1. INSTALLATION OF TEMPORARY DB & LIGHTING SUPPLY FOR CONSTRUCTION WORK

1.1 Purpose
To ensure that installation of wiring for temporary db & lighting for construction works and
related activities are executed safely and in accordance with the requirements and that all
quality assurance / control activities are conducted in a systematic manner, works are
inspected and conformance is verified and documented.

2. SCOPE OF WORKS

2.1 General Description


This method statement provides the installation guide for electrical works and complies with
specifications, guidelines and is in accordance with building management requirements.

2.2 Plant & Equipment


The following plant & equipment will be used, where applicable, to facilitate the works:

 Scaffolding / Ladders
 Electrical Hand Drills
 Insulation resistance tester
 Hand tools
 PVC tape
 Personal Protective Equipment.

2.3 Site Planning & Preparation


Permits shall be applied for prior to the commencement of works. Before installation works
take place, the following tasks are essential:

 Make sure correct materials are in hand.


 Identify and obtain appropriate tools and equipment.
 Ensure that cable coils are arranged by colour, size and length accordingly.
 Ensure that all materials are stored in an appropriate place that is free from wet and
humid conditions.

2.4 Work Methodology

2.4.1 Installation of Cabling and Accessories

1. To identify the location and routing of the existing power source to be tapped off.
2. To ensure that all cables are routed at high level for H & S reasons
3. To do site marking of the proposed routing of the cabling works.
4. Upon identifying the power source, to proceed with the temporary DB and light fittings.

2.4.2 Job Wrap-Up

1. Clean up the job site.


 Prevent development of safety hazards.
 Pick up all equipment and tools after use.
 Store tools, equipment and unused materials properly at the end of the work day.

2. Job Documentation.
 Record the meter reading with a time and dated photograph or get the S.O. / Client
to witness the reading before using the temporary supply and sign off.

1. INSTALLATION OF TRUNKING AND WIRING FOR SMALL POWER, LIGHTING AND


FITTINGS.

1.1 Purpose
To ensure that installation of wiring for small power and lighting works and related activities
are executed safely and in accordance with the contract requirements and that all quality
assurance / control activities are conducted in a systematic manner, works will be inspected
and conformance verified and documented.

2. SCOPE OF WORKS

2.1 General Description


This method statement provides the installation guide for electrical works, complies with
specifications, guidelines and is in accordance with the approved construction and shop
drawings.

2.2 Plant & Equipment


The following plant & equipment will be used, where applicable, to facilitate the works:

 Scaffolding / Ladders
 Electrical Hand Drills
 Insulation resistance tester
 Hand tools
 PVC tape
 Personal Protective Equipment.

2.3 Site Planning & Preparation


Permits shall be applied for prior to the commencement of works. Before installation works
take place, the following tasks are essential:

 Ensure all materials and shop drawings are approved before works start.
 Make sure correct materials are in hand.
 Identify and obtain appropriate tools and equipment.
 Ensure that cable coils are arranged by colour, size and length accordingly.
 Ensure that all materials are stored in an appropriate place that is free from wet and
humid conditions.
 Ensure the involved electrical circuitry will be shut-off and complies with the Clients
approved specification and regulations. Tag and lock-out where appropriate.

2.4 Work Methodology

2.4.1 Installation of Trunking and Accessories

1. To identify the location and routing of the main trunking from the new Distribution
Board (DB) as per the construction drawings, approved shop drawings and site survey.
2. To do site marking of the proposed routing for inspection and approval prior to the
works start.

3. Upon approval of the marking, to proceed with the drilling of the slab for installation of
the support rods and brackets.
4. The new trunking, conduits and relevant accessories shall be installed in order to
facilitate the cable pulling works.

2.4.2 Cable Pulling.

1. Upon completion of the installation of the trunking, appropriate support rods and
brackets, to study the approved construction and shop drawings to identify the circuit
and switching.
2. Determine the cable size, type, colour and quantity of cables to be used for wiring
installation as per approved shop drawings. Quantity of cables shall be taken according
to per site measurements.
3. Unwind the cable coils and select the appropriate cable for the intended circuit. Insert
cable puller / guiding spring into the conduit and ensure that it reaches the other end.
4. Untie the cables from the cable puller / guiding spring and the same method for other
points. The hanging cables shall be tied into a loop and labelled with the respective
circuit numbers. Later, if required the cables shall be jointed by connectors, prior to
termination to fittings, the spare length to be cut and removed.
5. For looping of the ring circuit, the cable from the DB shall be pulled and terminated to
socket 1. From socket 1, the cable shall be pulled and terminated to socket 2 and so on
as per the approved shop drawing. From the final socket in the circuit, the cable shall
return back to the DB.
6. Phase cable plus earth shall be pulled and terminated to the switch and fittings / load.
Earth cable shall also be terminated to the G.I metal S/S/O box and fittings metallic body
for body earth purpose.
7. Sub-circuit wiring is to be continuous and no jointing will be allowed.
8. Large cables will have sufficient bending radius in accordance with IET/IEE requirements.
9. If the works are required to work at a height higher than 1.8 m from the ground, the
workers are required to use a ladder and use PPE. If the installation works are higher
than 3 m from the ground, scaffolding is to be properly set up and approved by a
certified Engineer and ESH department prior to installation.
10. After all the above installation works are complete, all the unused materials and rubbish
are to be cleared from the site.

