    SPECIAL POWER OF ATTORNEY

    Know All Men These Presents:


    That I, ALVEN CESARIO M. MONJE, married to ROMELIE G. MONJE, both of
    legal age, with residence and postal address at #17 Road B, Coloma Subdivision,
    Barangay San Fermin, Cauayan City, Isabela, do hereby name, constitute, and
    appoint, KATREENA FRANCES G. MONJE, single, of legal age, Filipino and with
    postal address at #17 Road B, Coloma Subdivision, Barangay San Fermin,
    Cauayan City, Isabela, as our true and legal representative to act for in our name
    and shall perform the following acts, to wit:
    1. Authorizing her to represent and process all papers in connection with my
    purchase of a condominium unit at Unit 708, 7F Tower 2, Avida Towers
    Alabang- Zapote Road, Muntinlupa City
    2. To sign for and in our behalf Turn-Over Agreement and other related
    documents, for this purpose
    3. To secure and/or receive the copy of the Deed of Absolute Sale and
    Transfer Certificate of Title for and in my name including all necessary
    documents that may be issued relative to the property above
    4. To sign and/or perform all acts which is necessary and proper to attain the
    foregoing
    HEREBY GRANTING unto our representative full power and authority to execute
    and perform every act necessary to render effective the power to process
    necessary documents, as though we ourselves, have so performed it, and
    HEREBY APPROVING all that she may do by virtue of, with full right of substitution
    of her person and revocation of this instrument.
