THIS SALE DEED IS MADE AT SUB-REGISTRAR-WAZIRABAD
(GURUGRAM) ON THIS 22th day of October, 2024 By Mr. Angad Sadhu

Kumar Sadhu and Mrs. Shivani Kaul (Aadhaar No- 4185 7765 2572 &
Pan No. AWGPK5646J) W/o Mr. Angad Sadhu both R/o House No. C-
8/15, First Floor, Ardee City, Sector-52, Gurgaon, Haryana-1220011
(hereinafter jointly called the VENDOR), which expression shall unless
inconsistent with the context hereof includes their legal heirs, successors,
administrators, executors and assigns) of the One Part.

expression shall also unless inconsistent with the context includes their
heirs, legal representatives. successors, administrators and assigns) of the

WHEREAS the above said Vendor are the owner's of the Entire First Floor
having its covered area 1575 Sq. Ft. (146.32 sq. Mtrs.), consisting of
Drawing Cum Dining Room, Four Bedrooms, Three Toilets, One W-C,
Kitchen, and staircase along With front & rear balconies together With
impart able and undivided pro-rata share in land underneath of said Plot
No.C-08/15, Block-C, measuring 300 Sq. Yard (252 Sq. Mtrs), in the
residential complex known as "PLATINIUM" Ardee City, situated in
and around Villages Wazirabad & Bindapur, Sector-52,
Tehsil/Wazirabad & Distt. Gurugram (Haryana) (hereinafTer called the
property), which is bounded as under:-

Purchased from M/S. Ardee Infrastructure Pvt. Ltd, having its registered office at Dr.
Gopal Das Bhawan, 16th Floor, 28, Barakhamba Road, New Delhi-110001 vide Conveyance
Deed Vasika No. 11587 dated:- 02/02/2018 registered in the office of Sub- Registrar-
Wazirabad (Gurugram)
AND WHEREAS the above said property Is self acquired by the Vendor and have not
been acquired from the joint family funds and the Vendor have good marketable title &
absolute authority to sell and transfer the same. None else have any right title or interest in
the said propertv.

AND WHEREAS the Vendor herein due to some bonafied needs and commitments
decided to sell The Entire First Floor having its covered area 1575 Sq. Ft. (146.32
Sq. Mtrs.), consisting Of Drawing Cum Dining Room, Four Bedrooms, Three
Toilets, One W.C, Kitchen, and staircase along with front & rear balconies
together with impart able and undivided pro-rata share in land underneath of
said Plot No-C-08/15, Block-C, measuring 300 sq. Yard (252 sq. Mtrs), in the
residential complex known as "PLATINIUM" Ardee City, situated in and around
Villages Wazirabad & Bindapur, Sector-52, TehsiI-Wazirabad & Distt. Gurugram
(Haryana) with proportionate right, i.e. 1/3'd share of land underneath, and right to
use of common passages, staircase, entrance, water supply arrangements and
installations, such as power, lights, sewerage etc, including all easement rights
attached there with and the Vendee herein agreed to purchase the same, for a total

salé consideration sum of Rs. 1,60,00,000 (Rupees One Crore Sixty Lakhs Only).

THEREFORE. IT IS HEREBY AGREED. DECLARED, COVENANTED AND


RECORDED BY AND BETWEEN THE PARTIES HERETO AS FOLLOWS:-

I. That the VENDOR have agreed to sell the above said Property and the VENDEE have
agreed to purchase the same, for a sum of Rs,1,60,00,000 (Rupees One Crore Sixty
Lakhs Only) inclusive of TDS @ •1%, which is paid by the VENDEE to the VENDOR as
the cost of the said Property in the following manner:-

