FAN COIL CHANGE-OVER TIPS for 2 Pipe Auxiliary Electric Fan Coil Units

When performing seasonal change-over from Heating Season to Cooing Season for 2 pipe and 2 pipe electric fan coils, be sure to include these steps in your procedure:
After switching the main system from hot water / boilers to chilled water / chillers, check the fan coil risers for air pockets. Bottom fed risers should be vented on the top floor by opening the riser air vent. Leave the air vent open until only water is escaping through the vent. The air vent is accessed through the supply air grille. Verify the water flow through the unit by measuring the water temperature in the supply and return risers through the supply air grille. These temperatures should be between the temperatures at the chiller, i.e. if the chiller is cooling the water from 52 to 45F, the riser temperatures should be 45-46F to 51-52F. Verify the fan coil operation by setting the thermostat to cooling and lower the temperature setting to bring the fan motor on (for units with fan cycling operation) and open the face and bypass damper . Verify that the face and bypass damper is open to the coil and the unit is cooling the air. After cooling operation is verified, raise the temperature setpoint on the thermostat to take the unit out of cooling and verify that the face and bypass damper closes to the coil. To check the electric heat operation, raise the temperature setpoint on the thermostat to turn on the electric heat and verify the face and bypass damper remains closed to the coil and the electric heat warms the air. Inspect the aquastats in the fan coil units and make sure they are firmly attached to the pipe. The aquastats are accessible either through the supply air grille located at the top of the unit or through the return air grille at the bottom of the unt.

Digital or programmable electronic thermostats often have time delays built in, so there may be a delay of up to 5 minutes (typically less) before the thermostat brings on the fan motor or activates the damper motor.

Initially set the chilled water supply temperature to 450F and run the system at this setting for to 1 hour. This will reset all the aquastats in the fan coils to cooling operation. After the aquastats have reset, return the chilled water supply temperature to the design setting for your building.
