RENT AGREEMENT

THIS INDENTURE of rent is made by Mrs. Katki Aniruddh Gupta , W/o Mr. Aniruddh Aditya
Bhushan Gupta R/o Flat no. 2115, Carnation Tower, Gaur Saundaryam, Techzone 4, Greater
Noida West , (hereinafter called “the Lessor”, which expression shall, unless repugnant to the
context and meaning include his heirs, successors, administrators and assigns) of the FIRST PART
AND
Pardamraj Solutions Pvt. Ltd. , Regd address - 1405, Panchmani, Kaushambi, Ghaziabad,
U.P, 201010 , through its proposed director Mr. Yash Chaudhary , (hereinafter called “the
Lessee”, which expression shall, unless repugnant to the context and meaning, include its
successors, administrators and assigns) of the SECOND PART.
WHEREAS the Lessor is owner and is absolutely seized and possessed or otherwise well and
sufficiently entitled to the premises at Shop No. LG 37, Gaur Saundaryam High Street,
Techzone 4, Greater Noida West , with a total area of 290 square feet.
AND WHEREAS on the request of the Lessee, the Lessor has agreed to grant lease in respect of the
demised premises for a term of 11 months in the manner hereinafter appearing.
NOW THIS DEED WITNESSETH AS FOLLOWS:
1. That the Tenant/Lessee shall pay as the monthly rent of Rs. 18,000/- (Eighteen Thousand), per
month excluding Maintenance Charges, payable by the 5th of each calendar month to which it
relates.

2. That the Lessee shall pay an interest-free security deposit of Rs. 36,000 /- ( Thirty Six
Thousand ) to the Lessor, which stands refundable at the time of termination of this agreement.
This Security amount will not be adjustable against rental or other charges payable by Lessee
during the tenancy period. The Security deposit amount shall not act as rent for the last month or
any month during the term of the lease/agreement but it shall be applied towards defraying
damages/repairs, miscellaneous maintenance and utility costs that may be outstanding at the end of
the tenancy and any balance thereafter shall be refunded.

3. That this Lease is granted for a period/term of Eleven (11) months only commencing from
15/08/2020 till 14/07/2021, both dates inclusive.

4. That upon expiry, this lease may be extended further by both the parties with their mutual
consent and rent would be revised as per the prevailing rate of rent in the market on the renewal
of this agreement.

5. That the Tenant/Lessee shall use the above said premises exclusively for Commercial Purpose
Only, and not for any other purpose.

6. That the Tenant/Lessee shall pay Society Maintenance charges, Power Backup, Electricity,
Water and other charges as per the proportionate consumption to the Lessor /Owner or the service
provider directly.

7. All provided fixtures and fittings should be taken due care of by regular maintenance & servicing
by the Tenant/Lessee. Any damage/breakage to the same will have to be borne by Tenant/Lessee or
will be deducted from the security deposit.

8. That the Tenant/Lessee shall abide by all the laws, bye - laws, rules and regulations, of the
national, state and local authorities in respect of the demised premises and shall not do any illegal
activities in the said demised premises. The Tenant/Lessee will indemnify and hold harmless the
Owner/Lessor for all activities and materials in the demised premises during the tenancy period.

9. That the Tenant /Lessee shall not let the premise, sub–let, assign, charge or part with possession
of any part of the above said demised premises to anyone else under any circumstances without the
prior written consent of Owner/Lessor.

10. In case the rent is not paid in timely manner for two consecutive months by the Tenant/Lessee,
then during the currency of the second month, he/she shall be liable to vacate the premises
immediately. In this case, the Owner/Lessor shall not be liable for any refund of security deposit.

11. That the Tenant/Lessee shall not be entitled to make any structural changes, additions,
alterations or change the external colour of/in the rented premises except the installation of
temporary decoration, wooden partition/ cabin, air – conditioners etc. without the prior written
consent of the Owner/Lessor.