2.4.3 Insulation testing

1. After all the lighting and small power wiring have been installed and the circuits return
to the distribution board, continuity test and insulation resistance test will be performed
to ensure there is continuity of the circuit and no short-circuit or poor insulation of the
installed circuit.
2. The insulation tester (Megger) is to be used for measuring insulation resistance, such as
between a conductor and the outer surface of the insulation, and insulation resistance of
cables and insulators.
3. An insulation tester shall be measured with a test voltage of 500v DC, as per BS
7671:2000 and IEE Wiring Regulation for testing of single phase and three phase circuits.
The test results for each of the circuits shall be recorded and documented.

2.4.4 Installation of Light Fittings

1. Determine the locations to mount the light fittings as per approved shop drawings.
2. Types of installation for light fittings;

LED Down Light Fitting – Mounted on Plaster Ceiling

If the final finishes have already been applied then the engineer is to use gloves
to mark the required opening on the ceiling, which shall be cut open. When the
opening is ready, light fittings to be connected to the main circuit with ceiling
rose with flexible cables. Push up the light fitting into the ceiling space whereby
the spring clips of the light fitting would hold on to the ceiling. Fix on the light
reflector and finally the bulb. Use gloves for the whole procedure.

3. Earth cable is to be connected to the metal body of the fitting for safety purposes.
4. After installation of respective fittings, if any damage has occurred to the finishes, the
rectification of finishes shall be done e.g. painting, patching, etc. USE GLOVES SO THAT
THIS UNNECESSARY WORK IS NOT NEEDED

2.4.5 Installation of Switch Socket Outlet

1. Study the approved shop drawing and ensure the s/s/o locations and dimensions are
correct.
2. Terminate the wiring to the s/s/o terminal as provided.
3. Insert the screw properly ensuring that it is aligned with the concealed box. Ensure all
sockets are securely fixed vertically and that flush mounted sockets are flush with the
wall finishes.
4. Before tightening the screw, ensure that the s/s/o is levelled correctly.
5. If any damage occurred to the finishes, the rectification on finishes shall be done. After
rectification done, the cover plate shall be installed. USE GLOVES SO THAT THIS
UNNECESSARY WORK IS NOT NEEDED

2.4.6 Job Wrap-Up

1. Clean up the job site.


 Prevent development of safety hazards.
 Pick up all equipment and tools after use.
 Store tools, equipment and unused materials properly at the end of the work day.

2. Job Documentation.
 The site engineer shall update the system drawings where appropriate.

1. INSTALLATION OF TRUNKING, CONDUITS AND CABLING FOR DATA OUTLETS

1.1 Introduction
To ensure that installation of cabling works for Data, Wireless Points and related activities
are executed safely and in accordance with the contract requirements and that all quality
assurance / control activities are conducted in a systematic manner, works are inspected and
conformance is verified and documented.

2. SCOPE OF WORKS

2.1 General Description


This method statement provides the installation guide for data cabling works that comply
with specifications, guidelines and are in accordance with the approved construction and
shop drawings.

2.2 Plant & Equipment


The following plant & equipment will be used, where applicable, to facilitate the works:

 Scaffolding / Ladders
 Electrical Hand Drills
 Termination and testing Equipment
 Hand tools
 PVC tape, Tagging
 Personal Protective Equipment.

2.3 Site Planning & Preparation


Permits shall be applied for prior to commencement works. Before installation works take
place, the following tasks are essential:

 Ensure that all materials and shop drawings are approved before works start.
 Make sure correct materials are in hand.
 Identify and obtain appropriate tools and equipment.
 Ensure that all cable coils are arranged accordingly.
 Ensure that all materials are stored in an appropriate place that is free from wet and
humid conditions.
 Ensure the involved work area is properly protected, hoarded and complies with
the Clients approved specification and regulations. Tag and lock-out where
appropriate.

2.4 Work Methodology

2.4.1 Installation of Trunking, Conduit and Accessories

1. To identify the location and routing of the main trunking and the distribution conduits
are as per the construction drawings, approved shop drawings and site survey.
2. To do site marking of the proposed routing for inspection and approval prior to starting
the works.

3. Upon approval of the marking, to proceed with the drilling of the slab for installation of
the support rods and brackets.
4. The new trunking, conduits and relevant accessories shall be installed in order to
facilitate the cable pulling works.

2.4.2 Cable Pulling

1. Upon completion of the installation of the trunking, conduits and appropriate support
rods and brackets, to study the approved construction and shop drawings to identify the
number of points.
2. Determine the number of cables to be used according to the number of points as per
approved shop drawings. Quantity of cables shall be taken as per site measurements.
3. Unwind the cable coils and insert cable puller / guiding spring into the conduit and
ensure that it reaches the other end.
4. Untie the cables from the cable puller / guiding spring and the same method for other
points. The hanging cables shall be tied into a loop and labelled respectively.
5. All data point cabling is to be continuous and no jointing will be allowed.
6. All cables shall have sufficient bending radius to requirements and specifications.
7. If the works are required to be at a height higher than 1.8 m from the ground, the
workers are required to use a ladder and use PPE. If the installation works is higher than
3 m from the ground, scaffolding is required to be properly set up and approved by a
certified Engineer and ESH department prior to installation.
8. After all the above installation works is completed, all the unused materials and rubbish
are to be cleared from the site.

