CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS


This contract is made by and between the following;
RIZALINO C. ORAZA, of legal age, Filipino, and a resident of Bolaoen, Bugallon,
Pangasinan, herein referred to as the FIRST PARTY,
-and-
MICHAELA JEZRA V. SALACSACAN & MICO JERALD V. SALACSACAN,
both minors, Filipinos, and represented by their mother JERIZA V. SALACSACAN, of legal
age, Filipino, and a resident of Bolaoen, Bugallon, Pangasinan, herein referred as the SECOND
PARTY,
WTINESSETH:
WHEREAS the FIRST PARTY is the owner of a 1,545 sq. meter portion of a parcel of
land by virtue of sale executed between him and Silvestre A. Rayos Jr. covered by TCT No.
210050, book 1029, page 50 of the Register of Deeds of Pangasinan, particularly described as
follows;
“A parcel of land (Lot 1-C-7-L, of, the subdivision plan, Psd -01-029648, being a
portion of Lot 1-C-7, Psd-01-028924, L.R. Cad. Rec.No._______), situated in the Barangay
Salomague Mun. of Bugallon, Province of Pangasinan, Island of Luzon. Bounded on the NE.
along lines 1-2 by Lot 1-C-7-K; along line 2-3 by Lot-1-C-7-J; along line 3-6 by Lot L-C-7-1
along lines 6-10 by Lot 1-6-7-J; along lines 10-12 by Lot 1-C-6, Psd -01-028924; on the SE.,
along line 12-33 by Lot 1-C-7-M; along line 13-14 by Lot 1-C-7-C. All the subdivision plan on
the SW. 17 by Lot 1-C-7-D….”, with a total area of 7,274 sq. meters
WHEREAS the SECOND PARTY has offered to purchase, and the FIRST PARTY has
agreed to sell a 122 sq. meter portion on the North West of the said 1,545 sq. meter portion of the
above-mentioned property under the terms and conditions below set fort;
NOW THEREFORE, for and in consideration of Php 33,600, the FIRST PARTY agrees
to sell and the SECOND PARTY agrees to buy the aforesaid 122 portion property subject to the
following conditions:
1. That the title will be delivered by the Lot Owner SILVESTRE A. RAYOS JR.
upon signing of this agreement,
2. Upon the transfer of title over a 1,545 square meter portion to the land, the FIRST
PARTY and SECOND PARTY will then have the property subdivided and the 122 square
meters that the latter is to purchase will be determined,
3. Upon segregation of the 122 sq. m. portion subject of this contract, the Deed of
Absolute Sale shall be signed,
4. The FIRST PARTY acknowledges the receipt of the consideration for the sale
which is Php 33,600.00

ACKNOWLEDGEMENT

Before me, a Notary Public for and in the above jurisdiction, this __ day of ______ 2022,

2023/06/19.
JERIZA V. SALACSACAN Unified Multi Purpose ID No. CRN 006-0033-1357-8

known to me to be the same persons who executed the foregoing instrument and
acknowledged before me that the same is their free and voluntary act and deed.
Said instrument refers to a Contract to Sell, consisting of two (2) pages including this
page wherein the acknowledgement is written, and signed by the PARTIES and their witnesses
on each and every page hereof.
