BY AND BETWEEN
Shaiful Kabir, Address: M.D “Genetic Islam Garden” Tower ,Flat 3C/4C, House 134/135, Road
6, Block C, Bashundhara (hereinafter called “the LESSOR” which expression shall, where the
context so admits, include his heirs, executors, successors, legal representative, administrators,
agents and assigns) of the FIRST PARTY.

Sheikh Asma Afroj, Proprietor of Baccha Kaccha Daughter of Sheikh Mosarrof Hossin & Mst.
Nurunnaher of Holding no: 397/509, Road: Rahman Nogor,Bogura Sador, Bogura – 5800.
Bearing NID No: 3742256740. Nationality: Bangladeshi by birth (hereinafter called “the
LESSEE” which expression shall where the context so admits include, executors, successors,
legal representative, administrators, agents and assigns) of the SECOND PARTY.
(The above mentioned parties are collectively referred to as “Parties” and individually as
“Party”).
WHERREAS, the First Party want to Lease the Scheduled premises on monthly rental basis for a
period of 2 (Two) years for a venture Baccha Kaccha and whereas the Second Party agrees to
take the scheduled premises on monthly rental basis. Now both the parties do hereby covenant
with each other on the following terms.
1. That the Second Party hereby accepts the Scheduled Premises as described at the last part
of the Agreement on monthly rental basis BDT 10500/- (Ten Thousand Five Hundred
Only) per
month for a period of 24 (Twenty Four) months which shall be effective from 1 st May,
2021.
2. That the Lessee has paid an amount of BDT 20000/- (Twenty Thousand Only) as security
deposit and the Lessor shall refund this amount (i.e. BDT 20000/-) in cash to the Lessee at the
time of vacating the Schedule Premises.
3. That the Second Party shall use the Schedule Premises for business purposes.
4. That the Lessee shall pay the rent of each month before 9 th (Ninth) day of each month
according to the calendar year.
5. That the Second Party shall pay in addition to premises rent, the electric bill (as per metre
reading) with 15% VAT, WASA Bill of BDT 1000/-, Service Charge of BDT 1000/-. The above
charges should be cleared by the Lessee every month. In default, he will be liable to pay
inclusive of Penal charges.
6. That the Second Party shall be able to leave the premises by serving a 2 (two) months notices
to the First Party. In case Second Party fails to give such notice the Second Party shall be liable
to pay 1 (One) month rent. The First Party shall also have the right to give 2 (two) months
notices to the Lessee whereupon the Lessee shall have to vacate the Scheduled Premises.
7. That the Lessee shall take proper care to all electric, sanitary, bathroom fittings, tap, switch,
and fixtures with its lines to maintain on good order. For any damage, the Lessee shall have to
bear the cost at market price.
8. If Second Party wants to make any change, alternation, modification, rectification of the
Building within the leased area, then in order to do so the Second Party shall have to take the
consent of the First Party.
9. That Land Revenue, Municipal Tax, and any other Taxes shall be paid by the First Party.
10. That the Second Party shall vacate the Schedule Premises on the expiry of the Agreement
(i.e. 30th April, 2023). After this period (i.e. 24 months) if Second Party wants to renew this
Agreement, then First Party shall give priority to Second Party. However, that time a new
agreement shall be entered into by the Parties’ mutual understanding.
11. The laws of Bangladesh shall govern the validity, performance and all other matters relating
to the effect of this Agreement and any amendment hereto. Any disputes, controversies, and
claims arising out of or relating to this Agreement or concerning the respective rights or
obligations hereunder of the Parties shall be settled through arbitration as per Arbitration Law of
Bangladesh.