2.4.3 Continuity Testing

1. After all the cabling have been installed and appropriate termination to the outlets and
also at the equipment rack, continuity tests and signal tests will be performed to ensure
there is continuity and no short-circuit or poor insulation of the installed cables.
2. Fluke test will be done and the test results for each point recorded and documented.

2.4.4 Installation of Equipment

1. Determine the locations to mount the wireless equipment as per the approved shop
drawings and to suit site conditions either on walls or columns at high level or at ceiling
soffit.
2. Terminate the cables accordingly as provided.
3. Ensure the installation is aligned and securely fixed.
4. After installation of respective equipment, if any damage has occurred to the finishes,
the rectification to the finishes shall be done accordingly e.g. painting, patching, etc.

2.4.5 Installation of Data & Telephone Outlets

1. Study the approved shop drawing and ensure the outlet locations and dimensions are
correct.
2. Terminate the cabling to the jack terminal as provided.

3. Insert the screw properly ensuring that it is aligned with the concealed box. Ensure all
outlets are securely fixed vertically and are flush with the wall finishes.
4. Before tightening the screw, ensure that the outlet is levelled correctly.
5. If any damage occurs to the finishes, the rectification of the finishes shall be done
accordingly.

2.4.6 Job Wrap-Up

1. Clean up the job site, pick up all equipment, tools and unused materials after use and
store properly at the end of the work day.

2. Complete all Documentation and update the system drawings accordingly.

1. INSTALLATION OF LOW VOLTAGE SWITCHGEAR AND CONTROLLERS

1.1 Introduction
The proper and successful installation of L.V Switchgear and Controllers ensures the
reliability of providing reliable power for all distribution boards. In addition to that, the
installer must be familiar with industrial standards and codes, and the system overall design.

2. SCOPE OF WORKS

2.1 General Description


This method statement describes the tasks and procedures common to all low voltage
switchgear and controller installations in accordance with specifications IEC 60439-1 and
61349-2.

2.2 Plant & Equipment


The following plant & equipment will be used, where applicable, to facilitate the works:

 Crane
 Hoist
 Roller
 Jacks
 Chain block
 Spanner set
 Measuring tape

2.3 Materials
The appropriate switchgear, circuit breakers, switches, contactors, cable glands and cable
lugs to be installed shall be, if applicable, approved by the Engineer.

2.4 Site Planning & Preparation


Permits shall be applied for prior to commencement of the works. Before installation takes
place, the following pre-installation tasks to be carried out are essential:

 Identify and ensure that pertinent documents (e.g. Construction Shop Drawings, wiring
diagrams, manufacturers instructions etc.) are approved.
 Make sure correct switchboards are on hand.
 Identify and obtain appropriate installation tools and equipment.
 Identify locations for accessing and the installation of the switchboard.
 Determine the staffing required and assign tasks to team members.
 Ensure that installation of switchgear will be carried out by competent persons and
supervised by the manufacturer’s representative.
 Ensure that the testing is to be carried out by a representative from a qualified agency.
 Secure the working area and set up signs to alert anyone of danger in the area.
 Notify appropriate personnel that the work is beginning.

2.5 Work Methodology

2.5.1 Handling of Low Voltage Switchgear and Controllers

1. Upon receiving the switchgear and controllers, it will be inspected and ensured that it is
free from any manufacturer defects.
2. The lifting of LV switchgear and controllers from the transport vehicle will be carried
out by using a crane or hoist with adequate capacity, workforce and supervision by the
site representative.
3. The LV switchgear and controllers will be unloaded on to rollers and pushed / towed
into its installation location.

2.5.2 Installation of Low Voltage Switchgear and Controllers

1. Prior to installation, mark the position of the actual location of the LV switchgear and
controllers on the floor for proper installation purposes.
2. The LV switchgear and controllers will not sit directly on the floor or concrete pad. A
supporting element (i.e. C-Channel) with the height of 50mm will be used as a base and
bolted to the floor, trench or plinth according to the approved shop drawings.
3. The LV switchgear and controllers will then be raised by hydraulic jacks and supported
with timber.
4. The roller is then removed and the LV switchgear and controllers are lowered to the
supporting element of the panel.
5. After that, alignment and busbar jointing between shipping breaks has to be carried out
before they are secured on to the supporting elements.
6. The earth cabling will then be terminated to the copper earth bar provided at the
bottom of the switchgear.
7. All cable entries to the LV switchgear and controllers will use cable glands on the top or
bottom of the switchgear.
8. All gaps at the cable gland plate will be sealed with approved fire rated barrier
compound.
9. After completion of the cable installation, testing of the LV switchgear and controllers
and certification by the manufacturer’s representative must be carried out prior to
Energization. The Manufacturer’s representative will stand-by at site during power turn-
on by a competent person.
10. A ‘Danger’ tag will be displayed at the switchgear to advise everyone that the
switchgear is energized after all testing is completed.
11. Ensure that outgoing feeds are electrically isolated using approved lock-out/tag-out
procedures.
12. Perform job wrap-up.

2.5.3 Job Wrap-Up

1. Installed LV switchgear and controllers will be labelled.


2. LV Switchgear and Controllers needs to be protected from the elements and work
around it before it is energized.
3. Clean up the job site.
 Prevent development of safety hazards.
 Pick up all equipment and tools after use.
 Collect and dispose of removed sheath, wire scrap and pieces of cable ties.
 Store tools, equipment and unused materials properly at the end of the work day.
4. Job Documentation.
 Group leaders or those designated will update all relevant switchgear drawings
where appropriate.

1.1 Objective
 To outline the sequence of work for the pipe installation and step by step construction
methodology until completion of the piping work
 To outline the preparation and coordination required before the start of work
 To outline quality plan and inspection testing required during project implementation
 To perform in a safe working environment and compliance with all safety requirements.

2.1 General Description


This method statement provides the guidelines for installation of chilled water and condense
water pipe work compliant with specifications, guidelines and in accordance with approved
construction and shop drawings.

 All materials required are easily handled at site. Pipe shall be unloaded by lifting the
pipes at the designed load line as indicated on the surface of pipes. The crane or chain

Pipe work shall incorporate expansion joints where there is expansion and contraction of pipes that
results in excessive pipe stress due to temperature change. Details of expansion joints and calculations
shall be submitted to the Engineer for approval.

Condensate drain pipe work complete with traps shall be provided for the purpose of draining the
condensate from AHU’s and FCU’s and shall be routed to external drains. Condensate drain connection
to internal plumbing pipe work is prohibited.

E. COORDINATION BETWEEN OTHER TRADES

1. Coordination between other Architectural trades

 M&E Services Openings - Brick walls (Pipe Sleeve) – In any design of pipe service
penetrations through brick walls, site staff shall determine the position and install the pipe
sleeve to allow the services to penetrate through. In order to avoid rework, the opening
shall be provided as follows :-
 Dimension - Suitable size M&E opening provided
 Quantity - Sufficient nos. of openings provided
 Treatment to brick wall - Plaster/ make good the opening.

2. Coordination between other C&S trades

 M&E Services Openings - Correcting (Pipe Sleeve/ Polystyrene) - In any design of pipe service
penetrations through the slab, site staff shall determine the position and install the pipe
sleeve or polystyrene to allow the services to penetrate through. In order to avoid rework,
the opening shall be provided as follows :-
 Dimension - Suitable size M&E opening provided
 Quantity - Sufficient nos. of openings provided
 Treatment to RC Structure - Rebar Installed as per Construction Drawing.

6. WORK METHODOLY

3.1. Procedure of Pipe Installation at Site

 All materials, catalogues, samples and construction drawings are to be submitted for approval
prior to actual construction.
 Daily checklist and measurement sheet shall be used for documenting and recording purposes
and actual level position shall be established and recorded to provide information for claim
verification process and producing as built drawings.
 Prior to the installation of pipe, the pipe routing and location of the pipe support shall be
determined. The installation of pipe shall follow the pipe routing as indicated in the shop
drawing with pipe support spacing complying with the detailed requirement.
 The pre-fabricated pipe shall be moved into the plant room by using a forklift or a trolley.
 The pipe shall be placed on top of ply wood prior to installation to prevent damaging the floor.
 Spring isolators attached together with the hanger rod shall be installed at the determined
locations.
 The pipe clamp shall be locked to the hanger rod using bolts and nuts.
 The pipe shall be hoisted to the pre-determined level and locked to the clamp

3.2. Pipe Cutting Procedure

 All pipes shall be accurately marked and cut in accordance with the dimensions measured at the
site.

 Templates shall be used when irregular cutting is required for branch connections and curved
segments.
 Piping shall be cut using a mechanical cutter or a power tool using an abrasive wheel.
 In the event that a mechanical pipe cutter or a power tool is not applicable due to restricted
space, away from proper power source, following methods may be used:-
 Oxy – acetylene or propane gas cutting equipment may be used for carbon steel and
grinding to white metal finish afterwards.

4. QUALITY CONTROL PROCEDURE

4.1 Quality Control

 Quality Control shall start from fabrication offsite, delivery, installation until completion.
 Quality Control shall include the following activities:
 Inspection of pipe delivered to site
 Inspection of welding, support and installation

5. SAFETY REQUIREMENT

5.1 Personal Protective Equipment

 Prior to work commencing all plant and equipment to be used will be inspected and confirmed
for used by contractor’s safety representative.
 Tool Box Meeting shall be conducted on a monthly basis.
 Safety briefing shall be conducted prior to the actual work.

5.2 Housekeeping

 The entire working area shall be cleaned daily.


 All garbage, rubbish, paper and sawdust shall be daily cleared from the work site and taken to
the designated dumping area.

3. INSTALLATION OF AIR CONDITIONING UNITS, DUCTING & PIPING WORKS

1.1 Purpose
To ensure that installation of new air conditioning system works and related activities are
executed safely and in accordance with the contract requirements and that all quality
assurance / control activities are conducted in a systematic manner, works are inspected and
conformance is verified and documented.

1. SCOPE OF WORKS

2.1 General Description


This method statement provides the installation guide for air conditioning works compliant
with specifications, guidelines and in accordance to approved construction and shop
drawings.

2.2 Plant & Equipment


The following plant & equipment will be used, where applicable, to facilitate the works:

 Scaffolding/Ladders
 Electrical Hand Drill
 Lighting
 Ventilation Fan
 Hand tools
 Marker Pen
 Personal Protective Equipment.

2.3 Site Planning & Preparation


Permits shall be applied prior to commencement of the works. Before installation works
take place, the following tasks are essential:

 Ensure all materials and shop drawings are approved before works start.
 Make sure correct materials are available.
 Identify and obtain appropriate tools and equipment.
 Identify the location for accessing the new air conditioning units, ducting and piping
area / route.
 Secure working area and set up work-in-progress signs.
 Personnel involved have gone through safety induction course.
 Notify appropriate personnel that work is to start / begin.

