Key Findings
The primary sales performance in the Pune city market for the current year has
shown a significant uptick, experiencing a notable 45% growth compared to CY19.
Particularly noteworthy is the substantial growth of over 250% observed in both the
70 lacs to 1 Cr. and 1 to 2 Cr. segments. This changing scenario indicates a shift
towards the luxury housing segment in Pune.

President’s Desk
I am thrilled to present the Pune Housing Report for
February 2024, highlighting the exceptional growth
and potential of the real estate market in our city.
Over the past 5 years, we have witnessed a
remarkable 45% increase in sales volumes, coupled
with a doubling of sales value from 2019 to 2023.
Pune District has solidified its position as the largest
market for new launches and sales, reflecting the
dynamic nature of our real estate industry.

The recent inauguration of Metro Lines and the


ongoing development of the Ring Road are set to
revolutionize the real estate landscape in Pune,
providing an additional boost to the industry. The
Ranjit Naiknavare collaborative efforts of industry stakeholders,
President government authorities, and the community, are
why I am optimistic about the thriving future of real
estate in Pune.

I am excited to release yet another ground breaking
research by CRE Matrix in collaboration with CREDAI Pune.
Pune has done it again!! Pune has sold the highest number
of housing units (90,000 units) across all Indian metros.
Remarkable!
Value of annual housing units sold in Pune has doubled in
4 years from INR 29,000 crores in CY19 to INR 58,000 crores
in CY23. Again a great milestone no other metro city has
achieved!!
Units priced below 45 Lakhs remained the highest
contributors both in unit terms and value terms. However
growth has been declining. Happy to share that units
priced between 70 Lakhs to 2cr have seen breakneck
growth of near FOUR times in 4 years, clearly indicating
that Pune homebuyers are getting richer, buying more
homes, buying bigger homes. In terms of regions, housing
growth is predominantly powered by North West Pune and
Pimpri-Chinchwad regions.
Finally, Pune housing market growth story has just started. I
Abhishek Kiran Gupta foresee Pune shall soon breach the magical 1 Lakh housing
