DEED OF ABSOLUTE SALE
KNOW ALL MEN BY THESE PRESENTS:
This DEED is entered into and executed by ANTONIO DETANGCO and CIRILA C.
DETANGCO, both of legal age, Filipinos, spouses, and residents of barangay Maningcao,
Sibulan, Negros Oriental, hereinafter called the VENDORS, in favor of,
LUWINDA G. ARANAS, also of legal age, Filipino, single, and a resident of barangay
Ajong, Negros Oriental, hereinafter referred to as the VENDEE;
WITNESSETH:
That the VENDORS herein are absolute owners of one-half portion of a certain parcel of
land known as Lot No. 2, LRC Pcs-21677, being the consolidation of Lots Nos. 3757 and 3758,
both of Sibulan Cadastre, Negros Oriental, located in barangay Maningcao, Sibulan, Negros
Oriental, consisting of THREE THOUSAND ONE HUNDRED SEVENTY TWO (3,172) square
meters, more or less; which was acquired by the vendors herein from Ligaya Tada thru a Deed
of Absolute Sale known as Doc. No. 376; Page No. 77; Book No. XXIX; Series of 2010, under
the Notarial Register of Atty. Joel LLosa, Notary Public and THAT Ligaya Tada, in turn,
acquired the said one half portion of Lot No. 2 from Susana Jukuy in a document known as
Declaration of Heirship with sale under Doc. No. 80; Page No. 17; Book No V; Series of l993
while Susana Jukuy also acquired the said One-half portion of Lot No. 2 from Jovita Mansing on
June 1976 in a dpocument known as Deed of Heirship and Sale of Undivided share duly
acknowledged znd notarized by Ex-Officio Notary Public Melchor C. Arboleda, entered as doc.
No. 418; Page No. 70; Book No. V; series of 1976;
That the said Lot No. 2 is more particularly described as follows, to wit:
ORIGINAL CERTIFICATE OF TILE NO. OV-6940

“A parcel of land(Lot No.2, of the cons9olidated Lots Nos 3757 and 3758, Sibulan Cadastre,
situated in barangay Maningcao, Municipality of Sibulan, Province of Negros Oriental per
consolidation subdivision survey duly approved by the Land registration Commission, LRC Pcs-
21677.. Bounded on the North by Lot No. 3762; on the East by Lot No.1 of the consolidated
Lots; on the South by Lot No. 4180; on the West Lot 3 of the consolidated Lots; containing an
area of SIX THOUSAND THREE HUNDRED FORTY FOUR (6,344) square meters, more or
less;
That for and in consideration of the sum of ONE HUNDRED FIFTY THOUSAND
PESOS (Php 150,000), Philippine Currency, in hand paid by the herein Vendee, and receipt in
full is hereby acknowledged by the Vendors herein to their entire satisfactions and that by virtue
of these presents, the herein Vendors do hereby SELL, TRANSFER, and CONVEY unto the
vendee, her heirs and assigns, one-half portion of the above-described parcel of land, known as
Lot No. 2, consisting of THREE THOUSAND ONE HUNDRED SEVENTY TWO (3,172)
square meters, more or less, including all the improvements found therein, free from all liens
and encumbrances;
That the vendors herein declare that this land is not covered by the Comprehensive
Agrarian Reform Law; and that due notice has been given to all persons affected by this
transaction in compliance with the provisions of the New Civil Code of the Philippines,
pertaining to the rights of the redemptioner and preemptioner, but nobody opted to exercise the
said rights; and the vendor warrants her title and ownership over the said parcel of land and will
defend the rights of the vendee against any adverse claim whatsoever.

ACKNOWLEDGMENT RECEIPT AND PROMISORY NOTE
KNOW ALL MEN BY THESE PRESENTS:
That we, ANTONIO DETANGCO and CIRILA C. DETANGCO, both of legal age,
Filipinos, and residents of barangay Maningcao, Sibulan, Negros Oriental, by these presents, DO
HEREBY acknowledged receipt of the sum of EIGHTY THOUSAND PESOS (Php80,000.00) as
partial payment of our land, which is one-half portion of Lot No. 2 consisting of Three
Thousand One Hundred seventy Two (3,172) square meters sold to LUWINDA G. ARANAS,
likewise of legal age, Filipino, single, and a resident of barangay Ajong, Sibulan, Negros
Oriental, in the total amount of ONE HUNDRED THOUSAND PESOS (Php150,000.00),
Philippine currency and with a balance of SEVENTY THOUSAND PESOS (php70,000.00) to
be paid by installment. And,
That I, LUWINDA G. ARANAS, and by virtue of this deed, have PROMISE TO PAY
spouses Antonio Detangco and Cirila Detangco the balance of SEVENTY THOUSAND PESOS
(Php70,000.00). in a monthly installment until fully paid.