2.4 Work Methodology

2.4.1 Installation of Air Conditioning Units, Ducting and Piping

1. Ensure that proper hoarding has been built at the work area if required, site engineer
shall identify the units locations are as per approved construction drawings.
2. Prior to commencement of the new installation works, the workplace shall be
barricaded to avoid other workers access underneath air conditioning units, ducting,
refrigerant and condensate pipes routes.

3. If the works are required higher than 1.8 m from the ground, the workers are required
to use a ladder and use PPE. If the installation works are higher than 3 m from the
ground, scaffolding is required to be properly set up and approved by the Engineer and
ESH department prior to installation.
4. Site Engineers should do site marking of the proposed routing and plinth location for
inspection and approval prior to the works starting.
5. Prior to the installation of the air conditioning units, ducting and pipe works, proceed
with the drilling of the slab for installation of the support rods and brackets.
6. The air conditioning units, ducting and pipes should be handled according to the
handling procedure detailed in the manufacturer’s handling guide and install at
designated location as approved site marking.
7. Ducting, refrigerant pipes and condensate drain pipes joints must be properly sealed
prior to proceeding with the insulation works on those items.
8. Pre-insulated flexible duct and plenum boxes shall be properly connected and in-place
before closing up the ceiling.
9. Ducting, refrigerant pipes and condensate drain pipes are to be protected and wrapped
up at the end of works daily to avoid dust contamination and damage.

2.4.2 Pipe Pressure Test / Leak Test

1. After all the refrigerant pipes and condensate drain pipes have been installed, pipe
pressure test or leak test should be performed prior to the final termination to the air
conditioning units.
2. These tests are to ensure the refrigerant pipes and condensate drain pipe are free from
leakage.
3. Calibrated pressure gauge is used for measuring the pressured gas in the refrigerant
pipe. The refrigerant pipe will be pressurized by Nitrogen gas for 24hours and the
readings recorded. Put test-in-progress signage on the refrigerant pipes.
4. After 24hours, record the pressure gauge reading and get the MEP consultant to verify
and witness the test.
5. For condensate drain pipe, leak test and pipe gradient test shall be performed. Pour
1.5L of water into the drain pipe at the air conditioning units (indoor) location.
6. Prior to pouring the water, get another worker to standby with a pail at the condensate
pipes discharge point.
7. Measure the water coming out from the condensate drain pipe discharge point. Get the
MEP consultant to verify and witness the test.
8. After all the above tests are completed and approved, proceed with the pipes final
termination and all the unused materials, rubbish to be cleared from the site.

2.4.3 Installation of Supply Air and Return Air Diffuser / Grilles

1. Mark the required opening on the ceiling as per approved setting out drawings or
coordination drawings, double check dimensions before cutting the ceiling open.
2. When doing works that are on finished ceilings / walls ensure that all workers wear
gloves and no damage is done to the finishes.
3. Ensure Volume Control Damper (VCD) is provided and in place for every air grille /
diffuser before final termination of air grilles / diffusers.

4. Ensure the position of air diffuser / grilles are approved prior to proceeding with the
installation.
5. Terminate the diffusers to the flexible ducts once the ceiling opening is done.
6. Tighten the diffusers properly ensuring that it is aligned with the ceiling level. Ensure all
points securely fixed and flush with ceiling finishes.
7. If any damage to the ceiling finishes during the installation, the rectification works on the
ceiling finished must be arrange accordingly.
8. After the installation works are complete, all the unused materials, rubbish to be cleared
from the site.

2.4.4 Job Wrap-Up

1. Clean up the job site.


 Prevent development of safety hazards.
 Pick up all equipment and tools after use.
 Store tools, equipment and unused materials properly at the end of the work day.

2. Job Documentation.
 The site engineer shall update the system drawings where appropriate

1. DISMANTLING OF AIR CONDITIONING UNITS, DUCTING AND PIPING WORKS

1.1 Introduction
The scope of works involves the dismantling of existing air conditioning system to
suit a new system design comprising of ductwork, chilled water piping, insulated
condensate drain pipe, valves, control panel, cabling works, grilles, etc.

2. SCOPE OF WORKS

2.1 General Description


This method statement provides the dismantling guide for air conditioning works
complying with specification and in accordance with approved construction shop
drawings

2.2 Plant & Equipment


The following plant & equipment will be used, where applicable, to facilitate the
works:

 Power Generator
 Scaffolding/Ladders
 Electrical Hand Drill
 Lighting
 Ventilation Fan
 Hand tools
 Marker Pen
 Personal Protective Equipment.

2.3 Site Planning & Preparation


Permits shall be applied for prior to commencement of the works. Before
dismantling works take place, the following tasks are essential:

 Ensure that all materials and contract drawings are approved before
dismantling works start.
 Make sure correct materials are in hand.
 Identify and obtain appropriate tools and equipment.
 Identify location for accessing and dismantling the air conditioning units,
ducting and piping.
 Ensure the electrical circuitry can be shut-off and comply with the Clients
approved specification and regulations.
 Determine the staffing required and assign tasks to team members.
 Secure the working area and set up work-in-progress signs.
 Personnel involved have gone through safety induction course.
 Supervisor/Foreman to give SAFETY talks prior to start of work.
 Notify appropriate personnel that work is to start/begin.

