AGREEMENT FOR RENTED FLAT / HOUSE F-051, SBIOA UNITY
ENCLAVE, MAMBAKKAM.
This Rent Agreement is hereby executed at ___________ on this ________ day of
___________ between:
Mrs. [Link] W/o [Link] KUMAR (hereinafter referred to as
First Party/Landlord/Landlady) this term would include his heirs, successors, legal
representatives and assigns etc.
AND
Mr. SURENDRAN KK Son of KRISHNAN. New No. 37 Old No. 50, Barakka
Road, 2nd Street, Nammalwarpet, Perambur Barracks, Chennai.
TamilNadu -600012 resident (hereinafter called the tenant/Second party) of the
other part, which expression shall mean and include his heirs, successors, legal
representatives and assigns etc.
The premises is in the possession of the owner who is the First Party with residential
House of Flat No. F-051, SBIOA UNITY ENCLAVE, MAMBAKKAM, -600127,

and has agreed to let out the said flat as monthly rent basis to the second party
/tenant.
NOW THIS AGREEMENT WITNESSETH AS UNDER: –
1. The Monthly rental of the premises is agreed and fixed at Rs 17,500/-(Rupees
Seventeen Thousand Five Hundred only) and Rs. 2,500/- (Two Thousand five
hundred only ) as maintenance charges per month, and which does not include
Electricity, and other incidental repair charges of Furniture and Fixture in the Flat.
2. This rental period is effective from 1st of May 2022 and shall remain enforced
for the period of 11months.
3. The tenant should deposit a sum of Rs. 1, 00,000/- (Rupees One Lakh only) as the
security/Advance amount, which will be refunded /adjusted at the time of vacating
the said premises.
4. The tenant should use the premise for residential purpose only.
5. The tenant should keep the Flat in neat, clean and maintain properly.
6. The tenant should take care themselves all the safety and security during their
stay in the flat.
7. The tenant should not allow any person to stay in the flat, other than person
allowed to stay.
8. The tenant should abide all the rules and regulation of the SBIOA UNITY
ENCLAVE Society, time to time.
9. The tenant has no rights given to sub-let or part with a certain portion of the
premise to any person.
10. In case the tenant fails to pay rent for two months or more, then the
landlord/landlady can ask the tenant to vacate the premises.
11. The tenant has to pay the Electricity bills month on month on his own
responsibility and this amount is not included in the monthly rental.
12. The tenant has to maintain the rental premise properly neat and clean and keep
all the Air-Conditioning units, Electrical fittings and other fixtures that the second
party shall not damage the fittings and fixtures and maintain them properly as per
Annexure List. In case there is any damage, he has to get it repair and bear the repair

charges himself. At the time of vacating the flat, the flat is to be handed over in as is
as basis, as per handed over.
13. The rented premise should be maintained the way it has been let out to him. He
cannot make any construction or alterations to the residential premise without the
permission of the landlord.
14. The landlord/landlady or any authorized person on his behalf has a right to
inspect the rented residential premise any time at a mutually convenient time.
15. In case the tenant decides to vacate the premise upon completion of the tenancy
period then both the parties (landlord and tenant) should serve one month notice to
each other. It is agreed a hike of 5 % on the total rent at the end of this agreement
or upon renewal of this agreement.
16. Whatever terms and conditions are mentioned in the rental agreement is abiding
to both the parties and these terms and conditions are final. These agreed conditions
are final and irrevocable.
