Full size print copy of survey plan duly approved by the Regional Technical Director, Land
Management Service of the DENR, certified as true copy by the Branch Clerk of Court. (All
bearings, distances and the technical descriptions of the land appearing on the plan must be
legible);
Clear copy of the accompanying technical description certified as true copy by the Branch
Clerk of Court;
Proof of payment of the publication fee by way of official receipt, the case number and name
of applicant indicated therein. Pursuant to the NPO Memorandum Circular No. 01-13 dated
Dec. 4, 2013, publication fee now costs P2,000.00 for one lot plus P650.00 per additional lot.

HOW TO REGISTER:
Approach the Registration Information Officer (RIO) to check if you have the complete
documentary required for your transaction. Complete the TAF
Submit complete documents and the TAF to the Entry Clerk and wait for the Claim Assessment
Slip (CAS)
Proceed to the Cashier and pay the Registration fee and IT Fees indicated in the CAS. Receive
receipt and claim stub
Claim document from the Releasing Clerk on the date indicated on your claim stub
If original document cannot be presented, the duplicate original or certified true copy shall be
presented together with a sworn affidavit executed by the interested party stating why the
original document cannot be submitted.
If titled property, owner’s copy of the certificate of title, and all issued co-owner’s copy if any
NOTE:
If a document was executed abroad, a Certificate of Authentication by the nearest Philippine
Consulate is required.

for (3) consecutive weeks
If the property is being sold or encumbered during the settlement proceedings, Letters of
Administration
Consolidation of Ownership
Affidavit of Consolidation of the purchase or Final Bill of Sale executed by the highest bidder
Execution Sale
Notice of levy or attachment must first be annotated accompanied with a writ of execution
Certificate of Sale
License to Sell
Development Permit
Certificate of Registration
Mortgage / Lease
Sepia or polyethylene film of the plan duly approved by Land Registration Authority or the

Certificate of Management
MANDATE
It is the central repository of all land records involving registered or titled lands;
It issues decrees of registration pursuant to final judgment of the courts in land registration
proceedings and causes the issuance by the Registrar of Deeds of the corresponding
certificates of title;
It is tasked to issue all subsequent or transfer certificates of title derived from the original
certificates of title which may either be issued judicially or administratively;
It keeps the title history of records of transactions involving registered or titled lands;
It provides legal and technical assistance to the courts on land registration cases;

The LAND REGISTRATION AUTHORITY - (LRA) is committed to effectively implement the laws
and regulations relative to the registration of land titles and deeds; to maintain and foster
greater public trust and confidence in the Torrens title through honest, prompt and efficient
service; to preserve and maintain the integrity of land records; to provide vital, accurate and
timely land-related development as well as provide convenient working conditions and
adequate incentives to all LRA personnel.
