TERMS AND CONDITIONS
a. All works included herein shall conform with the provisions of the latest edition Philippine
building code
b. Work shall be completed within the mutually agreed schedule
c. Payment shall be thirty percent (30%) down-payment upon acceptance of this proposal & the
balance shall be payable based on by weekly progress measurements,
d. The following are not included in this proposal:
d.1 Payment of Building permit fees and Charges.
d.2 Plumbing/Electrical works
d.3 Architectural Works
d.4 Floor finishes
d.5 Ceiling and Interior Improvements
d.6 All does not specify in the scope of work

e. All other conditions not stated in this proposal and not indicated on the plans shall be subjected
to mutual agreement prior to construction.

PROJECT: PROPOSED 3-STOREY RESIDENTIAL BUILDING

SUBJECT: GENERAL/ARCHITECTURAL SPECIFICATIONS

SPECIFICATIONS
1.0 GENERAL CONDITIONS, SPECIAL PROVISIONS & SCOPE OF WORK
1.1 INTENT OF CONTRACT DOCUMENTS

The Contract Document are complementary and what is called for by all. The intent of the
drawings and specifications is to prescribe a complete work which the Builder undertakes to
do in full compliance with the Contract Documents. The Builder shall perform all items of
work covered and stipulated in the proposal and on the drawings, and do such special,
additional, extra and ancidental work as may be considered necessary. He shall furnished,
unless otherwise provided in the Specifications, or in special or in the contract, all
appliances, equipment, forms, labor, machinery, materials, tools, supplies, transportation,
ready for occupancy and operation by the owner/ or developer

1.2 CONFORMITY TO CONTRACT DOCUMENTS

All work shall conform to Contract Documents. No change shall be made without the Builder
having first received permission from the Owner/or Developer. Where detailed information
is needed, the Contractor before proceeding with the work shall refer matter to the
Owner/or Developer and or Architect.

1.3 SHOP DRAWINGS

The Builder shall prepare at his own expense and submit all shop drawing which maybe
required to the Architect for his approval. The Contractor shall see that all work indicated on
shop drawings are accurately and distinctly illustrated and that work is in conformity with
contract documents.

1.4 LAWS AND REGULATIONS

In general, the Builder shall comply with all the laws, city and all municipal ordinances.
National Building Codes, Subdivision Codes, Homes Owners rules and regulations, in so far
as they are binding upon or affect the parties hereto, the work, or those engaged thereon.

1.5 SITE CONDITIONS

Before the Bidding and Awarding of the Contract, the Builder is expected to have visited the
site of the work(s) and made his own estimates of the facilities and difficulties concerning
and said execution of the proposed contract.

1.6 FINAL CERTIFICATIONS

Final Certification shall be submitted upon completion of any section of work. If required by
the Architect, and before final payment is made. Any exception or deviations from the
Contract.

Documents shall be noted on the final certification, and there shall be include any drawings,
plots, notes, etc. as maybe necessary to constitute a full and complete report.

1.7 MATERIALS FURNISH BY THE CONTRACTOR

Names of proposed manufacturers, materials, men and dealers who are to furnish
materials, fixtures, appliances, or other fittings shall be submitted to the Architect for
approval, as early as possible, to afford proper investigation and checking. All materials shall
be brand new, unless otherwise specified.

The Builder shall furnish for approval samples as specified or required, in order to establish
standard of quality, the Architect has reffered to certain materials by name. This procedure
is not to construed as eliminating from consideration other products of equal or better
quality by other by manufacturers where fully suitable in design.

The Builder shall furnish the complete list of proposed substitutions together with such
engineering and catalogue data for the complete information of Architect/Owner.

The Builder shall abide by the Architects judgement when proposed substitute items are
judged as acceptable and shall furnish the specified item in such case. All proposals for
substitutions shall be submitted by the Builder and not by the individual trades or materials
suppliers. The Architect shall approved or disapproved proposed substitutions. No
substitute shall be used unless previously approved.

1.8 MATERIALS FURNISH BY THE OWNER

Other finishing materials shall be Owner supplied. The specific materials shall be identified
in a separate list for the Builders guidance, said finishing materials shall be installed by the
Builder according to manufacturers instructions, except for materials/items that are
classified as specialty works therefore shall be installed by suppliers themselves.

1.9 PROTECTION OF WORK AND OWNERS PROPERTY

The Builder shall provide and maintain adequate protection for all his work and of the
Owners property.

1.10 LABOR

The Builder shall employ only competent and efficient engineers supervisors, foreman,
mechanics, laborers or artisans.
The Builder must be a licensed engineer or architect, if he supervises line work personally;
otherwise he must have in his employ a competent supervisor who has a background in
construction & will supervise the work personally.
The project engineer or architect shall represent the contractor in his absence and all
direction given to him shall be binding as if given to the Builder. He shall have full authority
to execute orders or directions of the Architect, supply such materials, tools, plant,
equipment, and labor as maybe required.
The Builder shall use such methods and appliances for the performance of all the operations
connected with the project as well as will produce a satisfactory quality of work.

