shall mean and include whereverthe context so requires or
permits, their respective heirs, legal representatives,executors, administrators, nominees and
assignees

WHEREAS the Vendor is the sole and absolute owner of the Schedule ‘B’ Property, measuring an
extent of 395 Sq.ft Undivided share of land in 2340Sq.ft. in Plot No. XXX, “PADANJALI
PADMANABHAN COLONY” BARDWAJ NAGAR,(Approved and Sanctioned by the MMDA, vide
PPD/LO.No.130/93, dated18.10.1993, Letter No.L1/20524/93), comprised in Survey No. 215/18,
PattaNo.12381, situated in Varadharajapuram Village, Sriperumbudur Taluk,Kanchipuram District,
morefully described in Schedule A hereunder, he havingpurchased the same from and out of his own
funds from Mr.N.VEERARAGHAVAN,through his Power Agent Mr.RAJESH, Proprietor of
M/s.Bhagavathy Associates,(Power of Attorney registered as Doc.No.4059/2016, dated 04.08.2016,
in SROPadappai), under a deed of Sale, dated

24.10.2017

registered as

Doc.No.5622/2017

, in Book 1, in the Office of the Sub Registrar of Padappai.WHEREAS the Vendor had constructed a
Flat in the First Floor with thehelp of builder, namely M/s.Bhagavathy Associates, measuring an
extent of 778Sq.ft. (including common area) bearing Flat No.F-3, together with Car Parking,

Building known as “

SRI KURUMBA HOMES

”.

WHEREAS the Vendor herein is the sole and absolute owner of theSchedule B mentioned property
and the Vendor is in uninterrupted possessionand absolute enjoyment of the property ever since the
day of the said purchaseof the flat.WHEREAS the Vendor assure that except her no one else have
any right,title, claim, share or demand over the schedule B property and the same is freefrom all
encumbrances, charges and claims.WHEREAS the 'VENDOR' is in need of funds, hence she offered to
sell theFlat No.F-3, measuring an extent of 778 Sq.ft. with Car Parking, together with395 Sq.ft.
Undivided share of land out of 2340 Sq.ft. morefully described in theSchedule B hereunder, for a sale
consideration of

Rs.31,25,000/- (RupeesThirty One Lakhs Twenty Five Thousand only)

and the PURCHASER hasagreed to purchase the same.

NOW THIS DEED OF AGREEMENT FOR SALE WITNESSETH AS FOLLOWS:

1.The VENDOR herein offered to sell the Schedule B mentioned propertyand the PURCHASER herein
agrees to purchase the same for a sale

consideration for a sum of

Rs.31,25,000/- (Rupees Thirty One LakhsTwenty Five Thousand only)

free from all encumbrances, charges andclaims.3

2.The Purchaser has paid an advance of Rs.50,000/- (Rupees FiftyThousand only)

to the Vendor by cash, the receipt of which sum the Vendor do hereby admits and acknowledge the
same.

3.The Balance Sale Consideration of a Sum of Rs.30,75,000/- (RupeesThirty Lakhs Seventy Five
Thousand only) shall be paid by thePurchaser to the Vendor within 3 months from the date of
thisagreement.

4.The PURCHASER shall bear the stamp Duty, Registration charges andother charges regarding this
sale transaction.

5.The VENDOR further covenants with the Purchaser that she has notentered into any kind of
agreement to any other person than thepurchaser with regards to this Schedule B mentioned
property.

6.The VENDOR shall pay all taxes in respect of the schedule B mentionedproperty till the date, which
in any event, would be completed by the Vendor as agreed within registration date.7.

The VENDOR hereby agrees and undertake to execute Sale deed or Powerof Attorney in favour of
the Purchaser or his nominee/s.

8.The VENDOR shall hand over the Xerox copy of Sale Deed together withparent documents and
other records to the Purchaser on this day.

MEASURING ON THE:

East to West on the Northern side : 65 FeetEast to West on the Southern side : 65 FeetNorth to
South on the Eastern side : 36 FeetNorth to South on the Western side : 36 FeetIn all admeasuring
2340 Sq.ft or thereabouts.Within the Registration District of Chennai South and the Sub-
RegistrationDistrict of Padappai.

SCHEDULE ’B' PROPERTY

395 Sq.ft. Undivided share of land out of Schedule ‘A’ mentioned property, together with Flat in
the First Floor, measuring an extent of 778Sq.ft. (including common area) with Car Parking, Building
known as “ SRI KURUMBA HOMES ” Together with all fixtures, fittings and electrical installations
including T.N.E.B.Deposit, Bearing Flat No.F-7.

IN WITNESS WHEREOF THE VENDOR AND PURCHASER HAVE SET THEIRHANDS IN THIS AGREEMENT
OF SALE ON THE DAY, MONTH AND YEAR ABOVEWRTTTEN IN THE PRESENCE OF:
