notified nor acquired by the Govt. or any public purpose.
AND WHEREAS the Vendor had Purchased the above said Property from
RAJBIR SINGH YADAV S/o RAJ SINGH R/o U-60, UPADHYAY BLOCK,
SHAKARPUR, DELHI-110092 Vide deed of G.P.A. executed and duly Regd. as
Document No.12455, Book No.IV, Volume No.842, Pages 153 to 156, on
Dt.08/09/2003, in the office of the Sub-Registrar, Sub-Distt.No.VIII, Delhi.
AND WHEREAS the Said RAJBIR SINGH YADAV S/o RAJ SINGH had Purchased
the above said Property from SMT. PHOOLWATI W/o SHRI CHANDER KRISHAN
R/o 46-A, SCHOOL BLOCK, SHAKARPUR, DELHI-110092 Vide deed of G.P.A.
executed and duly Regd. as Document No.5853, Book No.IV, Volume No.739,
Pages 127 to 130, on Dt.02/05/2003 in the office of the Sub-Registrar, Sub-
Distt.No.VIII, Delhi.
became the sole and absolute owner of the above mentioned property, and are
entitled to sell or dispose off the above mentioned property to anyone, in any
manner, as they may like.

AND WHEREAS the vendors had developed the property and for their bonafide
needs and legal requirements, in his sound and disposing mind without any
pressure, force, compulsion or coercion has agreed to sell and transfer the above
said plot/property unto the Vendee for a total sale consideration amount of Rs.
11,00,000/- (Rs. Eleven Lacs only) and the vendee has also agreed to purchase
the same.
NOW THIS SALE DEED WITNESSESTH AS UNDER:
Total Rs. 11,00,000/- (Rs. Eleven Lacs only) have been received by the
Vendor from the Veendee..
2. That the vendors assure the vendee that the property under sale is still free
from all sorts of encumbrances like sale, mortgage, gift, lien, decree, legal
flaws, security, surety attachment, litigation, dispute etc. and there is not
any defect in the above mentioned title of the vendors
3. regarding his ownership of the above mentioned property and has right to
sell or dispose off the same to anyone, in any manner, as they may like, if
it is proved otherwise the vendors shall, indemnify the vendee with cost.

4. That from the date of execution of this sale deed the vendee shall be at
liberty to use, enjoy and utilize the above mentioned property as the
vendor enjoying previously.
5. That the vendor again assure the vendee that there is not any dues, charges
against the above mentioned property till the date of execution of this sale
deed, IF In CASE any dues, charges, taxes pending or due, then the
vendor shall pay or clear the same with their own cost, till the date of
execution of Sale Deed, And THEREAFTER the vendee shall pay all
taxes, dues installments, House taxes and other charges of the above
mentioned property to the concerned authority.
6. That as the property under this sale deed is unfurnished, the vendee will
have full right to make change, construct and complete the unfurnished
part as he desires but without damaging the main structure.
7. That the vendee shall have right to sell or dispose off the above mentioned
property (either in part or in whole) to anyone, to receive the total sale
consideration amount or part payment, from the intending purchaser.
8. That the vendor handed over the physical vacant possession of the above
mentioned property along with its previous documents to the vendee at the
time of execution and registration of this Sale Deed.
9. That after the execution of this Sale Deed neither the vendor or his legal
heirs shall have right to create any objection, demand any share in the
above mentioned property, against the above said vendee, if any case any
legal heirs shall create any objection, or demand any share in the said
property, then the said objection shall treated as null and void in any court
of Law.

10.That the Vendee can get the above mentioned property under Sale,
Mutated and transferred in his own name on the basis of this Sale Deed in
the records of Land and Development Office, Nirman Bhawan, New
Delhi, M.C.D. records or any other authority, in the absence of the
Vendors.
11.That the Vendor have handed over the original Sale Deed, General Power
of Attorney, Agreement of Sale, Receipts, and all other relevant papers in
respect of the above mentioned property under Sale, to the Vendee.
12.If desired the vendee is fully empowered to get the fresh electric and
water connection or transfer the electric or water connection in respect of
above mentioned property under Sale in his own name from the BSES
Yamuna Power Ltd., Delhi Jal Board and MCD, after registration of this
Sale Deed, at his own Costs and Expenses.
13.That the Vendee is also empowered to get assess the house tax or transfer
the house tax in respect of the above mentioned property under Sale, in his
own name from the Municipal Corporation of Delhi, After registration of
this Sale Deed at his Own Costs and Expenses.
14.That all the expenses of the Registration and execution of this Sale Deed,
like as stamp Duty, registration fees and other charges shall be paid by the
Vendee.

15.That after execution of this Sale Deed, the said Vendee becomes the
owner of the said property, and also shall have right to mutate the said
property in his own name from the competent authority.
16.That the vendee is fully satisfied against the cost of the said property,
location, and he shall have no right to claim for the same in future.
17.That the Vendor and the Vendee are the citizens of India.
18.That this Sale Deed is valid throughout India upto Hon’ble Supreme Court
of India.
19.That both the parties have signed this Sale Deed, after understood the said
terms and conditions of this Sale Deed, for Sale and purchase of the said
property, without under pressure, coercion, influence from any side, with
presence of their peace of mind and in good health, and both the parties
have fully understood that what is wrong and what is right.
