ABSTRAK Penelitian ini bertujuan untuk menentukan penggunaan lahan kosong dengan analisis penggunaan tertinggi dan terbaik (highest and best use) terhadap tanah kosong milik Bapak Johan di Kota Tantungpinang. Metodologi menggunakan analisis produktifitas atas lahan meliputi aspek fisik dan lokasi serta aspek hukum, untuk memperoleh alternatif penggunaan yang memungkinkan. Analisis selanjutnya adalah analisis kelayakan pasar yaitu analisis permintaan dan penawaran pasar, serta analisis kelayakan keuangan untuk setiap usulan penggunaan. Data yang akan dianalisis terdiri dari data primer dan data sekunder. Data primer meliputi data pendapatan dari penjualan terhadap jenis properti alternatif dan pengeluaran yang diajukan sebagai alternatif penggunaan, diperoleh dengan bentuk wawancara, sedangkan data fisik yang meliputi ukuran, bentuk tapak, topografi, utilitas dan lain-lain diperoleh melalui investigasi langsung. Data sekunder diperoleh dari Badan Pusat Statistik dan beberapa organisasi perangkat daerah pada Pemerintah Kota Tanjungpinang. Berdasarkan hasil analisis produktifitas diperoleh tiga usulan penggunaan lahan yang layak dan memungkinkan yaitu pengembangan atas perumahan, dimana perumahan sebagai alternatif, adalah jenis perumahan sederhana, perumahan menengah dan perumahan mewah. Berdasarkan analisis pasar dan kelayakan finansial, dengan ketentuan nilai Net Present Value (NPV), maka penggunaan perumahan menengah merupakan alternatif penggunaan yang paling optimal. ABSTRACT This research aims to determine the land use with the highest and best use analysis on a vacant lot owned by Mr. Johan in Tanjungpinang City. Methodology research used by analysis of productivity of land covering aspects of the physical and legal aspects, as well as a location to obtain use of alternative possibilities. Further analysis is the analysis of the appropriateness of the market, namely supply and demand analysis of the market, as well as financial feasibility analysis for each proposed use. In this study, the data to be analyzed is composed of primary data and secondary data. Primary Data include data on income from the sale of property types and alternative expenditure proposed as an alternative to the use of, obtained by interview, while the physical data including size, shape, topography, site utilities and others obtained through direct investigation. The secondary Data were obtained from the Central Agency of statistics and several organizations in the area of Government of the city of Tanjungpinang. Based on the results of the analysis of productivity obtained three proposals for land use and housing development which allows the top, where housing as an alternative here, is the kind of simple housing, medium and luxury residential housing. Based on market analysis and financial feasibility, provided the value of the Net Present Value (NPV), the use of intermediate housing is an alternative use of the most optimal.

The wood plastic composites (WPCs) are made using matrices of recycled polypropyl-ene with sawdust (pine wood flour) as filler. Corresponding WPCs are also made using virgin plastics (vPP, virgin polypropylene) for comparison with the recycled plastic-based composites. All varieties of these WPCs are made through melt compounding and injection molding with varying formulations based on the plastic type (PP, polypropyl-ene), plastic form (recycled and virgin), wood flour content, and addition of maleated polypropylene-coupling agent. The melt flow index and mechanical properties of WPCs are investigated. The results clearly show that recycled PP (rPP) can be successfully used to produce stable and strong WPCs. Properties and performances of WPC made of rPP are comparable to WPC made of wood and vPP. Therefore, WPCs based on both rPP and vPP matrices have potential to be used as construction materials with wood flour.