And the balance amount of Rs.16,00,00 (Rupees One Lakhs Sixty


Thousands only) has been paid by the VENDEE:-
1.Vide Challan No. 00176 & BSR Code-0240020, Amount=80,000
2.Vide Challan No.00166 & BSR Code-0240020,Amount=80,000
Dated 21.10.2024 to Income Tax Department towards 1% TDS on total Sale
Consideration on the behalf of VENDOR and TDS Certificate for the same amount
provide by the Vendee to the Vendor.
2. That the VENDOR being of sound mind by free will, without any pressure does
herein grant, convey and transfer all their rights, titles and interest in the above
said Entire First Floor having its covered area 1575 Sq. Ft. (146.32 Sq.
Mfrs.), consisting of Drawing Cum Dining Room, Four Bedrooms, Three
Toilets, One W.C, Kitchen, and staircase along with front & rear balconies
together with impart able and undivided pro-rata share in land
underneath of said Plot No.C-08/15, Block-C, measuring 300 Sq., Yard (252
Sq. Mtrs), in the residential complex known as *'PLATINIUM" Ardee City,
situated in and around Villages Wazirabad & Bindapur, Sector-52. Tehsil
Wazirabad & Distt. Gurugram (Haryana) unto the VENDEE herein.
3. That the actual physical vacant peaceful possession of the above said Property
hereby conveyed has been delivered to the VENDEE at the spot who has become
the absolute owner and in possession of the same and shall enjoy all the rights,
privileges. passages, appurtenances and possession etc. and absolute ownership
of the said property without any hindrances, claims, demands by the VENDOR or
their heirs etc.
4. That provision for one open car parking space for each unit in front of building has
been made at no extra cost being charged by the vendor, The parking space is an
integral amenity of the floor, the vendee undertakes not to sell/transfer/deal with the
parking space independent of the floor. The first parking adjacent to the gate of the
block shall be of the Ground Floor owner and the second of the First floor owner and
the third of the Second floor owner.

5. That the front & rear lawn on Ground Floor shall be the exclusive property of the
Ground Floor unit owner, while the top terrace above second floor of the building shall
be exclusive property of the Second floor owner(s), who shall have no right to raise
construction of any kind whatsoever without prior approval of the Vendee and
Haryana Govt. in these portions.
6. That the Vendee shall be bound to enter into maintenance agreement with concerned
authority and shall deposit his/her/their Share of security and maintenance charges as
demanded by the maintenance agency from time to time. Such agreement shad be
treated as part and parcel of this sale deed.
7. That the above said Property sold herein is free hold and free from all
encumbrance, claims. demands, dues, liens, mortgages, decrees, litigation, prior-
sales. agreement to sell etc.
8. That all the expenses for the stamp duty, engrossing and other incidental
charges for this SALE DEED have been borne and paid by the VENDEE.
9. That all the original previous documents concerning this property have been
handed over by the VENDOR to the VENDEE at the time of execution of this
SALE DEED.

10 That the VENDEE shall abide by all the terms and conditions laid by concerned
authority at the time of allotment or execution of sale deed.

11. That the common area of the above said property includes the impartiab!e, indivisible,
pro-rata share of the land underneath. That the passages from entry gate to stairs,
staircase, passage to water tank on second floor terrace. TV Antenna etc. shall remain
common. The maintenance expenses of these common area shall be shared
proportionately by the all the three floor occupants/owners.

THE VENDOR DECLARE AND ASSURE THE VENDEE

A. That the property hereby conveyed is only their self purchased/acquired

property by virtue of the Conveyance DEED mentioned hereinabove and that no

one else except the VENDOR has rights, claims, interest, and concern whatsoever

in the said Property hereby conveyed or any part thereof.

B. That the Property hereby conveyed is free from all sorts of encumbrances.

charges, legal flaws, liens, taxes, dues, demands, liabilities, notifications,

mortgages, court decrees, and attachments etc.

C. That the contents of this document are true and correct, if at any time hereafter the

assurance and contents contained hereinabove are found to be incorrect due to any

defect in the title of the VENDOR of their rights, to sell the above said property hereby

conveyed or any part thereof and the VENDEE suffer any loss then the VENDOR shall be
liable to make good the toss thus suffered by the VENDEE and keep the VENDEE saved,

harmless, and indemnified through their property moveable and immovable against all

losses cost, damages and expenses occurring thereby to the VENDEE.

D. That the VENDEE can get the said property mutated / transferred in their name as

owner in the records of the concerned authorities on the basis of this sale deed or its

certified true copy.

IN WITNESS WHEREOF, THE PARTIES ABOVE NAMED HAS AFFIXED THEIR

SIGNATURE ON THIS DEED OF SALE ON THE MONTH AND YEAR WRITTEN IN
