Dear Students

Welcome to your home, Life Student Apartments. We are excited to have you stay with us this
year and we look forward to serving your property needs.

This letter is to explain what you can expect from your stay with us, as well as the rules &
regulations of the building.

We hope the following information will make your stay as smooth as possible.

MONTHLY RENT

The monthly rent is due on the 1st of every month as per terms of your lease agreement. Any
payment made after the 7th of every month is subject to an additional penalty fee of 6% on your
rent payment.

How to pay your Rent

PLEASE REMEMBER TO USE YOUR NAME SURNAME AND UNIT NUMBER AS REFERENCE FOR
ALLOCATION PURPOSE. SHOULD YOU FAIL TO DO SO, PENALTY WILL BE CHARGED.

MOVING IN INSPECTION

There will be a formal inspection when you take possession of the unit. You will have 14 days
after the start of the lease to notify the management of any maintenance/damage concerns
within your unit so they can be addressed accordingly.

It is your responsibility to report any concerns that you have with your move-in/out inspection
within 14 days of lease commencement..

Thereafter, Life Student Apartments is no longer responsible for present damages within the unit
and you may incur charges for such items when you vacate.

MAINTENANCE ISSUES & REPAIRING(INCLUDING EMERGENCIES)

We are determined to maintian a clean and safe residence for our residents. To help us make
repairs promptly, we kindly ask that you submit all maintenance requests as soon as you notice
them.
The longer you wait, the worse an issue will get and will impair our ability to maintain an
enjoyable living environment. We guarantee all repairs to be completed within days of the time
you call.

Most repairs will be completed within 24 hours. For any concerns regarding maintenance or
maintenance emergencies, please call our caretaker Bongani on 0827010650.

If you are struggling to get a hold of the caretaker, please leave a detailed message. Please
note that all voicemails are monitored 24 hours every day of week.
***Some examples of such emergencies include floods, fire, power failure,smell of gas etc*** If
you have a medical or criminal emergency please call 10111.

CHANGES IN YOUR CONTACT INFORMATION

Should there be any changes please notify us with your details Please notify us of
changes VIA THE EMAIL momo@[Link] and/or zuziwe@[Link] Also,please
provide us with your latest email address so we can provide you access to an online
tenant portal.

RENTER’S INSURANCE

Although it is not a requirement, we recommend that you purchase a renter’s insurance. Life
Student Apartments’ property insurance policy will not be held liable for any damages of tenant’s
your personal belongings in the case of damages caused by fire, rain and /or any other causes.
Therefore, it is hereby advised for tenants to obtain his/her own insurance policy to cover any
personal losses.

SAFETY INSPECTION

To help keep the residence safe and in accordance with local regulation, we may conduct a
semi-annual or annual inspection of the building systems including the fire alarms detectors in
your unit.

LOCK & KEYS

If you lock yourself out of your unit or lose your keys, it is not the responsibility of the landlord or
management to let you into the premises immediately. In such instances, please call
management on 0659807489 who will be attending to your matter within 24 hours. Please
note that you will be charged a full amount of R150.00 for replacement of your key as well as
an additional R150.00 labor charge.

Please note that payment is required to be made at the time of the incident.

DEPOSITS

At the end of your contract, you will receive a refund of your security deposit. However, this is
dependent on your move-out inspection. Should there be any cost of cleaning, damages or
unpaid rent after you move out, a deduction will be made from your security deposit.

It is also prohibited to apply any part of the deposit towards any part of your rent payment in the
last month of tenancy.

NUMBER OF TENANTS

The units are for permanent tenants only. Each unit is to accommodate not more than the
following maximum occupant adults.
-​ Three sharing apartments allow for not more than 3 (three) students.
-​ Two sharing apartments allow for not more than 2 (two) students.
-​ Single apartments allow for not more than 1(one) student.

Any additional students over the permissible usage shall be deemed as overcrowding which
may result in the involvement of higher authorities.

USE OF UNITS

Apartments and common areas shall be used for residential purposes only. Anyone operating
any commercial or business activities will be in breach of their lease. Lease period shall be for
ten months. Any individuals found living at the premises without a prior interview and lease
agreement will be deemed as illegal residents on the premises and will result in the involvement
of higher authorities.

No repairs, drilling or hammering is allowed without the supervisor’s consent. Repair work of
any kind is to take place following times:

08:00 - 16:30 Monday to Friday


08:00 - 14:00 Saturdays

REFUSE AND LAUNDRY

Any refuse must be disposed of in the BIG BLACK bins provided in the courtyard at the back.

Students are responsible to help ensure the building is kept clean. Littering or dropping cigarette
butts is an offense and will result in a penalty fee.

The hanging of clothes or any items over the balcony or corridor railing is strictly prohibited.
Students are responsible for their own safety of their belongings and the landlord accepts no
accountability for any loss of laundry.

Every student receives four free washes every month and is to one per week, this excludes
blankets and beddings (Blanket wash is R45p/b). Please do not include your underwears as
part of your laundry

If you prefer to wash clothes yourself, we have basins at the courtyard along with laundry lines
and you are welcome to handwash your laundry.

