FOR Eileen Morris, this grand family bungalow at 1020 New North Rd is a house of wonderful memories 64 years of them to be precise. OR Stephen and Karen Matheson, 2011 was a pretty good year and 2012 is shaping up even better. The Westmere couple ended 2011 on an absolute high after selling a Mt Albert investment property at a great price and then pulling the top prize in the hugely successful Anne Duncan Real Estate Red Door promotion. Stephen, a teacher with New Zealand International College, and Karen, who is self employed, were led to the promotion by consultant Jamie Morrison, who sold their Fowler Ave property before auction. The deal gave them two chances in the promotion and any disappointment at missing out on cameras and iPads quickly disappeared when Stephen found himself holding the big number on the night, yielding a travel package worth $5000. The couple are still discussing how to spend the money, but

ARNING bells are sounding in Mt Albert over a planning report that challenges Auckland Citys steps to accommodate an extra 300,000-plus homes needed to meet population growth in the next 40 years. The council called for the report after doubts were cast on its own strategic document seeking to contain most future growth within the existing metropolitan limits. The latest report by outside planners dealing with a pilot
study of just 14 suburbs, including Mt Albert concludes that major rezoning and strong political nerves will be needed to hit the target. The report from Fontein and Jasmax said intensification on the enormous scale planned would require huge political resilience. The consultant planners note that Mt Albert will be a litmus test for political resilience. Quality upzoning could make Mt Albert a vibrant intensified precinct. The councils initial draft plan, which was developed after wide public consultation, provided for low-rise apartments and small-
site townhouses on the northern side of New North Rd, flanked by Woodward Rd and Lloyd Ave. But the consultants suggest the council will need to go further than that. The council will discuss the plan soon and make a final decision next month. Local eyebrows are being raised about concerns that zoning
changes will potentially see more infill housing and multi-storeyed accommodation in the future and Anne Duncan Real Estate principal Anne Duncan has her worries. This suburb is known for its good-sized sections and pleasant sense of community, she says. We need to be vigilant to protect those special qualities.
