CONCEPT PLAN
The site is located at Gobra Road in Kolkata (Refer Exhibit-1 : Satellite Imagery in and around
the Site, Exhibit-2 : Site Location Plan and Exhibit-4 : Photographic Images of the Site). The
total plot area is 22794.59 sqm of which the ground coverage area is 8447.308 sqm (37.058%)
(Refer Exhibit-6 : Master Plan). The total builtup area is 52205.848 sqm comprising of five &
mlcp blocks (Refer Exhibit-5 : Perspective View and Annexure-2 : Summary Sheet giving project
details). Block 1 is G+8 storied, Block 2 is G+8 storied, Block 3 & 4 is also G+8 storied & Block 5
(Club House) is G+6 storied and MLCP is 6 levels. The blocks will comprise of Food Court,
Club House which is further comprised of Assembly, Hospitality, Services and IT, ITES and
Business. The total population in the complex is 6357. The design of the complex is dominated
by aesthetic green and landscaped area. The tree plantation area covers 5123.105 sqm
(22.475%) and other green area covers 739.260 sqm (3.243%) (Refer Exhibit-11 : Landscape
Plan).
Total water requirement of the project is 349.215 KLD. 224.389 KLD of fresh water will be
supplied by KMC and the rest will be met through recycling (Refer Exhibit-7 : Water Balance
Diagram). 269.267 KLD of waste water will be generated from the complex which will be treated
in STP. Out of 255.803 KLD of available treated waste water from STP, 124.826 KLD will be
recycled and reused for non-critical purposes within the complex and the rest 130.977 KLD will
be discharged to municipal drains (Refer Exhibit-8 : Sewerage Network Plan and Exhibit-9 : STP
Details). Rainwater harvesting has been duly incorporated in the complex (Refer Exhibit-10:
Storm Water Drainage Network Plan).
Solid waste (2923.64 kg/day) generated from the complex would be collected and disposed at
nearest municipal vat. Mechanical composting would be introduced in the site to treat the
biodegradable fraction. Power supply to the tune of 3800 kVA would be supplied by CESC. DG
sets of 3750 kVA would be provided as backup arrangements. The complex has
accommodation for 507 cars and trained persons at entry and exit points would control traffic
movements (Refer Exhibits-12 : Traffic Movement Plans).