VISITORS, PETS AND NOISE

Visitors may enter the residence or parts of the residence by invitation only. Any visitor entering
the premises will be required to be signed in by the host at the security.

Visitation hours are as follow:

9:00 - 21:00 Monday to Thursday


9:00 - 22:00 Friday & Saturday
9:00 - 21:00 Sunday

The Residence Assistant Registrar, caretaker or any other authorized employee of Life Student
Apartments may require a visitor to leave the premises should there be any disturbance caused
by visitors; or for any other reason.
All visitors are bound by the rules and regulations, policies and procedures of the LifeStudent,
including these conditions:

A resident may not invite or permit or cause any other person to remain overnight in the
accommodation.

A resident may not keep live animals in the premises.

A resident must not cause a disturbance in ,or in the vicinity of the residence,or disrupt any
other services on the residences.

The prohibition on noise in the premises is a relaxer between 17:00 and 19:00 daily.
However, this does not entitle a student to cause excessive noise during this period. During
exam periods, noise on the premises is strictly prohibited and may result in individuals incurring
a fine.

GYM

Damage of equipment done by a tenant is solely the responsibility of the tenant to replace or
compensate in the equipment repairment or replacement, failure to do so will result in
management's involvement.

ALCOHOL,SMOKING DRUGS AND WEAPONS

The following are to be adhered to:

a.​ No person may bring alcoholic beverages or intoxicating substances of any kind or
inflammation liquids(as defined by the Lifestudent) into the residence, or consume
alcohol on the premises without the prior written permission of the head of the
Residence or his/her nominee.
b.​ No person may bring any weapons.
c.​ No person may smoke in any part of the residence building and this includes the use of
hubbly Bubbly, vapes etc.(Contraventions may result in action.)

Failure to the following rules will result in the involvement of higher authorities.

DAMAGES AND MAINTENANCE

The Lifestudent is not liable for any damage to property of a student or his/her guest however
caused.

The student is held liable for any damage to property of the premises or to any building or to
any movable property of the Life Student Apartments where such damage is caused, either
intentionally or unintentionally, by the student or by any guest or invitees of the student.
If throughout the duration of the student’s occupancy, the student becomes aware of any
recent damages to the room/apartment or to its contents in the accommodation, he/she must
report such damages on the portal, Failure to do so may result in the student being held for
such damages /deficiency .If the reported damages or deficiency is not attended to within a
reasonable time, the student should refer the matter to the Residence assistant Registrar.

The student must maintain the room/apartment and all movable items in good condition
throughout the period of occupation. Students must return these in the same conditions as they
were on the date of initial occupation. Reasonable wear and tear is expected.

The student must not paint, decorate, deface or litter his/her room/apartment or any other part of
the premises or the contents thereof, and may not alter or interfere with any electrical or
plumbing installation with any lock, or cause or permit any nails or screws to be driven into,or
objects (including posters) to be posted or glued onto the furniture or fittings or equipment or
doors, windows, walls, floors or ceiling of the premises. Residents should affix posters etc. only
to the notice boards provided by the LifeStudent.

HOUSEKEEPING, LAUNDRY, HEALTH & HYGIENE

For health & hygienic purposes, students must keep their rooms in a hygienic and reasonably
tidy condition, this includes washing of the utensils and food containers immediately after use.
Failure to do so may result in a penalty fee or possible eviction. Students must dispose of
litter/refuse only into the dustbins provided.
The laundry facilities at the residence are for the use of residents only.

CATERING PROCEDURES,EQUIPMENT AND FACILITIES

Students may not cook in any part of the residence other than in the designated kitchen areas.
Life Student Apartments does not provide crockery, cutlery, cookware or other catering utensils
in any self catering residence. Students in self-catering accommodation must therefore provide
their own crockery,cutlery,cookware and catering utensils. In using the cooking facilities
provided by the LifeStudent, the student may use only proper cookware and utensils.

Cooking appliances (stoves,microwave, ovens, ect) and catering facilities (including working
surfaces) must be cleaned by the student immediately after use. Floor spillages, wall spillages
or other spillages must be cleaned immediately.
The student must not pour any fat, oils, foodstuffs or other foreign matter or objects of any
nature whatsoever into a sink, basin, bathtub, shower or drain. Expenses arising from the need
for maintenance staff to unblock wash basins in the student rooms will be charged to the
student’s fee account where such blockage is food-related.
Students must clean their food storage cupboards and defrost their Life Student fridges
regularly, and at the end of the term.

SAFETY,SECURITY AND INSURANCE

Students must keep all valuables with locks and keys at all times and should lock their rooms
when leaving them unattended.

Students are advised to ensure that all personal property that is on the premises is stored
safely.

The accommodation will not be liable for any loss, damages or injury of any nature whatsoever
which the student or visitor may sustain however caused.

Students must not do anything that may endanger the safety of the residence or its occupants,
or that may detrimentally affect Life Student Apartments’ insurance cover or premiums.