 Perform lockout / tagout procedures (where applicable) during dismantling


works to ensure Clients can re-energise the relevant circuit whilst
dismantling is being carried out.
 Communication at site by using walkie-talkie or mobile phones.

2.4 Work Methodology

2.4.1 Dismantling of Air Conditioning Units, Ducting and Piping.

1. Erect hoarding at the working area if requred, the site engineer will identify the
units locations as per approved construction drawings.
2. A field quality control check will be done on the materials to ensure material is
free from any physical defects or damaged for future installation. Any defects
should be reported to the project team.
3. Prior to dismantling works, the electrical circuitry supply to the unit must be
disconnected or isolated and tag with proper warning signs. Use a volt-meter to
verify that the circuit is already isolated before commencing work.
4. If the works are at a height higher than 1.8 m from the ground, the workers are
required to use a ladder and use PPE. If the installation works are higher than 3
m from the ground, scaffolding must be properly set up and approved by the
Engineer and ESH department prior to installation.
5. Proper support will be placed below the air conditioning units, ducting and piping
during the dismantling / unscrewing of the existing support to ensure the units,
duct and piping will not drop down.
6. Isolate the A/C unit chilled water by closing the nearest isolation valves. Then
slowly drain off the chilled water between the A/C unit and isolation valve into a
proper container.
7. Make sure the isolation valves are able to fully isolate the system then start to
dismantle the FCU.
8. Identify the portion of chilled water pipe to dismantle, then freeze the water at
“up stream” of the piping by using liquid nitrogen. Start to drain off the “down
stream” of the pipe and cut the pipe once it is confirmed that there is no more
flow in the piping.
9. Install new isolation valves complete with plug at the piping branch for future
usage.
10. The materials should be handled according to the handling procedure detailed in
the manufacturer’s handling guide and stored at designated areas protected from
weather and construction traffic before the unit is to be re-installed at the new
location as per approved construction drawings.
11. After all the above dismantling works are completed, all the unused materials,
rubbish is to be cleared from the site.

2.4.2 Job Wrap-Up

1. Clean up the job site.


 Prevent development of safety hazards.
 Pick up all equipment and tools after use.
 Collect and dispose of removed sheaths, wire scraps, ducts, piping and pieces
of insulation.
 Store tools, equipment and unused materials properly at the end of the work
day.
2. Job Documentation.
 Group leaders or their designates shall update the system drawings where
appropriate

1. AHU COOLING COIL CLEANING

1.1 Objective
 To chemical clean Air Handling Units cooling coils and replacement of air filter

2. SCOPE OF WORKS

2.1 General Description


This method statement provides the guideline for AHU cooling coil cleaning works complied
with specifications and guidelines

2.2 Plant & Equipment


The following plant & equipment will be used, where applicable, to facilitate the works:

 Transportation
 Clear liquid
 Color pink
 pH Acidic
 Flammability Aqueous Solution ( Non – Flammable )

3. WORK METHODOLY

3.1. Procedure for AHU Cooling Coil Cleaning

 Shut down the system.

 Get good access to the coils.

 Obtain the Risk Assessment for all chemicals to be used and ensure that all staff are
briefed in the safe use and protective wear required.

 Ensure that there is a drip tray under the unit to collect all the chemical used for proper
disposal on completion of the works.

 First apply fresh water by spray on A.H.U coil to be cleaned.

 Then use concentrated or 50% -25% solutions made with water.

 Spray on evaporator / AHU surface to be cleaned with low pressure mechanical pump
or by spraying kit.

 Keep 3-5 minute on surface to be cleaned (don’t allow Chemical to dry) after 3-5
minute wash thoroughly with pressure water through fins.

 Be sure the condensate pan and line are free from blockage before start wet cleaning.

 Use low pressure pump which can deliver around 125 psi and 1/2 gallon/minute to wash
the coil.

 Spray on non-caustic, non-fuming acid and let it sit for 3-5 minutes. The thick foam
clings to the coils, allowing the chemical important “dwell time” to loosen sticky biofilm
deposits.

 Rinse, and repeat if necessary.

 Clean the condensate pan and drain line.

 Replace or clean any filters

 Restart the system.

4. QUALITY CONTROL PROCEDURE

RFI: Request For Inspection form is attached

4.1 Quality Control

 Quality Control shall start from starting cleaning to end


 Quality Control shall include the following activities:
 Material using for cleaning
 Inspection after cleaning

5. SAFETY REQUIREMENT

5.1 Personal Protective Equipment

 Prior to work commencing all plant and equipment to be used will be inspected and confirmed
for use by contractor’s safety representative..
 Safety briefing shall be conducted prior to the actual work.

5.2 Housekeeping

 The entire working area shall be cleaned daily.


 All garbage rubbish and papers and sawdust shall be daily cleared form work site and taken to
the designated dumping area.

1. INSTALLATION OF SPRINKER SYSTEM.

1.1 Purpose
To ensure that the Sprinkler System installation complies with specification and standard
practice.

2. SCOPE OF WORKS

2.1 General Description


This procedure applies to project sites which require the installation of a Sprinkler System
as per approved shop drawing.

