1. Introduction:
The Port Tower Complex is a 593 m(1947) the tall skyscraper proposed for the
construction in Karachi, Sindh, Pakistan. The complex will be located on 90 acres of
land reclaimed from wetlands by the Karachi Port Trust, alongside the Mai Kolache
Bypass.
The mixed project will be the first such landmark building in Karachi port.
1.1. Objectives:
The scheme has aims;
To act as catalyst to some major regeneration initiatives planned for the port by
KPT.
To provide a new landmark for this new commercial Business District by the
Waterfront.
The aim is to redevelop the Karachi waterfront.
The objective of KPT is to build the city in sky.
Provide a most luxury lifestyle with friendly environment and beautiful water
view from the top and largest buildings.
It satisfies a significant shortage of luxury hotel accommodation and aspirational
residential property in a city with a population of over 15 million.
1.2 BACKGROUND:
Endorsed by Pakistan’s president General Parvez Musharraf, designs also include
residential, retail and conference facility space in addition to its core commercial facility.
The height of KPT TOWER is proposed to be 1947 feet, relatively the year in which
Pakistan was made.
1.3 Development feature:
The main facility is that it responds to environmental concerns to reduce carbon
footprint, setting a model in Pakistan for environmental building standards through the
use of passive design principles and techniques of environmental control. Solar shades,
modern services, and wind capture technology will contribute to the building’s energy
efficiency and long-term sustainability.

1.4.1 The port tower: At the Centre of the development is an 80-story helical tower
with glazed outer skin. This will house 102000 sqm of office accommodation, on top of
which will sit a 250-bed .5* hotel across the top 21 stores. The hotel will also include
luxury serviced apartments and swimming pool, and give immaculate views over the
Indian Ocean.
1.4.2 Residential towers: four further towers ascending heights of (84m, 102m,
118m, 134m) echo the design, each of varying heights, arranged around a lake. These
will each include 280 serviced apartments with a further 70 apartments above
10,000sqm of high -end retail development.
1.4.3 Convention area: The scheme also features a 1,200-seat convention Center
and exhibition hall and an underground 2,500 space car-park. This is the first step in
developing a large swath of reclaimed land at Karachi Port, a promising area of primary
commercial and residential departments. The architecture firm of KPT COMPLEX is
AEDAS(UK) & MOTT MACHDONALD.

making sure the building stays level, truly vertical, and
doesn’t say much.

3.3.6 Sponsor:
Sponsor is the one who provides financial resources to the project. The sponsor of the
project is the Qatar based company, the city trading. Sponsor is the one with high
powers and interest and influence so project manager will manage them closely. Rs 15 to

16 billion would be raised through various groups. 3.16 billion contributed by Karachi
port trust.
3.3.8 supplier:
Suppliers are the stakeholders of the project having high power. so, project manager will
manage the suppliers of the Karachi port tower complex very closely to eliminate the
negative impact. Managing many of the suppliers requires a lot of skills needed to
manage full-time project team members. The concept of KPT complex is conceptually
approved and on hold because KPT complex is looking for investors to invest. So, the
suppliers are not yet decided.
4.2 schedule:
The project was proposed in April 2007 and the work on the project till now is not
started because the project is on hold because the KPT is still looking for investors to
invest. But the full KPT complex is expected to be completed in 6 to 7 years once the

work is started. One more reason behind the delay of the project is that the project is
held under Pervez Musharraf’s reign but in 2008 the president of Pakistan was
changed and the next president didn’t focused on the KPT complex.