1.11 SPECIAL PROVISIONS

a. Builder shall take special care existing plants, other properties that the Owner may
declare to be important to them and shall be taken care of during construction. (if there
is any)
b. All work shall proceed in a manner which shall eliminate or of least reduce the amount
of dust noise, heat, and other work related consequences which may in one way or
another damage the neighbors or adjacent properties.

2.0 SCOPE OF WORK TO BE DONE

1. Clearing and preparation in the site.


2. Excavation, Backfilling and Foundation
3. Soil Poisoning/Soil Treatment
4. Concrete and Masonry Works.
5. Steel Reinforcement Works.
6. Roofing Works

3.0 FOUNDATION
1. No footing shall rest on fill where excavation reveal that footing will rest on fill,
excavation shall be carried deeper under the desired stratum is reach for the safe of soil.
2. Filling shall be made in layers of fifteen centimeter (15cm) in thickness and each layer
being thoroughly tamped. All column footings and hollow blocks (CHB) footing shall be
class “A” mixture of concrete slab.

4.0 CONCRETE AND MASONRY WORKS:


1. Cement to be used shall conform to the requirements of the standard specification for
Portland cement (ASTM) Designation (C-150) Type 1. Special cement maybe used
subject to the approval of the project Arch./Engr. Provide that it meets the
requirements for Portland cement with respect to strength, soundless and setting time.
2. FINE Aggregates natural white or washed sand. Sand delivered shall have uniform and
stable moisture content.
3. COURSE Aggregates Gravel. Crushed gravel or rock or combination of both. Coarse
aggregates as delivered shall have uniform and stable moisture content. The sizes of
crushed stone particles shall be form one half (1/2) “inches to three fourth (3/4)” of an
inch.
4. WATER to be used in mixing concrete shall be fresh, clean and free from injurious
amount of oil, acid, alkali, slats organic matter.
5. HOLLOWBLOCKS for the walls and portions shall be manufactured locally and shall
conform with the requirements of ASTM CI 29-59. They shall be modular. Non-load
bearing with normal size 4”x8”x16” hollow blocks for T and B partitions, 3D Panel for all
units , 6”x8”16” for firewall, 5”x8”x16” for exterior wall. Hollow blocks must be true to
size, without cracks, chips, splits or other defects that may impair their strength of
durability.
6. All steel reinforcements shall be structural grade, new billet stocks conforming to ASTM
Designation A-15 and deformed in accordance with ASTM Designation A-305. Splicing,
placing, hooks and bends of bars if not shown in the drawings, shall be accordance with
the provisions of ACT 318-63.
7. CONCRETE MIXTURE: By Proportion (cement-sand-gravel)
Class “A” (1:2:4) - Concrete mix for all reinforcement. Column footing, column wall
footing, beams and reinforcement slab.
Class “B” (1:2:5.5) – Concrete mix. For Driveway and Carparks Slabs.
Class “C” (1:3:6) – Concrete mix. For slab on Fill.
8. CONCRETE GROUT, MORTAR MIXTURE: By Proportion (cement-snd)
Class “C” (1:3) – Mortar mixture all CHB walls intended with cement plaster finish.
9. COLUMNS and BEAMS shall be approved standard weight wide flange with appropriate
thickness based on designated weight specify on plans and specifications with concrete
coverings.
10. SLAB UNDER SUPPORT shall be 0.80mm standard thickness metal decking with 80,000
psi high tensile grade steel strength.

5.0 SOIL POISONING/SOIL TREATMENT

Immediately prior to backfilling around foundation and wall footings and to placing of
concrete floor slab on fill, soil poisoning, shall be applied as he in after specified.

a.) Material to Use: CHLORIDANE or LINTREX –two percent concentration in water.


b.) Application:
Under slab on fill – 1 gallons per ten (10) sq. feet
Along slab – 1 gallon per five (5) linear feet in a strip one foot wide in shallow french.
Foundation and Footings- four (4)gallons per five linear feet per foot of depth finish
grade to top perimeter footing in a stip one foot wide along the french.

6.0 ELEVATIONS
1.) Finished Ground Floor Line from street level :at least 0.60m.
2.) Ground Floor to 2nd floor height :at least 3.00m.

7.0 STRUCTURAL
Designed Criteria
1. For all footings, columns, girders, beams and slabs :F’c=20.68Mpa(3,000psi)@28 days
2. For all slabs on fill/ grade :F’c=17.24Mpa(2,500psi)@28 days
3. For all beams reinforcing steel bars, def. (ASTM615) :Fy=227.48Mpa(33,000psi)
4. For all structural steel (ASTM36) :Fy= 248.16(36,000psi)

8.0 ROOFING WORKS
