AGREEMENT OF SALE

This AGREEMENT OF SALE is made and executed on this 6TH day of APRIL,
2018 at by and between:

TAHERA BEGUM W/O MOHD. AZEEM UDDIN, AGED ABOUT 50 YEARS,


OCCUPATION: HOUSE-WIFE, R/O H.NO. 1-3-342/3, PAHADI NAGAR, BHONGIR
TOWN AND MANDAL, YADADRI BHONGIR DISTRICT.

THROUGH HIS AGREEMENT HOLDER:-

MOHAMMED MUJEEB S/O AZEEM UDDIN, AGED ABOUT 38 YEARS,


OCCUPATION: BUSINESS, R/O H.NO. 1-3-342/3, PAHADI NAGAR, BHONGIR
TOWN AND MANDAL, YADADRI BHONGIR DISTRICT.

(Hereinafer called the “VENDOR”) of the first part.


AND

MOHAMMAD ADIL PASHA S/O JAHED HUSSAIN, AGED ABOUT 24 YEARS, OCC:
STUDENT, R/O H.NO.1-3-359/1, PAHADI NAGAR, BHONGIR TOWN AND
MANDAL, YADADRI BHONGIR DISTRICT.

(Hereinafter called the “VENDEE”) of the other part.

The expressions VENDOR and the VENDEE shall mean and include their
respective heirs, executors, legal representatives, administrators, successors and
assignees etc.,

WHEREAS the VENDOR is the sole and absolute owner of the schedule
mentioned Open Part North Part, in Survey No.141, admeasuring an extent of
100.40 Sq. yards or 84.00 Sq. Meters, Situated at Rev.Village Hussainabad
included under the City Municipality Bhongir and the locality is known as
“PAHADI NAGAR” BHONGIR TOWN AND MANDAL, YADADRI BHONGIR
DISTRICT, Registered sale Deed Document No. _____________, Registered in the
office of the Sub-Registrar, Bhongir.

WHEREAS the VENDOR hereby agreed to sell the schedule mentioned


Open Plot to the VENDEE and the VENDEE have agreed purchase the above said
property for a total sale consideration of Rs. 12,50,000 /-(Rs. TWELVE LAKHS
FIFTY THOUSAND ONLY).

NOW THIS AGREEMENT OF SALE WITNESSETH AS UNDER

That in pursuance of the said agreement the VENDEE has paid Total Paid
Amount Rs. 2,50,000/- (RUPEES TWO LAKHS FIFTY THOUSAND ONLY),
DATED:06-04-218, paid as advance payment by way of cash which received by
the VENDOR hereby accepts admits and acknowledges the receipt thereof, the
VENDOR hereby agrees to sell convey and transfer schedule mentioned property
in peaceful in favour of VENDEE or his/her nominees together with all interest
and right herein subject to following terms and conditions also VENDOR hereby
agrees to register the schedule property to the VENDEE or on his/her advise to
the Nominees mentioned by the VENDEE.

The Remaining Balance amount will be paid Rs. 10,00,000 /- (RUPEES


TEN LAKHS ONLY). will be paid within (60) days and gets Registration. That the
Agreement holder take hole responsible for execution of regular sale deed by the
original owner in favour Vendee or his nominees.

1) That the VENDOR have agreed to hand over the all the previous documents,
receipts etc., pertaining of the above mentioned property in original to the
VENDEE at the time of Registration.

2) That the VENDOR have agreed to hand over the vacant the peaceful and
physical possession of the schedule mentioned property to the VENDEE at the
time of Registration.

3) That the VENDOR further agrees to pay all the taxes, i..e., property tax etc.,
levies and damages and changes etc., over the schedule of the property till the
date o Registration and also all the taxes and loans etc., have to be cleared by
the VENDOR before the date of Registration and agrees to hand over the
pattedar passbooks to the VENDEE.

4) That the VENDOR further agrees to sign and execute all papers documents,
and applications necessary of full mutate and transfer the schedule
mentioned peaceful property in favour of VENDEE or his/her nominees.

5) That the VENDOR hereby assures and covenants with the VENDEE the above
mentioned peaceful property it is sold entitled to convey to the same and the
schedule mentioned property is free from all kinds of encumbrances,
mortgages, whatsoever in favour of any one.

6) That the VENDOR shall be bound to indemnify and keep harmless the
VENDEE against any losses, damages or claim that the VENDEE may be put to
be reason of any defect in the title or the possession of the VENDOR in
schedule mentioned property.

7) The VENDOR do hereby agrees to keep indemnified the VENDEE from and
against all losses, costs, damages, and expenses which the VENDEE may
sustain by reason of anybody claiming to the said property or due to any
defect in title of VENDOR.

SCHEDULED OF THE PROPERTY

All that the OPEN Part North Part, in Survey No.141, admeasuring an
extent of 100.40 Sq. yards or 84.00 Sq. Meters, Situated at Rev.Village
Hussainabad included under the City Municipality Bhongir and the locality
is known as “PAHADI NAGAR” BHONGIR TOWN AND MANDAL, YADADRI
BHONGIR DISTRICT,

BOUNDRIES AS FOLLOWS:

NORTH : 15’-6’’ WIDE ROAD.


SOUTH : PLOT OF MD NAYEEM.
EAST : HOUSE OF MD RAJJAB ALI.
WEST : PLOT OF NAYEEM.

IN WITNESS WHERE OF the VENDOR AND THE VENDEE have set their
hands into the AGREEMENT OF SALE on the day, month and year first above
mentioned in the presence of the following witnesses.