2.2 Plant & Equipment


The following plant & equipment will be used, where applicable, to facilitate the works:

 Scaffolding/Ladders
 Electrical Hand Drill
 Hand tools
 Personal Protective Equipment.
 Pipe
 Sprinkler Head
 G.I Fittings

2.3 Site Planning & Preparation


Permits will be applied for prior to commencement of the works. Before installation works
take place, the following tasks are essential:

 Ensure all materials and shop drawings are approved before works start.
 Make sure correct materials are available.
 Identify and obtain appropriate tools and equipment.
 Ensure that pipe sizes follow the size and length specified.
 Ensure that all materials are stored in an appropriate place that is free from wet and
humid conditions.
 Ensure the involved electrical circuitry should be shut-off and complies with the
Clients approved specification and regulations. Tag and lock-out where appropriate.

2.4 Work Methodology

2.4.1 Pre-Delivery Preparation


1. Check shop drawing to ensure that the drawing is endorsed with “Approved for
Construction”.
2. Obtain the delivery schedule and check the site conditions as well as storage capacity
once the purchase order has been issued to the respective supplier.

3. Coordinate with site staffs that are responsible for the overall site installation in order
to avoid unnecessary problems after the material has arrived on site.

2.4.2 Installation Procedure


1. Prior to the installation of the sprinkler system, check and study the system with
reference to the approved shop/coordination drawings.

2. Description of the process of installation is as below :

 Bracketing Work
Prior to the installation of pipe supports and hangers, check and study the piping layout
as well as the size of hanger rods and hanger spacing as specified below:

Plumb the drop in anchor by following the size of rod accordingly. Type ‘A’ bracket will
be used for horizontal pipe installation and for the vertical pipe installation the ‘U’ bolt
clamps attached to the pipe onto a ‘C’ channel bracket.

 Pipe Installation
Apply the Red Oxide undercoat paint and the final red gloss paint to the Black ‘B’ pipes
before they are delivered to the site in order to avoid any paint spillage on site. Any
touchup painting to cut pipe and joints will then be minimal on completion. Screwed
pipe jointing method for pipes of nominal diameter of 50mm and below:
1. Screwed Pipe Joining Method
 Obtain the exact length of the pipe, which is indicated on the shop
drawing. The length of pipe is indicated from one sprinkler point to
another sprinkler point along its range.
 The pipe is cut by using circular disc cutter machine.
 After the pipes have been cut, the cut portion is threaded. The
numbers of pitch of the thread shall not exceed 10 numbers and not
less than 7, ensure during threading, sufficient cooling oil is used to
prevent stripping of threads.
 Line one layer of cotton twine in between the pitch then wrap the pitch
with Teflon Tape or Boss White.
 Guide the malleable cast iron fitting on to the pipe thread. The pipe
shall be firmly held by using a pipe vice while doing the tightening.
 Slowly turn the G.I fitting clock wise by using a pipe wrench till only 2
threads are left visible.
 Hang up the pipe to the confirmed level or fix it to a ‘C’ channel
bracket for vertical installation.

 Prior to welding, the weld surface and adjacent areas up to 25mm from
the weld surface shall be cleaned from all paint, oil, dirt, scale,
galvanizing and other preservatives applied to the pipe or fitting. A steel
brush is used to perform cleaning or a portable grinding machine if
warranted.
 All the pipe ends will be cut using a hand saw / grinding machine in
order to provide the finished groove for welding.
 Tack welds will have 4 points to achieve horizontality (top and bottom
of pipes and both side) before welding pass can be made.
 For the pipe installation the 1st coat of red paint will be apply before the
pipe installation in position.
 Pipe sleeve of one inch diameter larger than the sprinkler pipe will be
installed for the sprinkler pipes that penetrate through brick walls or
beams.

3. Sprinkler Head Installation without ceiling


 Select the sprinkler head according to approved sample
board/catalogue.
 Make sure that the distance of the sprinkler head to the soffit of the
beam are in the range of 75mm to 460 mm. If more than that a short
piece of pipe will need to be installed to get it into the range.
 Wrap the screw joint of the sprinkler head with Teflon tape to prevent
leaking and tighten the sprinkler head into the screw fitting by using
sprinkler wrench

2.4.3 Inspection and Testing


1. A Request for Inspection (RFI) Form will be sent to Resident Engineer or his
representative to jointly witness the quality of the installation by the contractor.
2. While the work is still in progress and once the final work has been done the
inspection by the consultant representative will be carried out to ensure the
conformance of installation work is as per approved work methodology.
3. Testing :
 Pressure Test
1. The entire system requires pressure testing. All ends where the Sprinkler
Heads are located must be plugged-off and all the valves along or in the line
of the test pipeline are fully opened.
2. Install 2 nos. of pressure gauge, one at each end of pipeline.
3. Fill up the pipe with water until it is full.
4. Start to pressurize the pipe with a hand pump.
5. Keep pumping until the pressure gauge reached 5.5 Bar or 1.5 times the
working pressure. If leakage occurs, mark all the leakage points.
6. Drain the test water and repair all the leakage points.
7. Repeat procedure (3) to (6) until no leakage occurs.
8. The test pressure is monitored for 24 hours and the pressure drop shall not
be more than 5% of the test pressure.

2.4.4 Job Wrap-Up

1. Clean up the job site.


 Prevent development of safety hazards.
 Pick up all equipment and tools after use.
 Store tools, equipment and unused materials properly at the end of the work day.

