    SPECIAL POWER ATTORNEY

    KNOW ALL MEN BY THESE PRESENTS:

    That I, EDGAR A. MIRAMBEL, of legal age, married and with residence and postal address at
    Sta. Teresa Village , Talisay City, Cebu Province, Philippines have named, constituted and appointed and
    by these presents, do name, constitute and appoint , Rosalyn B. Tabasa, likewise of legal age, married,
    Filipinino citizen and with residence address at 22-C Salvador St. Labangon Cebu City, Philippines to be
    my true and lawful attorneys-in-fact, for me and in my name, place and stead to do the following:

    1. To TAKE CHARGE WITH FULL AUTHORITY, PROCESS, FOLLOW-UP,


    EXECUTE, SIGN, DELIVER and/or SUBMIT with the Office of the Bureau of Internal
    Revenue(BIR), Registry of Deeds(RD), Assessor's Office, City Treasurer's Office of Talisay City and any
    government offices where the said documents will pass through documents or other papers necessary for
    processing of the Title and the Tax Declaration respectively in my name for a PARCEL OF LAND
    identified as Lot 1964-C located in Cansojong, Talisay City, Cebu covered by Transfer Certificate of Title
    No. T-106214.

    2. To FILE, SUBMIT and COMPLY with all documentary requirements and other pertinent
    papers for processing of tax declaration and title with the office of Bureau of Internal Revenue(BIR),
    Registry of Deeds(RD), Assessor's Office, City Treasurer's Office of Talisay City, Cebu and such other
    government entities for the said purposes;

    3. To PAY and SETTLE the Capital Gains and Documentary Stamp Taxes and the Transfer Tax
    for the transfer of title and tax declaration and to secure the necessary Certifications and Clearances for
    the processing of the Title and Tax Declaration of the said parcel of land in my name;

    4. To SECURE the necessary Certifications and Clearances for the processing of the Title and
    Tax Declaration of the said parcel of land including the Certified True Copy of Transfer Certificate of
    Title or Tax Declaration of Lot No. 20 Block 1 from the Registry of Deeds (RD) and the City Assessor,
    Cebu Province respectively;

    5. To SIGN and EXECUTE the documents for the immediate release of the Certifications ,
    Clearance or certified true copies.

    6. To DO and or PERFORM any other acts, as may be deemed necessary for the immediate
    satisfaction and or facilitation thereof.

    HEREBY GIVING AND GRANTING UNTO my said attorney-in-fact full power and authority
    to do and perform every act and deed whatsoever requisite and necessary to be done in and about the
    premises, as fully to all intents and purposes as we might or could lawfully do as if we were personally
    present and hereby ratifying and confirming all that our said attorneys-in-fact shall lawfully do or cause to
    be done by virtue of these presents.

    IN WITNESS WHEROF, we have here unto set our hands this (Date) in Talisay City, Cebu