12. That on the Tenant/Lessee paying the rent on the due dates thereof and in the manner herein
provided and observing and performing the convents, conditions and stipulations herein contained
and on his part to be observed and performed, shall peaceably and quietly hold, possess and enjoy
the demised premises during the term without any interruption, disturbance, claim and demand by
the Owner/Lessor or any person lawfully claiming under or trust for the Owner/Lessor.

13. That the Tenant/Lessee shall permit the Lessor/Owner or his Authorized agent to enter in to the
said tenanted premises for inspection/general checking or to carry out the repair work, at any
reasonable time.

14. That the Tenant/Lessee shall keep the said premises in clean & hygienic condition and shall not
do or cause to be done any act which may be a nuisance to others.

15. That the Tenant/Lessee shall carry on all day to day minor repairs at his/her own cost.

16. That the Lessee/Tenant Shall not store/Keep or cause to be kept any offensive, pungent,
hazardous, dangerous, explosive or highly inflammable articles in the said premises and shall not
use the same for any hazardous activities. The Tenant/Lessee will indemnify and hold harmless the
Owner/Lessor for all articles in the demised premises during the tenancy period, and be self-liable.

17. The Tenant/Lessee undertakes to hand over the peaceful possession of the demised premises at
the end or the sooner determination of the said tenancy term together with all the Owner/Lessor’s
fixtures and fittings in as good condition as received, excepting the fair wear and tear, acts of God,
riots or other civil unrest, war, enemy action and/or other cause not within the control of the Lessee.
Further, the Tenant/Lessee will ensure to clear all applicable pending utilities and service charges
payments, upon returning possession of premises, failing which these will be deducted from the
security deposit. The Owner/Lessor may postpone refund of security deposit till satisfied that all
such due payments have been cleared by the Lessee/Tenant.

18. That this Agreement may be terminated before the expiry of this tenancy period by serving One
month prior notice by either party for this intention. The Tenant/Lessee may give one month’s rent
in lieu of One month prior notice.

19. In no way will the Tenant/Lessee or his heirs, successors, administrators and assigns will lay
claim for ownership of the demised premises.
20. This Lease Deed shall be executed in duplicate. The original shall be retained by the Lessor and
the duplicate by the Lessee.

21. The Tenant/Lessee hereby upon signing this lease/agreement indemnifies and pledges to
compensate the Lessor/Owner against all damage, loss or injury occasioned to the premises or to
any adjoining or neighbouring premises or to any person or persons, caused by any willful act of
the Tenant/Lessee, default, negligence or omission of the Tenant/Lessee or his servants/agents.

22. The Tenant/Lessee shall permit the Owner/Lessor or his agents during the last one month of the
tenancy to exhibit in the front windows or in any other suitable place, a notice advertising the
property to let and during this period to allow all persons holding an ‘order to view’ the premises to
enter the property and inspect the same.

23. This Lease/agreement contains the entire agreement and understanding between the parties and
supersedes all prior discussions and agreements concerning the subject matter hereof. The
Tenant/Lessee acknowledges that this Lease/agreement has not been entered into in reliance wholly
or partly on any statement or representation made by or on behalf of the Owner/Lessor, except any
such statement or representation that is expressly set out in this Lease/agreement.

24. No failure to exercise and no delay in exercising on the part of any party any right, power or
privilege hereunder or to insist on the strict performance of the covenants, terms, conditions and
stipulations herein contained shall operate as a waiver thereof nor shall any single or partial
exercise of any right, power or privilege preclude any other or further exercise thereof or the
exercise of any other right, power or privilege.

25. If any provision or clause of this lease/agreement is in conflict with any laws, bye-laws, rules or
guidelines of competent authorities for the time being in force, then the rest of the lease/agreement
will continue to hold, to the extent applicable.

26. That both the parties have read over and understood all the contents of this agreement and have
signed the same without any force or pressure from any side. Each party hereby agrees and
confirms for the purposes of the Law of Contract Act that it has executed this lease/agreement with
the intention to bind itself to the contents hereof.

hand at Greater Noida on this the 05/08/2020 first above mentioned in presence of the following