2. Job Documentation.
 The site engineer shall update the system drawings where appropriate

1. INSTALLATION OF LPG PIPING

1.1 Introduction
The following document is the quality control procedure for LPG Services. The
objective of this document is:
 To demonstrate the total quality commitment in implementing, managing and the
execution of the works for this project.
 To ensure that the LPG Services and the welding works of the steel pipes are executed
in accordance with the contractual requirements, applicable engineering codes and
standards, statutory laws, regulations and to the approved shop drawings.

2. SCOPE OF WORKS

2.1 General Description


This section defines the responsibilities and measures to ensure that the steel pipe system is
designed and constructed in accordance to ANSI/ASME B31.8 standards and that the
qualified welders, welding procedures and correct welding materials are used.

2.2 Plant & Equipment


The following plant & equipment shall be used, where applicable, to facilitate the works:

 Scaffolding/Ladders
 Electrical Hand Drill
 Termination and testing Equipment
 Hand tools
 Tagging
 Personal Protective Equipment
 Welding Tools.

2.3 Site Planning & Preparation


Permits shall be applied for prior to commencement of the works. Before installation works
take place, the following tasks are essential:

 Ensure all materials and shop drawings are approved before works start.
 Make sure correct materials are available.
 Identify and obtain appropriate tools and equipment.
 Ensure that all cable coils are arranged accordingly.
 Ensure that all materials are stored in an appropriate place that is free from wet and
humid conditions.
 Ensure the involved work area is properly protected, hoarded and complies with
the Clients approved specification and regulations. Tag and lock-out where
appropriate.

2.4 Application For Installation


All documents once approved shall be submitted to the Authority for approval for
installation.
The authority in this case is Suruhanjaya Tenaga (ST).

2.4.1 Piping Route


Confirm the Piping routes with the Client to ensure the most efficient routes are
utilized and obtain approval from the Consultant engineers at site.

2.4.2 Crossing Utilities within Route


The Sub-Contractor shall be responsible for locating all underground utilities within
the proposed route and to protect such utilities from harm during construction.

2.4.3 Impositions by Main Contractor Agencies


The Sub-Contractor shall comply to all regulations imposed by Main Contractor to
prevent pipeline construction activities from unduly interfering with other
Facilities and Installation

2.5 Work Methodology

2.5.1 General
 Before beginning work a qualified welder and procedure will be reviewed at the site
in terms of the conditions therein and will be enforced during the construction
period.
 All welding equipment must be maintained in good order and condition so as to be
safe and capable of producing high quality welds and the welder shall be qualified to
undertake the welding procedure. No welder shall be permitted to weld on the
pipeline without evidence of current certification for the approved welding
procedure under ASME IX
 Steel pipes, fittings and valves supplied with ends not in accordance with
ANSI/ASMEB31.8 shall be rebelled to meet ANSI/ASME B31.88 standards. Surface
irregularities on steel pipe, which is unsuitable for repair, shall be cut off. All such
repairs shall be made removing a cylindrical pipe section and rebelling. Burrs, small
grooves and notches and excessive rust scale shall be removed from the welding
face with grinding or buffing machine with a flexible disc.

2.5.2 Piping Components


Installation of all piping components such as valves shall conform to and be in
accordance with the design and construction drawings as approved by Suruhanjaya
Tenaga (ST) and the Consultant.
 Pipe Hangers, Supports and Anchors
Piping shall be supported in a substantial and workmanlike manner with pipe hooks,
metal pipe straps, bands, brackets or hangers suitable for the size of piping of
adequate strength and quality and located at proper intervals.

 Pipe Sleeves
Pipe sleeves shall be fitted for pipes passing through floors, walls or any other

partition, and shall generally be one (1) nominal diameter larger than the pipe to be
installed. When pipes pass through floors or firewalls, the space between the pipe
and the sleeve shall be tightly packed with a fire rated sealing material.

 Pipe Threading
Pipe threading is to be performed according to the specifications for threading pipe
as per MS 930:2010. Threading is only to be performed as per connecting the piping
accessories such as valves and regulators.

2.5.3 Welding Sequence


 Pipes are to be supplied with ends beveled as specified in ASME 31.8, but where
pipes must be shortened or the bevel is damaged the end will be re-cut and beveled
to conform to this standard.
 Prior to commencing welding the bevelled end surface will be thoroughly cleaned by
use of a power wire brush.
 The Pipe shall be aligned so that the end gap conforms to that specified, the two
pipe lengths will be parallel and concentric with no more that 1.6 mm misalignment.
 The welding will be performed with the axis of the pipe horizontal wherever
practicable and the pipe or assembly held stationary.
 Hot pass will be started no longer than 5 minutes after completion of root bead.
The filler passes will be started as soon as practical after the previous bead. For
capping the time lapse between each of the passes shall not be more than 30
minutes.

2.5.4 Weld Repair


Welds, which do not meet the Standards of Acceptability, Section 6.0 of ANSI 31.8, shall
be cut out by removing a cylinder of pipe containing the weld or repaired by grinding
out the defective areas and re-welding.

2.5.5 Painting
All exposed sections of the pipeline and metal structure shall be painted with two (2)
coats of approved primer and followed by one (1) coat of surface finish paint. Exposed
piping shall be labeled with ‘GAS’ marked with black spray paint and a distance between
two (2) labels is 10m.The marking shall indicate the direction of the flow of the LPG

2.5.6 Job Wrap-Up

1. Clean up the job site, pick up all equipments, tools, unused materials after use and store
properly at the end of the work day.

2. Job Documentation and update the system drawings shall be carried out accordingly.
